# Sold Above Asking: How 102E–3655 Shaughnessy Street Drew 40 Groups, 5 Offers and a Backup Offer

A Glenwood townhome, a young family with two small children, and a plan built around one weekend of open houses. Here's how the sale came together, why we lined up a backup offer the day after accepting the first one, and why that mattered four days later.

Quick Answer

102E–3655 Shaughnessy Street, Port Coquitlam sold on October 8, 2026 for $865,000, $15,100 (1.8%) over its $849,900 asking price. We staged the home with the family's own furniture, held every showing in two weekend open houses, welcomed 40 buyer groups and received five offers . The day after accepting the best one, I secured a backup offer . Four days later the first buyer's financing fell through, and the sale moved straight to the backup buyer instead of going back on the market.

## The home

Shaughnessy Park is an established 32-home townhouse community in Port Coquitlam's [Glenwood neighbourhood](https://soldbycraig.ca/glenwood-port-coquitlam-guide/). This two-storey home had been thoughtfully updated: a renovated kitchen with updated appliances and pantry storage, refreshed flooring, an updated natural gas fireplace, all three bathrooms redone including the primary ensuite, custom closet organizers, three barn doors, French doors and in-suite laundry.

Outside, there's a back patio with low-maintenance artificial turf and a rooftop deck. Windows, doors, gutters and deck railings were replaced in 2023, with more deck work and work on the adjoining garage wall in June 2026. For buyers, a list of recent big-ticket work like that answers a lot of questions before they're asked.

## The plan: timing, staging and a family-friendly schedule

I first connected with the sellers in early September. After talking through their goals and the market, we set the launch for the third week of September, aiming for what we expected would be a stronger stretch of the fall market.

We professionally staged the home using the family's existing furniture, adding a few carefully chosen accents, simplifying the spaces and depersonalizing where needed. The goal was a warm, inviting home for buyers without disrupting daily life for a family with two young children. You can see the result in the [pre-sale tour of the home](https://soldbycraig.ca/blog/102e-3655-shaughnessy-street-port-coquitlam-townhouse-glenwood/).

The showing plan mattered just as much:

- Monday: signs went up and started drawing attention right away.

- Tuesday: the listing went live.

- Friday: professional cleaners came in, so the family only had to get the home ready once.

- Saturday and Sunday, 2 to 4 PM: every showing happened in two open houses instead of being spread through the week.

- The following Tuesday, 6 PM: offers were presented, giving buyers time to do their homework and put their best foot forward.

Forty buyer groups came through over those two afternoons. Bringing everyone through in the same window created a busy, competitive atmosphere. I explain when this approach works, and when it doesn't, in [do you always need an open house?](https://soldbycraig.ca/blog/do-you-always-need-an-open-house-tri-cities-2026/)

## Offer night: five offers, and terms as well as price

On Tuesday evening we had five offers. After reviewing each one carefully, we negotiated and accepted an offer above our asking price. Just as important, we secured completion and possession dates that worked for my sellers. Price always matters, but the terms of an offer can be worth as much as a slightly higher number, so we looked at the whole picture. More on that in [how multiple offers work in BC](https://soldbycraig.ca/bidding-war-multiple-offer-strategy-bc/).

## The backup offer that kept the sale on track

I wasn't prepared to leave anything to chance. The day after accepting the first offer, I kept talking with the other interested buyers and secured a strong backup offer, with flexibility built in to protect my sellers and keep their options open. With financing conditions still uncertain for some buyers, it was a layer of protection worth having.

Four days later, that preparation paid off: the first buyer's financing fell through. Normally that means going back to market, booking new showings and losing momentum. Because the backup offer was already signed, we moved straight to it. Subjects were removed and the home sold.

## What sellers can take from this sale

- Plan before the sign goes up. Launch timing, staging and the showing schedule were all decided before the listing went live.

- Protect your family's routine. Concentrated open houses meant the home only had to be show-ready once, not every day.

- Weigh the terms, not just the price. The dates in the accepted offer suited the sellers' next move.

- Plan for the deal falling apart. A backup offer costs little to arrange and can save weeks if the first buyer's financing fails.

## Frequently asked questions

### What did 102E-3655 Shaughnessy Street sell for?

It sold on October 8, 2026 for $865,000, which is $15,100 (1.8%) over the $849,900 asking price. Craig Johnston represented the sellers.

### How many offers did the Shaughnessy Street townhome receive?

Five offers, after 40 buyer groups came through two weekend open houses. Offers were presented on the Tuesday evening after the open houses.

### What is a backup offer?

A backup offer is a second accepted contract that only takes effect if the first accepted offer collapses. Here the first buyer’s financing fell through four days after acceptance, and the sale moved straight to the backup buyer without going back on the market.

### Was the home staged?

Yes. It was professionally staged using the family’s own furniture, with a few added accents, simplified spaces and some depersonalizing, so it looked its best without disrupting daily life.

### What did the strata fee cover at Shaughnessy Park?

The strata fee was $448.16 a month and covered garbage pickup, gardening, management and snow removal. Shaughnessy Park is a 32-home townhouse community in Glenwood, Port Coquitlam.
