# Mary Hill, Port Coquitlam — the south-side hill above the rivers, explained straight.

Mary Hill is Port Coquitlam’s south side: an established, mostly detached neighbourhood on the hill south of downtown, with the Mary Hill Bypass and the Fraser River below it and ƛ̓éxətəm Regional Park (formerly Colony Farm) on the Coquitlam River close by. Greater Vancouver REALTORS® reports it as two neighbourhoods, Mary Hill and Lower Mary Hill, and this guide covers both: the houses, the schools and the French Immersion pathway, the PoCo Climb and the river trails, the commute, current benchmark prices, and how to buy or sell here. Written by a 47+ year Tri-Cities resident whose team was ranked in Royal LePage’s Top 2% nationwide, 2023–2025.

The market read

## Mary Hill in September 2026.

Greater Vancouver REALTORS® (GVR) publishes separate benchmark prices for Mary Hill and Lower Mary Hill in its monthly REALTOR® Report neighbourhood tables. A benchmark is the price of a “typical” home with set features, not an average of what sold. Both neighbourhoods trade on only a handful of sales a month, so the numbers below can move noticeably from one month to the next. Read them alongside the steadier citywide Port Coquitlam figures.

Who Mary Hill is for

## Four buyers Mary Hill suits.

Every neighbourhood is a trade. Mary Hill trades newer construction and walk-everywhere convenience for established detached streets, trails at the edge of the neighbourhood, a French Immersion school inside it, and a fast road out to Highway 1. If one of these four sounds like you, the rest of this page is the playbook.

01

### The detached-first buyer

You want a house, not a strata, and you want it in an established neighbourhood. In September 2026 GVR’s Mary Hill detached benchmark was $25,800 below the Port Coquitlam citywide figure, and Lower Mary Hill’s was $73,600 below. Small samples, but a useful starting point.

02

### The trail-and-river household

You walk, run or ride. The City’s PoCo Climb stairs lead up into Mary Hill from Shaughnessy Street, and a crossing links them to ƛ̓éxətəm Regional Park and the Traboulay PoCo Trail. The outdoors here is a few minutes on foot, not a drive.

03

### The French Immersion family

École Mary Hill Elementary is one of SD43’s Early French Immersion host schools, and the district lists École Pitt River (6–8) and École Riverside (9–12) as Early French Immersion middle and secondary schools. Entry is through SD43’s application process, not automatic by address.

04

### The commuter heading west

The Mary Hill Bypass (Highway 7B) runs along the Fraser below the neighbourhood to the Cape Horn Interchange, where it meets Highway 1 and Highway 7. If your work is toward Burnaby, Surrey via the Port Mann, or anywhere on the freeway, this is one of the more direct starting points in PoCo.

Where it is & what’s here

## The lay of the land, and what you’re actually buying.

Mary Hill is the residential hill on Port Coquitlam’s south side. Know three edges and you know the neighbourhood: downtown PoCo to the north, the Mary Hill Bypass and the Fraser River to the south, and the Coquitlam River and ƛ̓éxətəm Regional Park close by to the west.

The City’s PoCo Climb shows how much of a hill it is: the stairs start at 1500 Shaughnessy Street and rise from about 5 metres above sea level to 75 metres at Western Drive. Western Drive and Eastern Drive are the streets at the top of the Climb, and the City points visitors to both for parking. Some homes near the edges look out over the Coquitlam River flats or toward the Fraser; most are ordinary residential lots on quiet streets. I won’t promise a view anywhere until I’ve stood in the house.

**Mary Hill vs Lower Mary Hill.** GVR reports two separate neighbourhoods here, and that matters because each has its own benchmark. In everyday speech people call the whole area “Mary Hill.” On MLS®, Lower Mary Hill is the lower-lying part of the area at the foot of the hill, and Mary Hill is the upper part. The board’s line between them doesn’t always match what a resident would draw. When you compare a listing to the numbers on this page, check which of the two it is filed under. I can confirm it for any address.

**The housing.** The history of Highway 7B describes Mary Hill as a residential area developed in the early 1960s, and the streets still show it. This is a detached-house neighbourhood first. You’ll find houses from that first build-out, homes that have been renovated over the decades, and newer houses built on older lots. GVR also tracks a townhouse benchmark for Mary Hill, so there is some attached housing, but in September 2026 only 4 townhouse listings were active. GVR publishes no apartment benchmark for either Mary Hill neighbourhood. If you want a condo, use the citywide Port Coquitlam apartment benchmark of $550,000 as your reference.

**Why the age of the house matters more than the street.** In a neighbourhood built out over sixty years, two houses on the same block can be very different purchases. One may have its original wiring, plumbing and drainage. The one next door may have been rebuilt to current code. That gap shows up in the price, the inspection and your first five years of maintenance. Your offer needs to account for it.

**Who it’s not for:** buyers who only want new construction (look at [Burke Mountain](/burke-mountain/) or the newer streets of [Citadel Heights](/citadel-port-coquitlam-guide/)), buyers who want to walk to the West Coast Express and Shaughnessy Street shops ([downtown Port Coquitlam](/downtown-port-coquitlam-guide/) does that better), and anyone who needs to run errands without a car.

The price ladder

## What each home type in Mary Hill is benchmarked at.

These are GVR benchmarks for September 2026: the price of a typical home, not a prediction of what any one house will fetch. The neighbourhood figures rest on very few sales. Treat them as direction, and price a real house from its comparable sales.
| Home type | GVR benchmark (September 2026) | What it typically buys | Best fit |
|---|---|---|---|
| Detached · Mary Hill | $1,214,800 · −11.1% YoY · 3 sales | A house on the upper streets of the hill, closer to the PoCo Climb, Skyline Park and the trail links. The mainstay of the neighbourhood. | Families moving up from a townhome or condo who want a yard and an established street. |
| Detached · Lower Mary Hill | $1,167,000 · −9.7% YoY · 2 sales | A house on the lower, flatter streets at the foot of the hill. GVR’s benchmark here sat below both Mary Hill and the citywide figure in September 2026. | Buyers who want a detached house in PoCo at the lower end of the city’s detached range. |
| Townhouse · Mary Hill | $815,400 · −8.7% YoY · 0 sales | Limited attached supply. The neighbourhood address and schools without the upkeep of a whole house. | Downsizers staying in the area, and first-time buyers who want the south side. |
| Apartment · PoCo citywide | $550,000 · −9.0% YoY | No Mary Hill apartment benchmark is published. This is the citywide reference only. | Buyers who would rather start in a condo and move up within Port Coquitlam later. |

On the board’s sales-to-active ratio, Mary Hill detached ran at 21.4% in September 2026 (3 sales against 14 listings, which GVR’s bands read as a seller's market) and Lower Mary Hill at 20.0% (a balanced market). With two or three sales either way, one extra sale can flip the label. Daily life

## Four things that shape life in Mary Hill.

Daily life in Mary Hill comes down to four things: the stairs and trails on the hill, the regional park and river path below it, downtown PoCo for errands and recreation, and the bypass for getting out of town.

01 · The PoCo Climb

### Stairs from Shaughnessy to Western Drive.

The City built the PoCo Climb in phases: more than 150 timber stairs first, and over 200 once Phase 2 was finished. It climbs from Shaughnessy Street to Western Drive, with an improved Eastern Drive crossing to Skyline Park. The City maps loops of 1.1, 2.0 and 5.0 km. Street parking is on Shaughnessy Street, Eastern Drive and Western Drive.

02 · ƛ̓éxətəm & the PoCo Trail

### A 260-hectare regional park on the Coquitlam River.

ƛ̓éxətəm Regional Park, renamed from Colony Farm with the Kwikwetlem First Nation in 2023, covers about 260 hectares of Coquitlam River floodplain. The PoCo Climb has a pedestrian crossing that links to it. The 25 km Traboulay PoCo Trail runs through the park on its way around the city. The City notes more than 150 bird species there.

03 · Downtown & the community centre

### Shaughnessy Street and Wilson Avenue.

Mary Hill itself is almost entirely residential, so errands mean downtown PoCo, a short drive north. The Port Coquitlam Community Centre at 2150 Wilson Avenue opened in 2021. It has three arenas, a leisure pool, a gym, a fitness centre and the Terry Fox Library, and outside there are a spray park, sport courts and playgrounds.

04 · The bypass & the river edge

### Highway 7B along the Fraser.

The Mary Hill Bypass opened in 1985. It is a 7.27 km riverside route from the Cape Horn Interchange (Highways 1 and 7) to the Lougheed Highway in Port Coquitlam, with intersections at Shaughnessy Street, Pitt River Road, Broadway Street, Coast Meridian Road and Kingsway Avenue. It is the reason Mary Hill drivers can reach the freeway without crossing the city.

I’ve written up both trails in detail: the [PoCo Climb guide](/blog/poco-climb-port-coquitlam/) and the [Traboulay PoCo Trail guide](/blog/traboulay-poco-trail-port-coquitlam/), with starting points, parking and the best short loops.

Daily life

## Schools, trails, errands & the commute.

These are the four things Mary Hill buyers ask about in the first week. Short answers below, with the school details just underneath.

### SD43 schools

Mary Hill is in **School District 43**. **École Mary Hill Elementary** (K–5) is at 1890 Humber Crescent and offers Early French Immersion alongside the English program. SD43 lists **École Pitt River** (6–8, 2070 Tyner Street) and **École Riverside** (9–12, 2215 Reeve Street) as Early French Immersion middle and secondary schools. Your English-program catchment depends on your exact address, so check it in the SD43 School Locator.

### Parks & trails

The **PoCo Climb** and **Skyline Park** are on the hill itself. **ƛ̓éxətəm Regional Park** and the 25 km **Traboulay PoCo Trail** are reached by the Climb’s crossing. To the east, the trail’s Pitt River stretch passes **Peace Park** and the **Citadel Landing** boardwalk.

### Shopping & errands

Plan on driving. There’s very little retail inside the neighbourhood, so groceries, coffee and services mostly mean **downtown Port Coquitlam** along Shaughnessy Street, a few minutes away. The [downtown PoCo guide](/downtown-port-coquitlam-guide/) covers what’s there.

### Commute & transit

By car, the **Mary Hill Bypass** connects to Highway 1 at Cape Horn and to the Lougheed Highway and Pitt River Bridge to the east. By transit, **Port Coquitlam Station** (2125 Kingsway Avenue) has five West Coast Express trains to downtown Vancouver each weekday morning and a 280-space park-and-ride. Bus **159** runs from the station to Braid SkyTrain station by way of Pitt River Road.

SD43 schools in and around Mary Hill

## The schools Mary Hill families look at first.

Mary Hill is in SD43 (Coquitlam School District). The three schools below are the ones closest to the neighbourhood, and all three are listed by SD43 as Early French Immersion schools. A school being nearby does not put you in its catchment. Catchment lines split street by street, and two houses on the same block can be assigned to different schools. Check your exact address in the SD43 School Locator before you rely on any of them.

## Mary Hill vs Lower Mary Hill vs Citadel Heights vs Oxford Heights.

Buyers who look at Mary Hill usually also look at Lower Mary Hill next door, at Citadel Heights further east on the south side, and at Oxford Heights on the north side. All four figures below come from the same GVR table for the same month. Every one of them rests on a small number of sales.
| Factor | Mary Hill | Lower Mary Hill | Citadel Heights | Oxford Heights |
|---|---|---|---|---|
| Detached benchmark (September 2026) | $1,214,800 | $1,167,000 | $1,360,000 | $1,214,900 |
| Year over year | −11.1% | −9.7% | −9.4% | −9.5% |
| Detached sales that month | 3 | 2 | 9 | 5 |
| Where it sits | South side, the upper hill above the bypass | South side, the lower streets at the foot of the hill | South side, next to Mary Hill toward the Pitt River | North side, toward Burke Mountain |
| Signature amenity | PoCo Climb, ƛ̓éxətəm link, École Mary Hill FI | Detached streets at the foot of the hill | Citadel Landing boardwalk, Peace Park | Coquitlam River Park, greenbelt trails |
| Read the guide | You’re on it | Covered on this page | [Citadel guide](/citadel-port-coquitlam-guide/) | [Oxford Heights guide](/oxford-heights-port-coquitlam-guide/) |

For context, the Port Coquitlam citywide detached benchmark was $1,240,600 in September 2026. Of the four, Citadel Heights was the only one above it. If you’re weighing the south side against the river-edge streets on the north side, the [River Springs guide](/river-springs-port-coquitlam-guide/) is the other one to read. Then come back and ask me which streets actually fit your budget.

Decision framework

## Is Mary Hill actually the right fit?

Mary Hill gives you established detached housing, trails on foot and freeway access. It asks you to accept a car-dependent routine and an older housing stock. Read both columns honestly.

### Mary Hill is a strong fit if you’re…

- A family that wants a detached house in Port Coquitlam and is comfortable buying an older home or budgeting to update one.

- A household that wants the PoCo Climb, ƛ̓éxətəm Regional Park and the PoCo Trail within walking distance.

- A family planning on French Immersion and prepared to go through SD43’s application process.

- A commuter whose drive starts on Highway 1 or the Lougheed and who wants the bypass at the bottom of the hill.

### Mary Hill may be less ideal if you want…

- New construction only. Look at [Burke Mountain](/burke-mountain/) instead.

- To walk to the West Coast Express, shops and cafés. [Downtown Port Coquitlam](/downtown-port-coquitlam-guide/) does that.

- A large, newer detached home on the south side. Compare [Citadel Heights](/citadel-port-coquitlam-guide/).

- Quick access to Coast Meridian and Burke Mountain. That’s [Oxford Heights](/oxford-heights-port-coquitlam-guide/) on the north side.

Buying & selling here

## How to buy or sell in Mary Hill without the usual mistakes.

Most mistakes here come from treating Mary Hill as one market with one price. It isn’t. Here’s how I’d approach it from each side of the table.

### If you’re buying

**1. Know which board neighbourhood the house is in.** Mary Hill and Lower Mary Hill have separate GVR benchmarks, and in September 2026 they were $1,214,800 and $1,167,000. If a listing describes itself as “Mary Hill” but is filed as Lower Mary Hill, the comparables that matter are different.

**2. Inspect for the house’s age, not its paint.** In an area built from the early 1960s on, ask about the history of the roof, drainage, electrical, plumbing and heating. With any older Metro Vancouver home, also ask whether there has ever been an oil tank on the property. A renovated kitchen tells you nothing about what’s behind the walls. Budget for a proper inspection before you firm up.

**3. Check the low ground.** On the lowest streets near the Fraser and the Coquitlam River, ask whether the lot is in a mapped floodplain. City staff reports on recent projects near the bypass have flagged floodplain lots. It can affect what you can build and what your insurer will ask.

**4. Separate the school question from the address question.** Living near École Mary Hill does not, by itself, get your child a French Immersion seat. Early French Immersion goes through SD43’s application process, and English catchments run by address. Confirm both before you write an offer if schools drive your move.

**5. Ask what the lot can become.** Port Coquitlam allows a detached accessory dwelling unit (a laneway home or garden suite) of up to 90 m² (968 sq ft) on lots in the RS1 to RS4 zones that don’t already have a duplex or triplex. I’ve covered the rules in [Multiplex, suite & laneway rules in the Tri-Cities](/multiplex-and-suite-rules-tri-cities/). If a suite in the main house matters to you, confirm with the City that it is permitted rather than relying on the listing.

**6. Be first, not lucky.** With only a handful of detached sales a month across the two neighbourhoods, the right house may come up once a season. I set clients up with daily MLS®-filtered alerts so they see new Mary Hill listings the day they hit the market.

### If you’re selling

**1. Price from comparables, not the benchmark.** A benchmark built on 3 sales tells you where the area is heading, not what your house is worth. I price homes from accurate comparable sales on your side of the Mary Hill / Lower Mary Hill line, adjusted for lot, updates and position on the hill.

**2. Sell what Mary Hill buyers are buying.** Buyers here are paying for the trail access, the French Immersion school in the neighbourhood, the bypass and a detached lot. Your marketing should show the walk to the PoCo Climb and the drive to Cape Horn, and say what the lot allows. A floor plan alone doesn’t do that.

**3. Get the paperwork ready before buyers ask.** Permits for past renovations, any suite, the heating history and recent updates should be documented up front. In an older-housing neighbourhood, this is what keeps an accepted offer from falling apart during subjects.

**4. Start with the numbers.** A free 20-minute [Equity Map call](/home-evaluation/) gives you a value range for your house and a plan for your next move. If you’re buying and selling at once, a [20-minute strategy call](/book-a-strategy-call-with-craig-johnston/) ends with a written one-page plan from me within 24 hours. My Mary Hill valuation page, [What’s my home worth in Mary Hill?](/whats-my-home-worth-mary-hill/), explains what moves value here.

## Why 47+ years in the Tri-Cities matters in Mary Hill.

I don’t live in Mary Hill, and I won’t pretend to. I’ve lived in the Tri-Cities for more than 47 years and watched Port Coquitlam’s south side through several market cycles. I know how Mary Hill and Lower Mary Hill price against each other and against Citadel Heights, why the French Immersion school shapes family demand, and which questions to ask about a house from the early build-out years before you commit to it.

Quick answer

What is Mary Hill, and who is it for?

Mary Hill is the established, mostly detached neighbourhood on **Port Coquitlam’s south side**, on the hill south of downtown above the **Mary Hill Bypass** and the Fraser River. Greater Vancouver REALTORS® reports it as two neighbourhoods, **Mary Hill** and **Lower Mary Hill**. The City’s **PoCo Climb** stairs lead up from Shaughnessy Street and link to **ƛ̓éxətəm Regional Park** and the Traboulay PoCo Trail. **École Mary Hill Elementary** is an SD43 Early French Immersion host school. In September 2026, GVR’s detached benchmarks were **$1,214,800** for Mary Hill and **$1,167,000** for Lower Mary Hill, both on very few sales, against **$1,240,600** for Port Coquitlam as a whole. It suits detached-first families, trail users, French Immersion families and commuters heading to Highway 1. Written by Craig Johnston, REALTOR® V99960, 47+ year Tri-Cities resident.

FAQ

## Mary Hill — the questions buyers actually ask.

**Where is Mary Hill, and how is it different from Lower Mary Hill?**

Mary Hill is on Port Coquitlam’s south side, on the hill south of downtown, with the Mary Hill Bypass and the Fraser River below it and ƛ̓éxətəm Regional Park on the Coquitlam River nearby. Greater Vancouver REALTORS® splits the area into two neighbourhoods with separate benchmarks: Mary Hill (the upper hill) and Lower Mary Hill (the lower streets at its foot). Residents often call both “Mary Hill,” so check which one a listing is filed under before comparing prices.

**What do detached homes in Mary Hill cost right now?**

GVR’s September 2026 detached benchmark was $1,214,800 for Mary Hill (−11.1% year over year, 3 sales) and $1,167,000 for Lower Mary Hill (−9.7%, 2 sales). The Port Coquitlam citywide detached benchmark was $1,240,600. A benchmark is a typical-home price, and with so few sales it can swing month to month, so price a specific house from its comparable sales. For a number on your own home, see [What’s my home worth in Mary Hill?](/whats-my-home-worth-mary-hill/)

**Can my kids do French Immersion at École Mary Hill?**

École Mary Hill Elementary (K–5, 1890 Humber Crescent) is one of SD43’s Early French Immersion schools, and the district lists École Pitt River (6–8) and École Riverside (9–12) for Early French Immersion in the higher grades. Entry to French Immersion goes through SD43’s application process, so living nearby does not, by itself, secure a seat. The English-program catchment runs by address and can split street by street, so check yours in the SD43 School Locator.

**How long is the drive from Mary Hill to Highway 1?**

The Mary Hill Bypass (Highway 7B) runs 7.27 km along the Fraser River from Port Coquitlam to the Cape Horn Interchange in Coquitlam, where it meets Highway 1 and Highway 7. It has intersections at Shaughnessy Street, Pitt River Road, Broadway Street, Coast Meridian Road and Kingsway Avenue. Drive times depend on traffic, so test the route at your own commute hour before you buy.

**Is there transit from Mary Hill to Vancouver?**

Yes, mainly through Port Coquitlam Station at 2125 Kingsway Avenue. It has five West Coast Express trains to downtown Vancouver each weekday morning, five back in the evening, and a 280-space park-and-ride. Bus 159 runs between the station and Braid SkyTrain station by way of Pitt River Road. Check TransLink’s trip planner for the stop nearest your street.

**What is the PoCo Climb?**

The PoCo Climb is a City of Port Coquitlam stair trail that starts at 1500 Shaughnessy Street and climbs from about 5 metres to 75 metres above sea level at Western Drive, with over 200 stairs once Phase 2 was finished. A pedestrian crossing links it to ƛ̓éxətəm Regional Park, an improved Eastern Drive crossing leads to Skyline Park, and the City maps loops of 1.1, 2.0 and 5.0 km. My [PoCo Climb guide](/blog/poco-climb-port-coquitlam/) has the details.

**Can I build a laneway home on a Mary Hill lot?**

Possibly. Port Coquitlam allows a detached accessory dwelling unit (also called a laneway home, coach house or garden suite) of up to 90 m² (968 sq ft) on lots in the RS1 to RS4 zones that don’t already contain a duplex or triplex. Whether a particular Mary Hill lot works depends on its zoning, size, access and site conditions, so confirm with the City’s Planning Division before you pay for the potential.

**Is Mary Hill cheaper than Citadel Heights?**

On GVR’s September 2026 benchmarks, yes. Mary Hill detached was $1,214,800 and Lower Mary Hill $1,167,000, against $1,360,000 for Citadel Heights. Each figure rests on a small number of sales, and individual houses vary widely by size, age and lot. See the [Citadel Heights guide](/citadel-port-coquitlam-guide/) to compare the two neighbourhoods.
