# Lincoln Park, Port Coquitlam — north-east PoCo’s established detached pocket, explained straight.

Lincoln Park is the Greater Vancouver REALTORS® neighbourhood that MLS® lists as “Lincoln Park PQ” — the north-east side of Port Coquitlam, bordered by Coast Meridian Road and built around Prairie Avenue and Cedar Drive. It is mostly older detached houses on single-family lots, with very few townhomes and no apartment benchmark of its own. Cedar Drive Elementary, three city parks with Cedar Drive addresses and the Hyde Creek Nature Reserve are all part of everyday life here. This guide covers where it is, what the houses are, schools, parks, the commute, the latest GVR numbers and how to buy or sell well. Written by a 47+ year Tri-Cities resident with Royal LePage Elite West.

The market read

## Lincoln Park in September 2026.

Greater Vancouver REALTORS® (GVR) publishes Lincoln Park detached and townhouse benchmarks in the neighbourhood tables of its monthly REALTOR® Report. A benchmark is the price of a “typical” home with a fixed set of features — it is not the average of what sold. Lincoln Park is small: in September 2026 the table rests on 2 detached sales and 0 townhouse sales, so these figures can move a lot from one month to the next. Read them beside the citywide Port Coquitlam numbers, never on their own.

The map

## Where Lincoln Park actually is.

Lincoln Park is a GVR real estate sub-area, not a city-drawn neighbourhood, and GVR doesn’t publish its edges street by street. So treat the outline below as a working description and confirm any specific address on the MLS® listing itself.

Lincoln Park sits on the north side of Port Coquitlam, on the east side of Coast Meridian Road. Prairie Avenue is the east–west street that ties it together, and Cedar Drive is the north–south spine: it runs north from Prairie Avenue past Cedar Drive Elementary and Evergreen Park toward Victoria Drive, with the DeBoville Slough access at its north end. MLS® listings filed under “Lincoln Park PQ” have included addresses on Cedar Drive, St. Thomas Street, Prairie Avenue and Coast Meridian Road itself.

The neighbours matter for pricing. Birchland Manor, a separate GVR sub-area, sits to the south-west; Oxford Heights is the north-central pocket on the other side of Coast Meridian; and the Hyde Creek Nature Reserve and Hyde Creek Recreation Centre are close by, near Coast Meridian Road. Toward the east, the houses give way to open land on the way to the Pitt River.

One naming trap: Lincoln Park has nothing to do with [Lincoln Station](/lincoln-station-homes-for-sale/), the Millennium Line SkyTrain stop by Coquitlam Centre. Buyers mix the two up in searches all the time. Lincoln Park is a Port Coquitlam residential pocket with no SkyTrain station of its own.
| Landmark | Address | Why it matters |
|---|---|---|
| Cedar Drive Elementary & Cedar Drive Park | 3150 Cedar Drive | SD43 K–5 school with a 22,242 m² park: baseball diamonds, soccer fields, public washroom. |
| Evergreen Park | 3500 Cedar Drive | Full-size soccer field, baseball diamond, tennis and basketball courts, playground, washrooms. |
| DeBoville Slough access | 4080 Cedar Drive | The north end of Cedar Drive — a trailside access point with a public washroom. |
| Hyde Creek Nature Reserve | 1457 Lincoln Drive | About 54 hectares (539,110 m²) of reserve with walking trails. |
| Hyde Creek Recreation Centre | 1379 Laurier Avenue | Pools, water slide, gym, fitness room, squash and racquetball, youth centre. |
| Minnekhada Middle | 1390 Laurier Avenue | The closest SD43 middle school to Lincoln Park. |
| Sun Valley Park | 3700 Hamilton Street | Outdoor public pool, splash park and baseball diamond. |

Who Lincoln Park is for

## Four buyers Lincoln Park suits.

Every neighbourhood is a trade. Lincoln Park’s trade is an established detached house with a real yard, parks on the same street and a lower benchmark than the city as a whole — in exchange for older homes, a car-first daily routine and no rapid transit at the door. If one of these four sounds like you, the rest of this page is the playbook.

01

### The yard-first buyer

You want a detached house on a single-family lot and you’d rather renovate an older home than pay for new construction. In September 2026 Lincoln Park’s detached benchmark sat $145,700 below the citywide Port Coquitlam figure — a small-sample number, but a real reason to look here.

02

### The suite or build-out buyer

Port Coquitlam now allows more homes on single-family lots under B.C.’s small-scale multi-unit housing rules, plus detached accessory dwellings. Older houses on standard lots are exactly the stock that rule change was written for. You’re buying the lot as much as the house.

03

### The outdoors-every-day family

Two Cedar Drive parks with ball diamonds and soccer fields, an elementary school on the same street, Hyde Creek’s trails and pools close by, and an outdoor pool at Sun Valley Park. Kids’ sport and after-school life stays local.

04

### The east-side commuter

You drive to Pitt Meadows, Maple Ridge or the industrial areas of south Port Coquitlam. From the north-east side, Lougheed Highway and the Pitt River Bridge are close, and the Coast Meridian Overpass crosses the rail yard to the south side of the city.

The housing stock

## What you’re actually buying in Lincoln Park.

Lincoln Park is a resale neighbourhood of older detached houses. Very little of it is new, and that is both the opportunity and the homework.

The area was built out from the 1950s onward, and the houses that come up for sale reflect that: post-war ranchers and family homes from the 1960s through the 1980s. Some have been extensively updated and others are close to original, so two houses of the same age on the same block can be completely different products. A smaller number of rebuilt and newer homes sit among them. Townhomes are scarce — GVR showed 1 active Lincoln Park townhouse listing(s) in September 2026 — and the REALTOR® Report carries no Lincoln Park apartment benchmark at all.

That age profile shapes how you should buy. Inspections matter more here than in a 10-year-old subdivision: roof age, drainage around the foundation, the electrical panel, original plumbing and any past renovations all deserve a hard look. If a house has a suite, ask whether it was built with permits; it affects insurance, financing and what you can safely count as rental income.

The zoning is the other half of the value. B.C.’s 2023 housing legislation required cities to allow small-scale multi-unit housing on most single-family lots. In Port Coquitlam that means up to three units on lots of 280 m² or less and up to four on lots larger than 280 m², and the City also permits a detached accessory dwelling (a coach or laneway home) of up to 90 m² on qualifying lots. Every lot is different — frontage, lane access, servicing, covenants and nearby watercourses all change what’s practical — so treat the rules as a starting point and confirm a specific property with the City. My [multiplex, suite and laneway rules guide](/multiplex-and-suite-rules-tri-cities/) walks through the detail.

Who it’s *not* for: buyers who want a brand-new house with a warranty (look at [Burke Mountain](/burke-mountain/) across the municipal line), condo buyers who want to walk to the West Coast Express (that’s [downtown Port Coquitlam](/downtown-port-coquitlam-guide/)), or anyone who needs SkyTrain at the door.

The price ladder

## What each home type in Lincoln Park looks like on paper.

Lincoln Park’s own GVR benchmarks sit beside the citywide Port Coquitlam numbers for September 2026. Use the Lincoln Park column to see where the pocket sits relative to the city; use the citywide column as the steadier trend line.
| Home type | Lincoln Park benchmark | Port Coquitlam benchmark | What it means here |
|---|---|---|---|
| Detached homes | $1,094,900 · −11.8% YoY · 2 sales | $1,240,600 · −8.5% YoY | The core of the neighbourhood: older detached houses on single-family lots, priced house by house on condition, updates and suite potential. |
| Townhomes | $797,100 · −10.2% YoY · 0 sales | $834,300 · −7.8% YoY | Thin supply. With no sales in the month, the Lincoln Park townhouse figure is a model estimate, not a reflection of recent deals. |
| Apartments | No Lincoln Park benchmark | $550,000 · −9.0% YoY | Lincoln Park isn’t a condo market. Apartment buyers who want this side of the city usually compare downtown Port Coquitlam. |

Read the detached numbers carefully. Lincoln Park’s benchmark was $145,700 below the citywide detached benchmark and −11.8% year over year, against −8.5% for Port Coquitlam as a whole. With 2 sales and 14 active listings, the pocket’s detached sales-to-active ratio was 14.3%, which reads as a balanced market on GVR’s usual rule of thumb (under 12% favours buyers, over 20% favours sellers). Two sales can flip that read next month. What it does tell you is that buyers currently have choice and time, and sellers need to price from real comparable sales rather than last year’s headlines.

Daily life

## Four things that shape life in Lincoln Park.

Lincoln Park is quiet and residential, so daily life is defined by what’s close: the Cedar Drive parks, Hyde Creek, the recreation centre and the summer pool.

01 · The Cedar Drive parks

### Fields at the end of the street.

Cedar Drive Park shares its site with Cedar Drive Elementary and has baseball diamonds and soccer fields. Evergreen Park, further up Cedar Drive, adds a full-size soccer field, a diamond, tennis and basketball courts and a playground. For a family, that’s two sets of fields without crossing a major road from much of the pocket.

02 · Hyde Creek

### A salmon creek next door.

The Hyde Creek Nature Reserve covers roughly 54 hectares with walking trails. Volunteers with the Hyde Creek Streamkeepers, formed in 1996, run a hatchery and education centre there that opened in 2005, raising coho and chum salmon in partnership with the City and Fisheries and Oceans Canada.

03 · Hyde Creek Recreation Centre

### Pools and gym, year-round.

The City’s Hyde Creek centre on Laurier Avenue has a lap pool, leisure pool, river run and water slide, plus a gymnasium, weight room, squash and racquetball courts, studios and a youth centre. The pool closes for a few weeks of annual maintenance most late summers, so check the City’s notices.

04 · Summer & the slough

### Outdoor pool and water’s-edge walks.

Sun Valley Park has an outdoor public pool and a splash park for the warm months. At the north end of Cedar Drive, the DeBoville Slough access leads to trails along the water, and the City’s 25 km [Traboulay PoCo Trail](/blog/traboulay-poco-trail-port-coquitlam/) loop passes the Hyde Creek Recreation Centre.

Getting around

## Errands, transit and the drive.

Lincoln Park is a car-first neighbourhood with a useful bus link. Here is how the everyday trips actually work.

### Bus & rail

TransLink’s **173 Cedar / Coquitlam Central Station** community shuttle runs along Prairie Avenue and Cedar Drive and connects to **Port Coquitlam Station** (West Coast Express) and **Coquitlam Central Station** (Millennium Line SkyTrain and West Coast Express). Check TransLink for current times before you count on it for a daily commute.

### Driving

Coast Meridian Road takes you south to **Lougheed Highway**. East on Lougheed, the **Pitt River Bridge** leads to Pitt Meadows and Maple Ridge. South, the **Coast Meridian Overpass** (opened 2010) crosses the Canadian Pacific rail yard to Kingsway Avenue and Broadway Street on the south side of the city.

### Shopping & errands

Big-box shopping is in the **Dominion Triangle** retail area off Lougheed Highway, which includes a Walmart. Downtown Port Coquitlam’s **Shaughnessy Street** covers city hall and independent shops, and Coquitlam Centre is a longer drive west.

### Day-to-day reality

Most errands mean a short drive rather than a walk. In exchange, the streets are residential and quiet, the parks are close, and you aren’t living on top of a commercial strip. Families who value the yard and the fields usually make that trade happily; buyers who want to walk to coffee usually don’t.

## Lincoln Park vs Oxford Heights vs Citadel Heights vs downtown.

Most Lincoln Park buyers also look at one of these three. All benchmarks below are from the GVR REALTOR® Report neighbourhood tables for September 2026; every one of them rests on a handful of sales, so use them for direction, not decimals.

The playbook

## How to buy — and sell — in Lincoln Park.

Older detached neighbourhoods reward preparation. The same five or six points decide most deals here.

### Buying in Lincoln Park

- **Confirm the sub-area and the school.** Check the listing says “Lincoln Park PQ” and run the address through the SD43 locator before you get attached.

- **Price the house, not the postcode.** With so few sales a month, the benchmark is a guide. I price from accurate comparable sales — matched on age, updates, lot and suite — not from a neighbourhood average.

- **Inspect for age.** Book a thorough inspection and ask for permits on any suite, addition or major renovation.

- **Check the lot’s potential.** If you’re paying for future suite, coach-house or multiplex potential, confirm frontage, lane access, covenants and servicing with the City first.

- **Get alerts early.** I set clients up with daily MLS®-filtered alerts so a well-priced Lincoln Park house doesn’t slip past while you’re at work.

### Selling in Lincoln Park

- **Start from real comparables.** In a balanced detached market, overpricing costs you time. A 20-minute [Equity Map call](/home-evaluation/) shows what the nearest true comparables actually support.

- **Document the updates.** Roof, windows, panel, plumbing, furnace — dates and receipts turn “older home” into “updated home” in a buyer’s mind.

- **Show the lot, not just the house.** Yard, lane, parking and suite potential are a large part of the value for the buyers this pocket attracts.

- **Get the suite paperwork straight.** Permitted or not, be clear and accurate; it affects buyer financing.

- **Sequence the move.** If you’re buying next, plan the sale and purchase together. After a free strategy call you get a written one-page plan within 24 hours.

Want a number for your own house first? Start with [what’s my home worth in Port Coquitlam](/whats-my-home-worth-in-port-coquitlam/), or [book a 20-minute strategy call](/book-a-strategy-call-with-craig-johnston/) and I’ll respond the same day.

Decision framework

## Is Lincoln Park actually the right fit?

Reading these two columns honestly saves time, stress and expensive second-guessing.

### Lincoln Park is a strong fit if you’re…

- Looking for a detached house with a usable yard below the citywide detached benchmark.

- Comfortable updating an older home, or buying one that’s already been done.

- Interested in a suite, coach house or small multiplex down the road.

- A family that wants fields, an elementary school and Hyde Creek close by.

### Lincoln Park may be less ideal if you want…

- New construction with a warranty — look at [Burke Mountain](/burke-mountain/).

- A condo you can walk to the train from — [downtown Port Coquitlam](/downtown-port-coquitlam-guide/) serves that better.

- SkyTrain at the door — Lincoln Park relies on bus links to Coquitlam Central.

- Larger, newer detached homes on the hill — compare [Citadel Heights](/citadel-port-coquitlam-guide/).

Who’s writing this

## Why 47+ years in the Tri-Cities matters in Lincoln Park.

I don’t live in Lincoln Park, and I won’t pretend to. I’ve lived in the Tri-Cities for 47+ years and watched north Port Coquitlam’s older detached pockets go through cycle after cycle. In a neighbourhood like this, the price is decided by the details — which updates are real, what the lot can become, how a house compares with the two or three genuinely similar sales — and that’s the work I do for buyers and sellers.

Quick answer

What is Lincoln Park, and who is it for?

Lincoln Park (“Lincoln Park PQ” on MLS®) is an established neighbourhood on the **north-east side of Port Coquitlam**, east of Coast Meridian Road and built around **Prairie Avenue and Cedar Drive**. It is mostly older detached houses on single-family lots, with few townhomes. **Cedar Drive Elementary**, Cedar Drive and Evergreen parks, and the **Hyde Creek Nature Reserve and Recreation Centre** are close by. GVR’s Lincoln Park detached benchmark was **$1,094,900** in September 2026 on 2 sales, against **$1,240,600** for Port Coquitlam as a whole. It suits yard-first buyers, families who want parks on the street, and buyers interested in suite or multiplex potential. Written by Craig Johnston, REALTOR® V99960, Royal LePage Elite West.

FAQ

## Lincoln Park — the questions buyers actually ask.

**Where is Lincoln Park in Port Coquitlam?**

On the north-east side of the city, east of Coast Meridian Road. Prairie Avenue runs through it east–west, and Cedar Drive runs north from Prairie Avenue past Cedar Drive Elementary and Evergreen Park toward Victoria Drive and DeBoville Slough. Birchland Manor is to the south-west, and the Hyde Creek Nature Reserve is close by. GVR doesn’t publish exact street boundaries, so check that a listing’s sub-area reads “Lincoln Park PQ”.

**What does a typical Lincoln Park house cost right now?**

GVR’s Lincoln Park detached benchmark was $1,094,900 in September 2026, −11.8% year over year and $145,700 below the citywide Port Coquitlam detached benchmark of $1,240,600. A benchmark is a typical-home price, not an average, and this one rests on only 2 sales, so individual houses can land well above or below it depending on condition, updates and lot.

**Which schools serve Lincoln Park addresses?**

Lincoln Park is in SD43. Cedar Drive Elementary (K–5) is nearby at 3150 Cedar Drive, the closest middle school is Minnekhada Middle on Laurier Avenue, and Terry Fox Secondary (grades 9–12) is at 1260 Riverwood Gate. Catchments split street by street, so confirm the exact address in the SD43 School Locator before buying.

**Is Lincoln Park near Lincoln SkyTrain Station?**

No. Lincoln Station is a Millennium Line SkyTrain stop beside Coquitlam Centre in Coquitlam. Lincoln Park is a separate residential pocket in north-east Port Coquitlam. From Lincoln Park, the 173 Cedar community shuttle connects to Port Coquitlam Station and Coquitlam Central Station, where you can board SkyTrain or the West Coast Express.

**Can I add a suite, coach house or fourplex on a Lincoln Park lot?**

Often, yes, but it depends on the lot. Under B.C.’s small-scale multi-unit housing rules, Port Coquitlam allows up to three units on lots of 280 m² or less and up to four on larger lots, and detached accessory dwellings up to 90 m² on qualifying single-family lots. Frontage, lane access, servicing, covenants and nearby watercourses all affect what’s practical, so confirm a specific property with the City before you pay for potential.

**What is there for kids near Lincoln Park?**

Cedar Drive Park has baseball diamonds and soccer fields; Evergreen Park adds a full-size soccer field, a diamond, tennis and basketball courts and a playground. The Hyde Creek Recreation Centre has pools, a water slide, a gym and a youth centre, Sun Valley Park has an outdoor pool and splash park, and the Hyde Creek hatchery runs public education programs.

**Is Lincoln Park a buyer’s or seller’s market?**

In September 2026, Lincoln Park had 2 detached sales against 14 active detached listings, a sales-to-active ratio of 14.3%, which reads as a balanced market. Citywide, Port Coquitlam detached homes read as a balanced market. With so few sales, the Lincoln Park read can change quickly, so check the current month before you set a price or an offer strategy.

**How does Lincoln Park compare with Oxford Heights?**

Both are established north-side Port Coquitlam pockets of mostly detached homes. In September 2026, Lincoln Park’s detached benchmark was $1,094,900 and Oxford Heights’ was $1,214,900, both on small samples. Oxford Heights sits on the other side of Coast Meridian toward Burke Mountain; Lincoln Park is further east around Prairie Avenue and Cedar Drive, closer to Hyde Creek and the Cedar Drive parks.

## Where these facts come from.

Market figures are the Greater Vancouver REALTORS® REALTOR® Report neighbourhood tables (Lincoln Park PQ) and Port Coquitlam benchmarks for September 2026, released October 2, 2026; the sales-to-active ratio card uses the GVR Stats Centre.
