Riverwood · Port Coquitlam

# Riverwood, Port Coquitlam — the big northeast pocket between Coast Meridian and the Pitt River, explained straight.

Riverwood is the Greater Vancouver REALTORS® (GVR) MLS® sub-area that covers the northeast side of Port Coquitlam — roughly the land north of the Lougheed Highway, running from Coast Meridian Road east to the Pitt River. It is one of the few PoCo pockets where GVR reports detached, townhouse and apartment benchmarks, and townhouse complexes make up a large part of what comes up for sale. Terry Fox Secondary, Blakeburn Lagoons Park, the Pitt River dike and the Fremont Village shopping area all sit here. This guide covers the housing, who it suits, daily life, the commute, schools, the numbers, and how to buy or sell well here.

The market read

## Riverwood in September 2026.

These are the GVR REALTOR® Report neighbourhood benchmarks for Riverwood. A benchmark is the price of a “typical” home with set features, not an average of what sold. Riverwood’s figures rest on a handful of sales each month, so they can swing noticeably from month to month. The citywide Port Coquitlam benchmark sits beside each one as the steadier reference.

Getting the map right

## Where Riverwood actually is — and what it isn’t.

Riverwood gets mixed up with two other names: River Springs, and the street called Riverside Drive. Here’s what each one means.

**Riverwood is a real estate board name, not a city ward.** GVR divides Port Coquitlam into ten MLS® sub-areas, and Riverwood is the one covering the northeast. In practice it runs from Coast Meridian Road east to the Pitt River and the Pitt River Bridge, with the Lougheed Highway along its southern side. The east side faces the Pitt River and, across the water, Pitt Meadows. The street names give it away: Riverwood Gate (home to Terry Fox Secondary), Riverside Drive and Riverside Close, Prairie Avenue, and the newer Fremont-area streets off Dominion Avenue.

**Riverwood is not River Springs.** River Springs is a separate neighbourhood across the municipal line in Coquitlam, which GVR reports as a Coquitlam sub-area. It is a gated community with its own private recreation centre, and it has its own guide on this site: the [River Springs guide](/river-springs-port-coquitlam-guide/). If a listing says “River Springs,” you’re in Coquitlam with Coquitlam property taxes and services. If it says “Riverwood,” you’re in Port Coquitlam.

**Riverwood is not the rest of north PoCo either.** [Oxford Heights](/oxford-heights-port-coquitlam-guide/) is the separate GVR sub-area to the west, the quieter, mostly detached pocket along the Coquitlam River side. [Citadel](/citadel-port-coquitlam-guide/) is south of the Lougheed Highway, on the hill above the Fraser. [Downtown Port Coquitlam](/downtown-port-coquitlam-guide/), with Shaughnessy Street and the West Coast Express station, is southwest of Riverwood. Each of those has a different housing mix, different schools nearby and its own GVR benchmark, so the Riverwood figures on this page don’t carry over to them.

One practical warning: the boundary isn’t posted on any street sign, and online portals sometimes label streets near Coast Meridian differently. When a listing’s neighbourhood matters to you (for pricing comparisons especially), check the MLS® sub-area on the listing itself. That’s the label GVR uses to build the benchmark.

Who Riverwood is for

## Four buyers Riverwood tends to suit.

Every neighbourhood is a trade. Riverwood gives you choice of home type, room to move up without leaving, and quick access to the river and the highways. It doesn’t give you a walkable main street or a view lot. If one of these four sounds like you, the rest of the page is your playbook.

01

### The townhouse family

You want three bedrooms and a garage without detached pricing. Riverwood has a deep bench of townhouse complexes and, in September 2026, 16 active townhouse listings to choose from. The Riverwood townhouse benchmark was $874,600.

02

### The in-pocket move-up

You already own a condo or townhouse here and want a detached house without changing schools, routines or commute. Because Riverwood has all three home types, you can move up a rung without leaving the neighbourhood. Sequencing the sale and the purchase is the hard part, and I cover it below.

03

### The river-and-trail household

You walk the dog daily, run, cycle or birdwatch. Blakeburn Lagoons Park and the Pitt River dike section of the Traboulay PoCo Trail sit at the neighbourhood’s edge, so the walk starts from home and you don’t need to drive to a trailhead.

04

### The east-side commuter

You work in Pitt Meadows, Maple Ridge, Surrey or along Highway 1. Riverwood sits at the Port Coquitlam end of the Pitt River Bridge, with the Lougheed Highway and the Mary Hill Bypass close by, which matters more to you than a SkyTrain station on the corner.

The housing stock

## What you’re actually buying in Riverwood.

Riverwood isn’t one kind of street. There are three distinct housing types here, and each needs different homework.

**Townhouse complexes.** A large share of Riverwood’s homes are in strata townhouse complexes, on streets such as Riverwood Gate, Riverside Close, Riverside Drive and Amazon Drive and in the newer Fremont-area developments. The numbers show it. In September 2026, GVR counted 16 active townhouse listings in Riverwood against 12 detached and 5 apartments, with 6 townhouse sales in the month. Complexes vary a lot in age, layout (side-by-side garage, tandem garage, basement or no basement), strata fees and how well they’ve been maintained. Two units listed at the same price can be very different purchases.

**Detached houses.** Riverwood’s detached homes are on established residential streets, and the GVR detached benchmark here was $1,377,400 in September 2026. That’s $136,800 above the citywide Port Coquitlam figure, though it rests on only 2 sales. Ages, lot shapes and suite potential vary from street to street, so I compare individual sales rather than leaning on the neighbourhood average.

**Newer condos and townhouses around Fremont Village.** The Dominion Triangle, the area north of the Lougheed Highway and west of the Pitt River Bridge, was largely industrial and commercial land. It has been rezoned and built out in stages with condo and townhouse buildings next to the Fremont Village shopping centre, on streets like Ranger Lane, Nile Gate, Avon Place and Seaborne Place. This is where most of Riverwood’s apartment supply sits. GVR’s Riverwood apartment benchmark was $549,000, $1,000 below the citywide apartment benchmark, on 2 sales.

Who it’s *not* for: buyers who want brand-new detached construction on a hillside (that’s [Burke Mountain](/burke-mountain/)), buyers who want to walk to a café strip and a train station (that’s [downtown Port Coquitlam](/downtown-port-coquitlam-guide/)), and buyers who want a private-amenity gated community (that’s River Springs, in Coquitlam).

The price ladder

## What each home type in Riverwood costs.

Riverwood is one of the few Port Coquitlam pockets with a GVR benchmark for all three home types. Here they are for September 2026, set against the citywide numbers.
| Home type | Riverwood benchmark (September 2026) | PoCo citywide benchmark | What to check before you buy |
|---|---|---|---|
| Detached | $1,377,400 · 2 sales | $1,240,600 | Age of roof, windows and mechanicals; any suite’s permit history; the lot’s position relative to busy roads. |
| Townhouse | $874,600 · 6 sales | $834,300 | Strata fee, contingency reserve, depreciation report, recent and planned levies, rental and pet bylaws, garage layout. |
| Apartment | $549,000 · 2 sales | $550,000 | Building age and warranty status, strata minutes, parking and storage on title, and which side faces the highway. |

Year over year, Riverwood’s detached benchmark was lower by 3.6%, townhouses lower by 8.2% and apartments lower by 4.5%. Citywide, Port Coquitlam detached was lower by 8.5%. For the full monthly picture see the [Port Coquitlam market report](/port-coquitlam-market-report/), and to see what’s live right now browse [Port Coquitlam homes for sale](/port-coquitlam-homes-for-sale/) or [Port Coquitlam townhomes](/port-coquitlam-townhomes/).

Daily life

## Four things that shape life in Riverwood.

Riverwood is a car-friendly, practical neighbourhood with a lot of green at its edges. These four things set the daily routine.

01 · The lagoons

### Blakeburn Lagoons Park.

An 11-hectare (27-acre) park in northeast Port Coquitlam, built on the site of two former waste settling ponds and opened in April 2018. It has 1.6 km of looped walking trails, viewing platforms, a picnic area and four islands set aside for wildlife only. The City won a 2018 Federation of Canadian Municipalities Sustainable Communities Award for the project. Parking is beside Blakeburn Park, off Riverside Drive.

02 · The river edge

### The Pitt River dike & DeBoville Slough.

The 25 km Traboulay PoCo Trail loops the whole city. Its DeBoville Slough and North Pitt River section is an unpaved stretch along the slough and the river on Riverwood’s side of town. It’s flat, open and popular with walkers, runners and cyclists. My [Traboulay PoCo Trail guide](/blog/traboulay-poco-trail-port-coquitlam/) covers where to start and how long each leg takes.

03 · Errands

### Fremont Village & the Dominion Triangle.

The Fremont Village shopping centre sits in the Dominion Triangle, north of the Lougheed Highway and west of the Pitt River Bridge, with big-box retail. Downtown Port Coquitlam’s Shaughnessy Street and Coquitlam Centre are a short drive for everything else. Tenants change, so check what’s open now before counting on a particular store.

04 · Rec & sport

### Hyde Creek, Terry Fox & Carnoustie.

Hyde Creek Recreation Centre (1379 Laurier Avenue) has a lap pool, leisure pool, water slide, gym, squash and racquetball courts and a fitness room. Terry Fox Secondary’s fields and courts are on Riverwood Gate. The 18-hole Carnoustie Golf Club is on Dominion Avenue.

Prefer to see it on a map first? Tell me which of these four matters most and I’ll show you how specific Riverwood streets sit relative to the trails, the shopping and the highway. That’s easier to judge on a screen-share than from a listing description.

Getting around

## The commute from Riverwood.

Riverwood is built for road access first. Here’s how each kind of commute works from here.

### East: the Pitt River Bridge

Riverwood is at the Port Coquitlam end of the **Pitt River Bridge** on the Lougheed Highway. Pitt Meadows and Maple Ridge are straight across, which makes Riverwood a sensible base for households with one commuter heading east and one heading west.

### South & west: Mary Hill Bypass

The built southern section of the **Fremont Connector** links Dominion Avenue to the Lougheed Highway and the **Mary Hill Bypass**, the route toward Highway 1 and the Port Mann corridor.

### Transit

There’s no rail station inside Riverwood. The nearest are **Port Coquitlam West Coast Express station** downtown (weekday peak trains to downtown Vancouver) and **Coquitlam Central Station** (Millennium Line SkyTrain plus West Coast Express). Buses connect along the main roads. Check TransLink’s trip planner from your exact street, because walking distance to a stop varies a lot.

### North: the Fremont Connector plan

A northern extension of the Fremont Connector, via Devon Road, Prairie Avenue and Burns Road up to Burke Mountain, has an agreed route but no funding or construction date yet. Treat it as a long-term plan, not something to price into a home today. Details are in my [Fremont Connector explainer](/blog/fremont-connector-port-coquitlam-burke-mountain/).

SD43 schools in and around Riverwood

## Schools located in Riverwood.

Riverwood is in School District 43 (Coquitlam). Two SD43 schools have Riverwood street addresses: Terry Fox Secondary (1260 Riverwood Gate) and Blakeburn Elementary (1040 Riverside Drive). A school being in the neighbourhood doesn’t mean every Riverwood home is in its catchment. SD43 sets catchments by address, the lines can split a street, and middle-school assignments here depend on where you are. Check the exact address in the SD43 School Locator before you write an offer.

## Riverwood vs Oxford Heights vs Citadel vs River Springs.

These are the three pockets buyers most often weigh against Riverwood. All figures are GVR REALTOR® Report neighbourhood benchmarks for September 2026. Small-sample neighbourhoods are flagged, and “—” means GVR didn’t publish that figure.
| Factor | Riverwood (PoCo) | Oxford Heights (PoCo) | Citadel (PoCo) | River Springs (Coquitlam) |
|---|---|---|---|---|
| Where | Northeast PoCo, Coast Meridian to the Pitt River, north of Lougheed | North PoCo, west of Riverwood | South of Lougheed, on the hill above the Fraser | Across the city line in Coquitlam |
| Housing mix | Detached, many townhouse complexes, newer condos near Fremont Village | Mostly detached, some townhouses | Mostly detached, some townhouses | Gated community with private recreation centre |
| Detached benchmark | $1,377,400 (2 sales) | $1,214,900 (5 sales) | $1,360,000 (9 sales) | $1,121,200 (1 sale) |
| Townhouse benchmark | $874,600 (6 sales) | $850,300 (0 sales) | $870,900 (1 sale) | — |
| Apartment benchmark | $549,000 (2 sales) | — | — | — |
| Best for | Townhouse families, in-pocket move-ups, east-side commuters | Quiet detached streets on the Coquitlam River side | Larger detached homes on the hill | Buyers who want a private-amenity gated community |

The detached benchmarks here rest on very few sales, so don’t read the gaps between them as a precise premium or discount. What the table does show reliably is the mix: Riverwood is the only one of the four where GVR reported benchmarks for all three home types. Read the neighbours in full: [Oxford Heights guide](/oxford-heights-port-coquitlam-guide/) · [Citadel guide](/citadel-port-coquitlam-guide/) · [River Springs guide](/river-springs-port-coquitlam-guide/) · [Downtown PoCo guide](/downtown-port-coquitlam-guide/).

The playbook

## How to buy — and sell — well in Riverwood.

Most mistakes in Riverwood come from treating it as one market. A strata townhouse, a 30-year-old detached house and a newer condo near Fremont Village each need their own checks.

### Buying a Riverwood townhouse

Compare complexes before you compare units. In British Columbia the strata corporation’s paperwork tells you most of what you need: the **Form B Information Certificate** (strata fee, contingency reserve balance, any approved special levies), the **depreciation report**, at least two years of council and AGM **minutes**, and the **bylaws** on rentals, pets and parking. Minutes are where you find what’s coming, such as roof, siding, window or plumbing projects. Two similar units in different complexes can carry very different future costs. With 16 townhouses listed and 6 sold in September 2026, you have room to be selective, but well-kept units in well-run complexes still sell first.

### Buying a Riverwood detached house

With only 2 detached sales behind the September 2026 benchmark, the neighbourhood figure won’t price a specific house for you. Recent sales on the same and nearby streets will. Check the permit history of any secondary suite, the age of the big-ticket items, and how the lot sits relative to Coast Meridian, Prairie Avenue or the highway. The City of Port Coquitlam says a significant portion of the city lies within the Fraser or Pitt River floodplain and is protected by dikes, which the City raised in 2007. Ask your insurer to quote the specific address before you remove subjects.

### Buying a newer condo near Fremont Village

Confirm the building’s home-warranty coverage and how much of it is left, read the strata minutes for any deficiency claims, and check that parking and storage are actually assigned to the unit. Traffic noise varies a lot by which side of a building you’re on and how close it is to the Lougheed Highway, so visit at rush hour.

### Selling in Riverwood

Your real competition is the listings in your own complex and on your own street, not the neighbourhood benchmark. Townhouse sellers in particular are usually up against several similar units at once. I price from accurate comparable sales, have the strata documents ready before the first showing so buyers can firm up faster, and present the home on what sets it apart from the unit down the row (garage layout, finished basement, end-unit light, recent upgrades). If you’re moving up within Riverwood, the order of sale and purchase matters more than the list price. Start with a [Port Coquitlam home value check](/whats-my-home-worth-in-port-coquitlam/) or a 20-minute [Equity Map call](/home-evaluation/).

Decision framework

## Is Riverwood actually the right fit?

Being honest about both columns before you start touring will save you time.

### Riverwood is a strong fit if you’re…

- A family that wants a townhouse with real choice between complexes.

- An owner planning to move up from condo to townhouse to detached without leaving the neighbourhood.

- Someone who wants Blakeburn Lagoons and the Pitt River dike within walking distance.

- A commuter heading east over the Pitt River Bridge or south via the Mary Hill Bypass.

### Riverwood may be less ideal if you want…

- Brand-new hillside detached construction — look at [Burke Mountain](/burke-mountain/).

- To walk to a train station and a main street — [downtown Port Coquitlam](/downtown-port-coquitlam-guide/) does that better.

- Larger detached homes on a hill — compare [Citadel](/citadel-port-coquitlam-guide/).

- A gated community with private amenities — that’s [River Springs](/river-springs-port-coquitlam-guide/), in Coquitlam.

Quick answer

What is Riverwood, and who is it for?

Riverwood is the GVR MLS® sub-area covering **northeast Port Coquitlam**, roughly north of the Lougheed Highway from Coast Meridian Road east to the **Pitt River**. It is not River Springs, which is a separate gated community in Coquitlam. Riverwood mixes detached houses, a large supply of **townhouse complexes** and newer condos around **Fremont Village**. Terry Fox Secondary and Blakeburn Elementary have Riverwood addresses, and Blakeburn Lagoons Park and the Pitt River dike trail are on its edges. GVR’s September 2026 Riverwood benchmarks were detached **$1,377,400**, townhouse **$874,600** and apartment **$549,000**, each on a small number of sales. It suits townhouse families, owners moving up within the neighbourhood, trail users and east-side commuters. Written by Craig Johnston, REALTOR® V99960, Royal LePage Elite West.

FAQ

## Riverwood — the questions buyers and sellers actually ask.

**Where exactly is Riverwood in Port Coquitlam?**

Riverwood is the Greater Vancouver REALTORS® MLS® sub-area covering northeast Port Coquitlam. It runs roughly from Coast Meridian Road east to the Pitt River and the Pitt River Bridge, north of the Lougheed Highway, and includes streets such as Riverwood Gate, Riverside Drive, Prairie Avenue and the newer Fremont-area streets off Dominion Avenue. The boundary isn’t signposted, so check the sub-area shown on any individual MLS® listing.

**Is Riverwood the same as River Springs?**

No. Riverwood is in Port Coquitlam. River Springs is a separate gated community with its own private recreation centre, across the municipal line in Coquitlam, and GVR reports it as a Coquitlam sub-area. The two have different property taxes, services and benchmarks. See the [River Springs guide](/river-springs-port-coquitlam-guide/) if that’s the one you meant.

**What do homes in Riverwood cost right now?**

GVR’s September 2026 REALTOR® Report put Riverwood’s benchmarks at $1,377,400 for a detached house, $874,600 for a townhouse and $549,000 for an apartment. A benchmark is a typical home, not an average sale, and these rest on 2, 6 and 2 sales respectively, so they move month to month. For a specific home, recent comparable sales on the same street or in the same complex are the better guide.

**Is Riverwood mostly townhouses or detached homes?**

It has both, plus newer condos near Fremont Village, and townhouse complexes are a large part of the supply. In September 2026, GVR counted 16 active townhouse listings in Riverwood against 12 detached and 5 apartments. That mix is why some owners move up from condo to townhouse to detached without leaving the neighbourhood.

**Which schools are in Riverwood?**

Two SD43 schools have Riverwood addresses: Blakeburn Elementary (K–5, 1040 Riverside Drive) and Terry Fox Secondary (grades 9–12, 1260 Riverwood Gate). There’s no middle school with a Riverwood address, and catchments are set by address and can split a street. Enter the exact address in the SD43 School Locator before relying on any school. Full district view: [Port Coquitlam schools](/port-coquitlam-schools/).

**Is Riverwood in a floodplain?**

The City of Port Coquitlam says a significant portion of the city lies within the Fraser or Pitt River floodplain and is protected by dikes, which it raised in 2007 and patrols during the spring freshet. Riverwood borders the Pitt River, so ask your insurer to quote the specific address, including overland flood coverage, before you remove subjects.

**What is Blakeburn Lagoons Park?**

It’s an 11-hectare (27-acre) City of Port Coquitlam park in the northeast of the city, built on the site of two former waste settling ponds and opened in April 2018. It has 1.6 km of looped walking trails, viewing platforms and four wildlife-only islands. Parking is beside Blakeburn Park, off Riverside Drive.

**How do you commute from Riverwood?**

Mostly by road. The Lougheed Highway runs along Riverwood’s south side, the Pitt River Bridge leads east to Pitt Meadows and Maple Ridge, and the built section of the Fremont Connector links Dominion Avenue to the Mary Hill Bypass toward Highway 1. For transit, the nearest rail is the West Coast Express in downtown Port Coquitlam and Coquitlam Central Station (Millennium Line SkyTrain and West Coast Express), reached by bus.
