## Why this penthouse stands out

Most of my clients are families moving up to a bigger home, and a fair number of them are the parents of those families — people leaving a house they have owned for twenty or thirty years and asking whether a condo can actually feel like home. This is the unit I show them, because it answers the three objections I hear most: *no outdoor space, no separation, no ceiling height*.

1. **A 484 sq ft rooftop terrace.** The floor plan gives its overall extent as 27’4” × 24’3” and its measured area as 484 sq ft; it is private to this home and reached by your own staircase. The photos show it set up with a dining table, a lounge and sun loungers, with room to spare.
2. **Two more balconies.** The two bedroom balconies measure 82 and 83 sq ft. That gives the home three separate outdoor spaces, each opening off a different room.
3. **A proper second storey.** The upper floor is a 10’9” × 14’ office/den with its own ceiling height, a door to the terrace and a staircase between you and the rest of the home. Work from home without working from the dining table.
4. **Ten-foot ceilings and full-height glass.** The main floor ceiling height is 10’0”, and the windows run floor to ceiling around the living space. The view takes in Westwood Plateau, the Burrard Inlet and the city skyline.

## The main floor — living, dining and a kitchen built for hosting

You come in through a foyer with a closet and the staircase to the upper floor on your right. The living room (13’5” × 13’5”) sits in the corner of the glass, with the dining room (12’8” × 7’) beside it along the window wall and a 9’2” × 4’10” flex area beyond that — the staging uses it as a reading nook, but it would take a desk or a sideboard just as easily. The kitchen (8’10” × 15’2”) runs along the inside wall so the island faces the view. Hardwood floors run throughout the main living areas, and the ceiling height is 10 feet.

## The upper floor and the rooftop terrace

Up the stairs is an office/den measuring 10’9” × 14’ with 8’3” ceilings, on a 216 sq ft upper floor, with its own windows, a spot for a wet bar or a coffee station, and a door onto the terrace. It works as an office, a media room, a guest space or a studio — the point is that it is a separate floor, and the terrace belongs to it. The terrace itself is 484 sq ft, open to the sky, with sightlines to the mountains on one side and the tower cluster on the other. The aerial photos show it clearly: a private roof deck above the top floor of the building.

The measured floor plan prepared for this listing breaks down as **1,125 sq ft on the main floor and 216 sq ft on the upper floor — 1,341 sq ft of interior area** — plus a 484 sq ft rooftop terrace and two balconies of 82 and 83 sq ft, or **649 sq ft of outdoor space**. Those add to 1,990. I’m setting both numbers out so you can see exactly what you’re comparing when you put this beside another listing, and I’d encourage any buyer to measure independently if the figure matters to the decision. What I’d point out on the plan: the bedrooms are at the two ends of the main floor with the living space between them, every principal room is on the glass, and the upper floor is entirely yours — office inside, terrace outside.

Grand Central 2 is the Intergulf concrete tower at 2968 Glen Drive, completed in 2012, one of the Grand Central group of towers on Glen Drive one block west of Pinetree Way. From the top floor the sightlines run north to Westwood Plateau and the mountains behind it, west over the Town Centre towers, and out toward the Burrard Inlet. ## Coquitlam Town Centre — what’s within a walk

2968 Glen Drive sits on Glen Drive, one block west of Pinetree Way and about 450 metres from Coquitlam Centre. This is the part of Coquitlam that was planned around not needing a car for the daily errands, and from this building that promise holds: the mall, the library, two SkyTrain stations, the aquatic centre and the cultural centre are all within about an 11-minute walk, and Lafarge Lake is about 15. For a downsizer coming from Burke Mountain or Westwood Plateau, that is the biggest change in daily life — and, in my experience, the one people are most surprised to enjoy.

### SkyTrain: two stations on foot

**Lincoln station** is about 550 metres away — roughly an **8-minute walk** down Pinetree Way — and **Lafarge Lake–Douglas**, the end of the line, is about 750 metres, or 11 minutes. Both are on the Millennium Line, which runs west toward Burnaby and Vancouver. If you are choosing between here and a detached home up the hill, the honest comparison is that the drive to the station from Burke Mountain takes longer than the walk from this front door. The nearest SD43 schools are **Glen Elementary** (3064 Glen Drive, about an 11-minute walk up the same street) and **Pinetree Secondary** (3000 Pinewood Avenue, about 19 minutes on foot), which offers Honours and AP programming — confirm current offerings with the school. ## What $1,199,900 is buying — and where it sits in the Coquitlam market

Greater Vancouver REALTORS® put Coquitlam’s August 2026 benchmark prices at **$646,100 for an apartment, $987,900 for a townhouse and $1,599,100 for a detached house**. This home is priced above the townhouse benchmark and about $400,000 below the detached benchmark — which is the right way to think about it, because it is not competing with the typical Coquitlam apartment. A benchmark apartment is a one- or two-bedroom on a single floor with one balcony; this is 1,341 sq ft inside on two floors, with three outdoor spaces including a 484 sq ft rooftop terrace. The buyer who fits it is usually deciding between this and a townhouse or a smaller detached home, not between this and another condo. I’ll also say plainly that this is a buyer’s market for Coquitlam apartments right now: in August there were 203 new apartment listings against 59 sales, and a sales-to-active ratio of about 10 per cent. Buyers have choice and time, and a home with a layout this specific waits for its specific buyer. That is why it is still available, and it is also why a well-prepared buyer is in a good position here. The numbers that go with the price:

- **Minimum down payment.** For an insured mortgage, the minimum is 5% of the first $500,000 and 10% of the portion above that. At $1,199,900 that is **$94,990**, subject to lender approval and qualification. Buyers putting down 20% or more ($239,980) avoid mortgage insurance altogether.
- **Property transfer tax.** BC’s PTT at this price is 1% of the first $200,000 and 2% of the remainder: **$21,998**. The first-time buyer exemption does not reach this price band, and as a resale home there is no GST.
- **Monthly carrying costs before the mortgage.** The strata fee is $660.80 a month and includes hot water, and 2025 property taxes were $4,657.12 — about $388 a month. Together, roughly **$1,050 a month**. Your mortgage professional will add those to the payment when qualifying you.

## Who this home fits

**The downsizer from a Coquitlam, Burke Mountain or Westwood Plateau house.** You want to stop maintaining a roof, a lawn and a driveway, but you are not ready to give up outdoor space, a separate office or the feeling of a two-storey home. This home keeps all three — and you walk to the mall and the SkyTrain instead of driving. **The couple who work from home.** Two people, two offices: one upstairs with a door and a terrace, one in the flex area or the second bedroom. Nobody takes a call from the kitchen.

**The buyer who has been touring view condos across the Tri-Cities** and keeps coming back to single-floor plans with one balcony. This one lives differently — the staircase, the den and the terrace are what make it a home rather than a unit.

**The host.** A 484 sq ft terrace with a dining table and a lounge, an island with seating and a wine fridge, and a building with an outdoor pool and an amenity floor. Summer at this address is outdoors.

**The investor.** BC’s November 2022 amendments to the Strata Property Act removed strata rental-restriction bylaws; age restrictions of 55+ were retained. Bylaws on short-term rentals and on pets can still apply, and the “with restrictions” wording on the listing refers to those. Read the current bylaws and confirm with the strata and your lawyer.

Who it’s probably *not* for: a family who needs three bedrooms on one floor, or anyone who wants a brand-new building with a concierge. This is a well-kept 2012 concrete tower with a strong amenity package, and this particular home adds the outdoor space and the extra floor.

## What I’d verify before writing an offer

I tell every buyer the same thing, including on my own listings: confirm what matters to you during your subject period rather than assuming.

1. **The strata documents.** Two years of minutes, the depreciation report, the financials, the contingency reserve fund and any special levies passed or proposed. On a 2012 concrete tower the items to read closely are the building envelope and window systems, the elevators, the roof membrane and the amenity facilities.
2. **The rooftop terrace and balconies** — how they are designated (limited common property or otherwise), who is responsible for the membrane and the railings, and what the bylaws allow on them.
3. **Air conditioning.** It is allowed with strata approval; if you plan to install it, read the approval process and any conditions before you commit.
4. **The bylaws** on pets, rentals and renovations, if any of those matter to you.
5. **The parking and locker assignments** — which stalls, and whether they are limited common property, assigned or leased.
6. **Insurance.** The strata’s deductibles, and the cost of your own condo policy.
7. **The 2026 property tax notice**, since the figure above is for 2025.
8. **School catchment**, if it matters to you, with SD43’s locator.
