Most of my clients are families moving *up* — very often out of a two-bedroom condo and into their first home with stairs, a garage and a bit of yard. That first step up is usually a townhouse, and the question is always the same: which townhouse actually lives like a house? This one does, for reasons you can see in the photos and a few you can’t:

3. **Three places to be outside.** A back patio with a deck and a patch of artificial turf (no mowing, no mud), a rooftop deck off the primary bedroom, and the common green space and mature trees of Shaughnessy Park beyond the fence.
4. **Bedrooms upstairs, living downstairs.** Three bedrooms and two bathrooms on the upper floor, with a powder room on the main — the layout families actually want.

## The main floor — a fireplace, big windows and a dining area that opens to the patio

The living room is the largest room in the home at about 19’3” × 17’9”, anchored by the updated natural gas fireplace set into a wood-panelled feature wall, with a wide window looking out to the trees. The dining area (about 15’10” × 7’3”) sits across the back of the home with a dark board-and-batten feature wall and French doors straight out to the patio — so on a summer evening, dinner moves outside without anyone carrying plates through the house. Light wide-plank flooring runs throughout the main level.

## The renovated kitchen

The kitchen is a galley layout (about 8’2” × 9’5”) done properly: white shaker cabinetry, white counters and tile backsplash, black hardware and fixtures, stainless appliances including a microwave and dishwasher, and — the detail buyers will notice — a tall navy pantry wall with a lit coffee-bar niche. There’s a small nook (about 5’ × 7’3”) at the end of the dining area for a desk or a reading chair. Fridge, stove, dishwasher, microwave, washer and dryer are included.

## The entry, powder room and laundry

This is the part of the home I think buyers will remember. Step through the French doors and there’s a deck with room for a sectional and a table, a strip of low-maintenance artificial turf that stays green all year, and a privacy fence with mature trees beyond it. Upstairs, the rooftop deck off the primary bedroom is a second outdoor room — morning coffee, or a quiet spot once the kids are in bed. Deck railings were replaced in 2023, and additional deck improvements were completed in June 2026.

From the air you can see what makes the setting work: the complex is wrapped in mature trees, with open lawn behind the homes and the Coquitlam River corridor just to the west.

## Glenwood — the trail, the river and the middle of PoCo

Glenwood is one of Port Coquitlam’s established central neighbourhoods, with a mix of detached homes and townhouse communities on mature, tree-lined streets, and the Coquitlam River along its edge. The reason people stay is the location: downtown PoCo and Leigh Square are about a 6-minute drive, Coquitlam Centre about 10, and the Traboulay PoCo Trail runs right past this complex along the river.

### The Traboulay PoCo Trail and the Coquitlam River

The City of Port Coquitlam describes the **Traboulay PoCo Trail** as a **25-kilometre route that encircles the community** on a loop of gravel and paved paths, used on foot, by bike and even on horseback, through forest, creek, riverfront and marsh. The Coquitlam River section follows the river right beside Shaughnessy Park, and **Coquitlam River Park** is about 700 metres away — roughly a 9-minute walk along the trail. - **Port Coquitlam townhomes:** benchmark **$847,200**, down 7.5% from a year earlier. There were 13 sales against 62 active listings, and homes that sold averaged 39 days on market.
- **Glenwood townhomes:** benchmark **$838,600**, down 6.2% year over year, with 8 active listings in the neighbourhood.

At $849,900 — about **$567 per square foot** of living space — this home is priced close to both benchmarks. The benchmark describes a typical townhouse, not this one, and it doesn’t know about a renovated kitchen, three updated bathrooms, 2023 windows or a rooftop deck; those are the things you weigh when you compare it against the other townhomes on the market this fall. It’s a market with more choice and more time for buyers than a year ago, which is exactly when a finished home in a small complex tends to stand out. ## What the numbers look like for a buyer

- **Minimum down payment.** For an insured mortgage in Canada, the minimum is 5% of the first $500,000 and 10% of the portion above it. At $849,900 that is **$59,990**, subject to lender approval and qualification.
- **Property transfer tax.** BC’s tax is 1% of the first $200,000 and 2% of the balance up to $2 million — about **$14,998** at this price. ## Who this home fits

**The family moving up from a condo.** This is the classic first step up: three bedrooms on one floor, a garage instead of a parkade, a yard the kids can use without a trip to the park, and a strata fee that still covers the grounds. If you own a condo now, the sale of your current home and the timing of this purchase are the real work — that’s most of what I do.

**The first-time buyer who wants more than a condo.** At this price you’ll need about $60,000 down, and a qualifying first-time buyer gets a partial property transfer tax exemption. What you get for it is a finished, updated townhouse with outdoor space and a garage.

**The downsizer.** If you’re leaving a detached house in the Tri-Cities but want to keep a garage, a garden and a trail at the door, this gives you that with the exterior maintenance handled by the strata. The trade-off is stairs — the bedrooms are on the upper floor.

**The commuter.** Lougheed Highway is a few minutes away, the PoCo West Coast Express station is about an 8-minute drive, and Coquitlam Central (SkyTrain and West Coast Express) is about 11.

Who it’s probably *not* for: someone who needs one-level living, a double garage or a large lawn of their own. This is a two-storey townhouse in an established 1980s complex, and its appeal is that it’s been thoughtfully updated rather than new.

## What I’d verify before writing an offer

I tell every buyer the same thing, including on my own listings: confirm what matters to you during your subject period rather than assuming.

1. **The strata documents.** Two years of minutes, the depreciation report, the financials, the contingency reserve fund balance and any special levies passed or proposed. On a 1982 wood-frame complex, read the roof, envelope and window history closely — and confirm what the 2023 and 2026 exterior work covered and who paid for it.
2. **The bylaws** on pets, rentals and renovations, if any of those matter to you.
3. **The parking.** Which stall is the second space, and how visitor parking is managed.
4. **The decks and patio.** Whether they’re limited common property, and who is responsible for their upkeep.
5. **Insurance.** The strata’s deductibles, and the cost of your own policy.
6. **Your first-time buyer eligibility** and the exact partial exemption amount, with your lawyer or notary.
7. **School catchment**, with the SD43 school locator.
