PoCo is the affordability door into the Tri-Cities, and right now the detached shelf is crowded: 186 active listings against 18 sales in July. Sellers are competing; detached buyers can be patient and selective. Townhomes tell the opposite story — family-sized three-bedroom product is the busiest segment in the city. Condos are the softest (-7.7% YoY, the deepest apartment decline in the Tri-Cities), which is hard on sellers and an opening for buyers priced out a year ago.
