## Burnaby benchmark prices by home type.

Burnaby borders Coquitlam to the west. All nine benchmarks are lower than a year ago.

Burnaby or the Tri-Cities?

## How Burnaby compares with Coquitlam.

Both figures come from the same Greater Vancouver REALTORS® benchmark table for the same month, so the difference is a fair like-for-like gap for a *typical* home. “Above” means Burnaby’s benchmark is higher than Coquitlam’s; “below” means it’s lower. For the lifestyle side — commute, schools, lot sizes — read [Coquitlam vs Burnaby](/coquitlam-vs-burnaby/).
| Home type | Burnaby | Coquitlam | Difference vs Coquitlam |
|---|---|---|---|
| Burnaby North · Detached | **$1,808,500** | $1,584,400 | $224,100 above |

Moving up to the Tri-Cities

## From a typical Burnaby home to the next step up in the Tri-Cities.

If you own in Burnaby and you’re weighing more space in Coquitlam, Port Moody or Port Coquitlam, this table compares the typical Burnaby home with the typical next step up in each Tri-Cities city. Both sides come from the same Greater Vancouver REALTORS® benchmark table for the same month, so the gap is like for like. “More” means the Tri-Cities home’s benchmark is higher; “less” means it’s lower.
| Move | Typical Burnaby home | Coquitlam: difference | Port Moody: difference | Port Coquitlam: difference |
|---|---|---|---|---|
| Burnaby North condo → Tri-Cities townhouse | **$662,400** | $314,200 more | $278,500 more | $171,900 more |
| Burnaby North townhouse → Tri-Cities detached home | **$880,400** | $704,000 more | $1,023,100 more | $360,200 more |
| Burnaby South condo → Tri-Cities townhouse | **$723,000** | $253,600 more | $217,900 more | $111,300 more |
| Burnaby South townhouse → Tri-Cities detached home | **$942,100** | $642,300 more | $961,400 more | $298,500 more |
| Burnaby East condo → Tri-Cities townhouse | **$708,100** | $268,500 more | $232,800 more | $126,200 more |
| Burnaby East townhouse → Tri-Cities detached home | **$857,900** | $726,500 more | $1,045,600 more | $382,700 more |

This is the gap between two *typical* homes, not a quote. Your own sale price and the home you choose set the real number, and property transfer tax on the purchase, selling costs and moving costs come on top. The [move-up guide](/coquitlam-move-up-guide/) walks through the order of steps, [sell first or buy first?](/sell-first-or-buy-first-in-coquitlam/) covers the timing, and the [cost of selling](/what-it-costs-to-sell-coquitlam/) and [buying costs](/coquitlam-closing-costs-guide/) guides cover the rest.

What this means for you

## The numbers are the same for everyone. What you do with them isn’t.

### If you’re selling

Benchmarks here are lower than a year ago, so last year’s sale on your street is not this year’s price. Buyers check the most recent comparable sales; a price set from them gets seen, a price set from memory tends to sit.

[Get my Equity Map →](#equity-map)

### If you’re buying

With prices below a year ago, you can take time to compare — but the well-priced homes in good locations still go first. Get pre-approved, know your ceiling, and judge each home against recent sales, not its list price.

[Ask me a question](#ask)

### If you’re moving up

Selling one home and buying the next is easier to plan than it looks: what matters most is the gap between your sale and your purchase. I’ll map both sides — your likely sale range and what the next home costs — before you commit to either.

Living in Burnaby vs the Tri-Cities

## Schools and transit: what changes if you move.

### Schools

Burnaby is in **School District 41 – Burnaby**. Coquitlam, Port Moody and Port Coquitlam are in **School District 43 – Coquitlam**, so a move between them means a new school district. Catchments are set address by address: check the exact address with the district before you buy.

[SD43 catchment lookup →](/coquitlam-schools/)

### Getting around

The Millennium Line runs from VCC–Clark in Vancouver through Burnaby to Lafarge Lake–Douglas in Coquitlam, so Burnaby and Coquitlam share one SkyTrain line.

Your address, priced by a person

## Want the number for your actual home? Get your Equity Map.

The benchmark tells you where your neighbourhood stands. Your Equity Map tells you where *your home* stands: a one-page, written read built from recent comparable sales and the active competition around your address, and what you’d walk away with after costs. I prepare every one myself — not an algorithm — and usually send it within 24 hours (business days).

- A likely sale range from recent comparable sales near your address

- What’s listed against you right now — the homes buyers will compare yours with

- Estimated net proceeds after selling costs

- An optional 20-minute call to walk through it — a reply within 24 hours, often sooner, to book

No obligation, no auto-listing, no surprise calls. [How the Equity Map works →](/home-evaluation/)

How I help

## Most of my work is in the Tri-Cities. Here’s how I’d help in Burnaby.

The benchmark tells you which way Burnaby is moving. A price for an actual home comes from the sales around it, and that’s the work I do for every client, wherever the home is:

-

### Read the direction

Start with this month’s benchmark and its 12-month change for your home type, so every decision is made against the market as it is now.

-

### Pull the right comparables

Recent sales of homes genuinely like yours, plus what’s listed right now — the homes buyers will compare yours with.

-

### Measure what makes yours different

Paired-sale analysis: comparing sales that differ by one feature to see what that feature is actually worth.

-

### Put it in writing

A one-page Equity Map with a likely sale range and your net after costs, usually within 24 hours, and a 20-minute call if you want to walk through it.

Who’s behind the numbers

## Sourced numbers, read by a Tri-Cities local.

I’m Craig Johnston. I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. The question I hear most from homeowners is simple: *what’s happening to prices in my neighbourhood?* It deserves a straight, sourced answer — not a guess dressed up as an algorithm. That’s why these reports only show what the real estate boards actually published, and why the number for your own address is one I prepare myself.

“We had a fantastic experience working with Craig on the purchase of our first home in Coquitlam. He was incredibly friendly and responsive, always quick to answer our messages and questions. Throughout the process, he took the time to walk us through each step so my partner and I always knew exactly what was going on and what to expect next. Craig also gave us honest, helpful opinions on properties we were considering, which really helped guide us toward a place we love. On top of that, he connected us with a great broker and lawyer, making the whole process feel seamless. We're so happy in our new home and couldn't have done it without him. Highly recommend Craig to anyone buying a home!”

Questions answered straight

## Burnaby market report: your questions, answered.

The questions people ask most about these numbers.

**What is the benchmark price of a detached home in Burnaby?**

In September 2026, the detached benchmark was $1,808,500 in Burnaby North (−9.2% over 12 months); $1,894,600 in Burnaby South (−10.3% over 12 months); $1,694,900 in Burnaby East (−6.7% over 12 months). The benchmark is the value of a typical detached home, not an average sale price.

**Why is Burnaby split into North, South and East?**

That’s how Greater Vancouver REALTORS® reports it. There’s no single published Burnaby benchmark, so this report shows all three areas rather than inventing an average.

**Where do these Burnaby numbers come from?**

From the MLS® Home Price Index table in Greater Vancouver REALTORS®’ monthly Stats Package. Every figure is read from the published report and checked automatically against it before the page is updated; nothing is estimated.

**How often is the Burnaby report updated?**

Monthly, once the board’s full set of reports for the previous month has been published.

**Is the benchmark what my home is worth?**

No. It describes a typical home and is designed to track direction consistently. Lot, condition, layout and your exact street can put a real home well above or below it. For your address, request an Equity Map — I prepare it myself from recent comparable sales.

**Why is there no sales-to-active ratio for Burnaby?**

The monthly package I use for these areas gives sales against *new* listings, which is a different measure from the sales-to-active ratio on my Tri-Cities reports. Rather than show two different ratios that look the same, I leave it out here.

**Can you help me buy or sell in Burnaby?**

Most of my business is in Coquitlam, Port Moody and Port Coquitlam. If you’re buying or selling in Burnaby, [book a 20-minute call](/book-a-strategy-call-with-craig-johnston/) and we’ll talk through your plans.
