College Park · Port Moody

# College Park — west Port Moody’s mix of townhomes, older condos and hillside houses.

College Park is the residential hillside on Port Moody’s west side, between St. Johns Street and the Coquitlam boundary along Clarke Road. It offers a wide range of entry points — strata townhouse complexes, low-rise apartments, detached homes, and Portwood’s first new condo building on Cecile Drive — with a direct bus link to two SkyTrain stations.

Quick answer · What is College Park, Port Moody?

College Park is a residential area on Port Moody’s west side, uphill from St. Johns Street and running south toward Coquitlam’s Burquitlam area along Clarke Road. Greater Vancouver REALTORS® reports it as the “College Park PM” sub-area, which also takes in listings on Cecile Drive, Seaview Drive and Westhill Place. In September 2026 the benchmark (typical-home) prices were $1,386,100 detached, $778,000 townhouse and $414,800 apartment — all below the Port Moody-wide figures. TransLink route 180 runs through the neighbourhood between Moody Centre Station and Burquitlam Station. Seaview Community School (K–5) is on Cecile Drive; confirm any address’s catchment with the SD43 School Locator.

The market read

## College Park in September 2026.

College Park is one of the few Port Moody sub-areas where Greater Vancouver REALTORS® (GVR) reports all three property types — detached, townhouse and apartment. That alone tells you something: this is a mixed neighbourhood, not a single-product suburb.

Port Moody detached benchmark

City-wide, for comparison (−8.4% YoY).

A benchmark is GVR’s price for a *typical* home in an area — not an average of what sold. That matters here, because College Park’s sales counts are small. In September 2026 there were 2 detached sales against 16 active listings, 3 townhouse sales against 9 listings, and 1 apartment sale against 9 listings. With only a handful of sales per type, a single unusual sale can swing the monthly picture, so read these as direction, not precision.

Here is how the three segments compare with Port Moody as a whole:

- **Detached:** the College Park benchmark is $517,400 below the city-wide detached benchmark of $1,903,500. The sales-to-active ratio was 12.5%, which GVR’s usual thresholds put in a balanced market.

- **Townhouse:** $162,900 below the Port Moody townhouse benchmark of $940,900. The ratio was 33.3% — a seller's market reading, but on just 3 sales.

- **Apartment:** $261,400 below the Port Moody apartment benchmark of $676,200. Ratio 11.1%, a buyer's market on paper.

The gaps reflect what is actually here — the size, age and location of the homes GVR models — not a discount on an identical home. According to the City’s own plan, most of the housing in College Park was built in the last 40–50 years, so building age is part of every comparison.

## Port Moody homes for sale — including College Park.

This search covers all of Port Moody. To focus on College Park, zoom the map to the west side — Cecile Drive, Seaview Drive, College Park Way and the Clarke Road corridor — or draw your own boundary. Listings near the edges may be reported in Glenayre or Port Moody Centre instead, so always check the sub-area on the listing. Questions on any home? [Book a 20-minute call with Craig](/book-a-strategy-call-with-craig-johnston/).

How to use this search

- **Set your area.** Type a city or neighbourhood — Vancouver, Burnaby, Coquitlam, the North Shore, Surrey, the Fraser Valley — or draw an area right on the map.

- **Choose a property type.** Detached house, townhouse, condo / apartment, or land.

- **Dial in the details.** Price range, beds, baths, square footage and year built.

- **Save your search.** Get alerted the moment a new listing matches your criteria — often before it reaches the public portals.

Prefer I run it for you? [Book a strategy call](/book-a-strategy-call-with-craig-johnston/) and I’ll set up a custom alert dialled to your exact criteria.

Where it is

## Where College Park is — and why the name means two things.

College Park sits on the west side of Port Moody, on the slope that rises south of St. Johns Street and the Barnet Highway. Clarke Road is its main north–south route: heading south, it climbs toward Coquitlam’s Burquitlam neighbourhood and Burquitlam SkyTrain Station. To the west is Glenayre, at the foot of Burnaby Mountain. To the east is Moody Centre, with the station, the Brewers Row strip and Rocky Point Park.

The name is used two ways, and it is worth knowing both before you search.

- **The City’s map.** Port Moody’s Official Community Plan, *Port Moody 2050* (adopted April 28, 2026), groups four west-side neighbourhoods together: College Park, Harbour Heights, Glenayre and Seaview. It treats Seaview — the Cecile Drive, Seaview Drive and Clarke Road area — and the Woodland Park redevelopment site as their own planning areas.

- **The MLS® map.** Greater Vancouver REALTORS® uses a single sub-area, “College Park PM”, for most of this part of the city. MLS® listings on Cecile Drive, Seaview Drive, Westhill Place, Cardiff Way and parts of Glenayre Drive are reported as College Park PM. So are the condos in Umbra, the first phase of Portwood, at 1209 Cecile Drive.

In practice, when an agent or a listing says “College Park,” they usually mean the GVR sub-area. That is the version this guide uses, and it is what the market numbers above measure. If a specific street matters to you, check the sub-area printed on the listing. The boundary with Glenayre and Port Moody Centre runs street by street.

Street names give the area its feel. Several follow a university theme — College Park Way, Princeton Avenue, Harvard Drive, McGill Drive, Yale Road and Cambridge Way — which is the easiest way to tell you are in the original College Park subdivision rather than next door.

What you can buy

## Four kinds of home, four different buying decisions.

The City describes this part of Port Moody as “predominantly residential,” with “a mix of single detached homes, townhouses, and apartments,” and says most of the housing was built in the last 40–50 years. On the ground, that means four distinct products. Each one needs a different checklist.

Detached homes

Houses spread through the neighbourhood’s hillside streets. The benchmark was $1,386,100 in September 2026. The real variables are renovation level, slope and suite potential. Under the new OCP, some lots may also have redevelopment potential.

Strata townhouses

A common family choice here. Complexes such as those on Westhill Place, Seaview Drive and Cardiff Way date from different decades. One Westhill Place listing shows a 1973 build year, and that complex shares a pool and exercise room. Benchmark: $778,000.

Resale apartments

Low-rise apartment buildings in a neighbourhood the City says was mostly built in the last 40–50 years. The benchmark was $414,800, against $676,200 for Port Moody as a whole. That makes College Park one of the lower-priced ways into a Port Moody strata. The trade-off is building age, so the strata documents matter more than the finishes.

New construction: Portwood

Edgar Development’s Portwood is replacing the 1960s Woodland Park rentals off Cecile Drive. Its first condo phase, Umbra (1209 Cecile Drive), is reported in College Park PM, with completion estimated for early 2027. Buying here is a presale or assignment decision, and that comes with a different rulebook.

Who College Park suits

## Who tends to do well buying here.

**The first Port Moody address.** If you want a Port Moody mailing address and SD43 schools but the city’s station-area condos and townhomes are a stretch, College Park’s apartments and townhouses are a natural place to start. The $414,800 apartment benchmark and $778,000 townhouse benchmark put it below the $677,900 and $1,086,100 GVR reports for Port Moody Centre.

**The condo owner moving to ground-oriented living.** A townhouse with a small yard on a quiet complex road is the classic College Park move-up from a one-bedroom. The question to answer early is whether the complex’s age and reserves fit how long you plan to stay.

**The commuter who works west or south.** College Park is on the Burnaby side of Port Moody. Barnet Highway runs west along the inlet into Burnaby, and Clarke Road runs south to Burquitlam. Route 180 connects both Moody Centre and Burquitlam stations, which is unusual for a neighbourhood this residential.

**The detached buyer who wants Port Moody without Heritage Mountain pricing.** The College Park detached benchmark ($1,386,100) sits well under Heritage Mountain’s ($1,933,800) and Heritage Woods’ ($2,099,800). You give up the east-side setting, and you gain proximity to the Burnaby side.

**The long-horizon owner.** The new OCP points parts of this area toward gentle densification and, on specific Seaview sites, low- and mid-rise buildings. If you are buying for ten-plus years, that can cut both ways: more neighbours and construction nearby, and potentially more land value for some lots. Read the section on what is changing before you commit.

Daily life

## Schools, parks, transit & the commute.

### SD43 schools

**Seaview Community School** is a K–5 public school at 1215 Cecile Drive, in the middle of the area. To the west, **Glenayre Elementary** (K–5) offers both English and Early French Immersion, according to SD43. Which elementary, middle and secondary school a home is assigned to depends on the exact address. Catchment lines here split street by street, so I don’t publish a blanket “catchment ladder” for College Park. Check every address in the [SD43 School Locator](https://www.sd43.bc.ca/Schools/Locator/Pages/default.aspx) before you write an offer.

### Parks & trails

**Westhill Park** (203 Westhill Place) is the neighbourhood’s main park. The City lists a playground, walking track, pickleball courts, outdoor pool, outdoor fitness equipment, a sports box with a basketball court, a fenced off-leash area at the north end and an entrance to the Rotary Trail. **Seaview Park** (1255 Cecile Drive), next to the school, has a playground and picnic table. For the waterfront, Rocky Point Park and the Shoreline Trail are in Moody Centre, to the east along St. Johns Street.

### SkyTrain & transit

TransLink’s **route 180** is the neighbourhood bus. It runs from Lougheed Station through Burquitlam Station, up Clarke Road, then along Glenayre Drive, Princeton Avenue, Washington Drive, College Park Way and Cecile Drive, and down St. Johns Street to **Moody Centre Station**. Moody Centre is served by the Millennium Line and the West Coast Express commuter train, so one bus gets most College Park streets to two rail lines. Check TransLink’s current schedule for frequency.

### Commute & access

By car, Barnet Highway is the route west toward Burnaby and Vancouver, and St. Johns Street leads east into Moody Centre. Clarke Road connects south to Burquitlam and Coquitlam’s Como Lake area. The OCP notes some existing commercial development on Clarke Road and designates a small neighbourhood-commercial site at Clarke Road and Seaview Drive. Portwood’s plan adds retail and a grocery store, and Moody Centre’s St. Johns Street shops are to the east.

What’s changing

## The new OCP, Seaview and Portwood — what they mean for owners.

College Park is not standing still. Three things shape its next decade, and each affects buyers and sellers differently.

### 1. Port Moody 2050 and small-scale multi-unit housing

Port Moody adopted its new Official Community Plan on April 28, 2026. For College Park, Harbour Heights, Glenayre and Seaview, the plan says the lower-density, ground-oriented character “shall generally be retained.” It expects gentle densification mainly through small-scale multi-unit housing (SSMUH) — forms such as secondary suites, duplexes, triplexes, quadplexes and townhouses — and notes that existing lot patterns are likely to stay. For most detached owners, that means more options on their own lot over time, not towers next door.

### 2. Seaview’s designated sites

Seaview is the exception. The OCP maps specific Seaview sites for multi-residential buildings, a meaningful change for those streets:

- Up to three storeys on Evergreen Drive (200–345), at 20–40 Seaview Drive, and on an area of lots east of Glenayre Drive.

- Up to six storeys at 1031–1089 Cecile Drive, along the south side of Clarke Road and Mount Royal Drive, on the rest of Seaview Drive and Bedard Crescent (subject to a consolidation plan), on the Charles Street cul-de-sac, and in the block bounded by Highview Place, Clarke Street, Charles Street and Clarke Road.

- Neighbourhood commercial, up to six storeys with shops or offices below homes, at 201–203 Seaview Drive and 910–916 Clarke Road.

An OCP designation is a long-range land-use plan, not zoning. A developer still needs a rezoning, and the plan adds conditions such as protecting Melrose Creek and other watercourses. Still, if you own or are buying on one of these streets, the designation can change who your buyer is and what the land is worth. Check it before pricing or making an offer.

### 3. Portwood (the former Woodland Park)

The biggest change is Portwood, Edgar Development’s master-planned community on the 23-acre Woodland Park site off Cecile Drive. Council adopted it in December 2021. The plan calls for about 2,053 homes, including below-market and market rentals, built in phases over many years. The OCP sets building heights from six storeys to a maximum of 12 (more in selected areas through a density transfer), and requires two new parks, Cecile Bend and The Hub, totalling at least 0.81 hectares. In 2026 the project’s lender took its three *future* phases into a court process. Umbra and the below-market rental buildings already under construction were excluded. I keep the details current in my [Portwood guide](/blog/portwood-port-moody-edgar-community/).

For nearby owners, Portwood means years of construction traffic and a much larger population on Cecile Drive. It also brings new parks, trails and neighbourhood shops within walking distance. For buyers, it means new-build condos next to older resale stock, which gives you a real comparison but also more competition when you sell.

One more item in the plan: the Suncor lands, beside several of these neighbourhoods, are a Special Study Area. The OCP lists possible future uses from residential and commercial to clean industrial. Nothing is decided, but it is worth watching if you are buying nearby.

| Port Moody (city) | $1,903,500 | $940,900 | $676,200 |

### College Park vs Glenayre

These are next-door neighbours, and some Glenayre Drive addresses are even listed in College Park PM. GVR reports only a detached benchmark for Glenayre, which sits closer to Burnaby Mountain. Its benchmark ($1,217,000, on 1 sale) compares with College Park’s $1,386,100 (on 2 sales) in September 2026. At those sample sizes, the order can flip month to month. College Park adds townhouse and apartment options, which GVR does not report for Glenayre. [Read the Glenayre guide →](/glenayre-port-moody-guide/)

### College Park vs Moody Centre

Moody Centre has the station, Brewers Row and the waterfront. You pay for that: the Port Moody Centre apartment benchmark was $677,900 against College Park’s $414,800. If walkability to rail is the priority, Moody Centre wins. If space for the money is the priority, College Park usually does. [Read the Moody Centre guide →](/moody-centre-real-estate-guide/)

### College Park vs Suter Brook & Klahanie

Suter Brook and Klahanie are planned condo-and-townhouse communities on the far side of Moody Centre, near Inlet Centre and Rocky Point. They are built around walkability and shops. College Park is the quieter, more car-and-bus alternative on the west side. [Suter Brook guide](/suter-brook-village-guide/) · [Klahanie guide](/klahanie-port-moody-guide/)

### College Park vs Heritage Mountain

Heritage Mountain is the family area on Port Moody’s east side, with a detached benchmark of $1,933,800. College Park’s detached benchmark is $1,386,100. You trade the Heritage Mountain setting for a lower entry price and quicker Burnaby access. [Read the Heritage Mountain guide →](/heritage-mountain-coquitlam-guide/)

Buying & selling here

## How I’d approach a College Park purchase or sale.

### If you’re buying

- **Decide the product before the street.** Detached, townhouse, older apartment or Portwood new build are four different budgets and risk profiles. Pick one, then compare within it.

- **Read the strata like a contract, because it is one.** For any townhouse or apartment, ask for the Form B information certificate, two years of minutes, the depreciation report, the bylaws and the current budget. In older complexes, upcoming work on roofs, envelopes, piping or the pool shows up there first, and it can be paid by special levy.

- **Check the OCP map for the address.** If the home is on one of the Seaview sites designated for three- or six-storey buildings, know that before you buy. It can mean construction next door, or a future assembly offer for you.

- **Confirm schools by address, not by area.** Run it through the SD43 School Locator and save a screenshot with your offer paperwork.

- **Price from comparable sales, not the benchmark.** With only a handful of sales a month per property type, the benchmark is context only. I pull recent sales in the same complex or on the same street pattern, adjusted for condition, and give you a written one-page plan within 24 hours of our call.

- **For Umbra or a Portwood assignment,** have a lawyer read the disclosure statement and assignment clause. See my [presale and assignment rules guide](/coquitlam-presale-assignment-rules/) and the [Portwood update](/blog/portwood-port-moody-edgar-community/).

My clients also get daily MLS®-filtered alerts set to their exact criteria. In a sub-area this size, seeing a new listing on day one matters.

### If you’re selling

- **Know your real comparables.** A College Park townhouse is compared with others in its own complex first, then with similar-age complexes nearby. A detached home is compared by condition and lot, not by the area-wide number.

- **Have the strata package ready on day one.** Buyers of older units ask early, and a complete package (Form B, minutes, depreciation report) shortens conditions and keeps deals together.

- **Know your OCP designation.** On a designated Seaview site, your likely buyer pool may include more than end users. It is worth understanding before you list.

- **Present the transit and commute story.** Route 180 to two SkyTrain stations, the West Coast Express and Barnet Highway access are College Park’s practical selling points. Say so plainly in the listing.

If you want a number first, my [20-minute home-evaluation (Equity Map) call](/home-evaluation/) or the [Port Moody home-value page](/whats-my-home-worth-in-port-moody/) is the place to start.

Decision framework

## Is College Park the right fit?

### College Park is a strong fit if…

- You want a Port Moody address at a lower entry price than the station areas.

- You’re comfortable with older strata buildings and will do the document homework.

- You commute toward Burnaby, Vancouver or Burquitlam.

- You want park access at Westhill and a K–5 school in the neighbourhood (confirm catchment).

- You see the OCP and Portwood changes as an upside, not a nuisance.

### College Park may be less ideal if…

- You want to walk to SkyTrain, shops and the waterfront every day — look at Moody Centre or Suter Brook.

- You’re set on the east-side family areas — look at Heritage Mountain and Heritage Woods.

- You want no construction nearby for the next decade — Portwood and the Seaview sites make that unlikely.

- You need a specific school — catchments split by street, so the address decides.

FAQ

## College Park — the questions buyers actually ask.

**Where exactly is College Park in Port Moody?**

College Park is on Port Moody’s west side, on the hillside south of St. Johns Street and the Barnet Highway, with Glenayre to the west, Moody Centre to the east and Coquitlam’s Burquitlam area to the south along Clarke Road. On MLS® it is the “College Park PM” sub-area, which also covers listings on Cecile Drive, Seaview Drive and Westhill Place. The City’s plan splits the same ground into College Park, Seaview and the Woodland Park (Portwood) site.

**What does a typical College Park home cost right now?**

In September 2026, Greater Vancouver REALTORS® put the College Park PM benchmark at $1,386,100 for a detached home, $778,000 for a townhouse and $414,800 for an apartment. A benchmark is a typical home, not an average sale, and only a handful of homes sell here each month, so price any specific home from recent comparable sales.

**Why is the College Park apartment benchmark so much lower than Port Moody’s?**

The College Park apartment benchmark ($414,800) is $261,400 below the Port Moody figure ($676,200). The benchmark models the typical apartment in each area, so the gap reflects the size, age and location of what is here rather than a discount on an identical unit. The City notes most College Park housing was built in the last 40–50 years. With 1 apartment sale in the month, treat the number as a rough guide.

**Which schools serve College Park?**

Seaview Community School, a K–5 SD43 school, is at 1215 Cecile Drive in the neighbourhood, and Glenayre Elementary (K–5, English and Early French Immersion) is just west. Catchments here split street by street, and middle and secondary assignments depend on the address, so look up any home in the SD43 School Locator before you buy.

**Can I get to SkyTrain from College Park without a car?**

Yes. TransLink route 180 runs through College Park on Glenayre Drive, Princeton Avenue, Washington Drive, College Park Way and Cecile Drive. One direction goes to Moody Centre Station (Millennium Line and West Coast Express). The other goes via Clarke Road to Burquitlam Station and Lougheed Station. Check TransLink for current frequency.

**Is Portwood part of College Park?**

For MLS® purposes, yes: condos in Umbra, Portwood’s first phase at 1209 Cecile Drive, are listed in the College Park PM sub-area. The City’s plan calls the site Woodland Park and treats it as its own planning area, with buildings from six to 12 storeys (more in selected areas) and two new parks. The project’s future phases went into a court process in 2026. Umbra and the below-market rental buildings were excluded.

**Does the new Port Moody OCP allow more density in College Park?**

Some. Port Moody 2050 (adopted April 28, 2026) says the ground-oriented character of College Park, Harbour Heights, Glenayre and Seaview should generally be retained, with gentle change through small-scale multi-unit housing. Specific Seaview sites, including parts of Cecile Drive, Seaview Drive, Clarke Road and Charles Street, are designated for buildings of up to three or six storeys. A designation is not zoning; a rezoning is still required.

**Is College Park a buyer’s or seller’s market?**

It depends on the property type, and the samples are small. In September 2026, sales-to-active ratios pointed to a balanced market for detached homes, a seller's market for townhouses and a buyer's market for apartments. With so few sales per type, one month’s reading can reverse the next, so look at the last few months for your exact product.
