Evergreen at Burke Mountain: Sold Out — Here’s How You Still Buy In

A sold-out Foxridge single-family community — which means the game is resale, and the strategy is different from chasing a presale.

Quick answer

Yes, but only on resale. Evergreen is a small Foxridge Homes single-family community near the base of Burke Mountain, and Foxridge lists it as sold out. Homes come up rarely and MLS® listings usually say “Burke Mountain”, not “Evergreen”, so the practical route is a saved search on the community’s streets and a careful look at each house’s warranty and condition.

The fact sheet

StatusSold out (resale only)

Why Evergreen homes rarely come up

Evergreen was a small release. Foxridge’s project marketer described it as a boutique collection of single-family homes at the base of Burke Mountain, and Foxridge now lists it as sold out. A small collection means few resales in any given year, and MLS® listings usually show the sub-area “Burke Mountain” rather than the community name. So I search the streets themselves, not the word “Evergreen”, and I price a listing against nearby single-family sales of similar age and lot size, because there are rarely enough Evergreen sales to compare on their own.

Checking an Evergreen house, not the Foxridge name

Foxridge Homes, part of Qualico, has several Burke Mountain communities: Evergreen, Burke Mountain Heights and The Ridge are sold out, Harper Peak is down to its final home and Timber’s Edge is selling now. That history tells you who built the house, not how it has been looked after. On an Evergreen resale I confirm the builder and warranty provider on BC Housing’s New Homes Registry, check how much 2-5-10 coverage is left, and get a full inspection, because two homes from the same release can be in very different shape today.

Who it fits

Evergreen suits buyers who want a finished single-family street near the base of the mountain rather than a site still under construction, and who are happy to wait for the right house in a small collection. If you would rather not wait, Foxridge’s newer Burke communities are the obvious comparison: Timber’s Edge is selling now and Harper Peak is down to its final home. I can set up a search on the Evergreen streets and line up the newer options beside it.

Living at Evergreen at Burke Mountain: location and daily routine

Evergreen sits near the base of Burke Mountain, according to the project’s marketing agent, who described it as a boutique collection of single-family homes close to hiking trails, dog-friendly parks and main roads. Foxridge Homes lists it as a sold-out Coquitlam community but doesn’t publish a street list. So the first thing I do with any listing is confirm it is actually an Evergreen home.

Daily life from the lower slopes is a little simpler than from the top of the mountain. You are closer to the main roads that carry Burke traffic down to Coquitlam Town Centre and Port Coquitlam, and the drive back up is shorter. For transit, TransLink route 191 runs between Princeton Avenue on Burke Mountain and Coquitlam Central Station. From there you can take the Millennium Line, which reached Coquitlam with the Evergreen Extension in December 2016, or the West Coast Express on weekdays. Check the walk to the nearest stop from the specific address before you count on the bus.

For the outdoors, Pinecone Burke Provincial Park is reached from the end of Harper Road. BC Parks says to park near the District Hunting and Fishing Club. It also warns that much of the trail infrastructure is in poor condition and that dogs must be leashed. Closer to home, the City has built a network of neighbourhood parks across Burke Mountain. Ask me which one is the shortest walk from the house you are considering.

Schools: School District 43 sets catchments by address, and they can change. I don’t assume a catchment from the community name. Before you write an offer, check the specific address on the SD43 School Locator, and if a particular program matters, confirm how SD43 admits students to it.

Buying at Evergreen at Burke Mountain on resale: what I check

Evergreen homes are single-family houses, so most of my checklist is about the house and the lot rather than a strata. These are the checks I run before you remove subjects.

None of this tells you what a house will be worth later. It does tell you what you are buying today. If you want me to watch the Evergreen streets for you, book a strategy call.

Evergreen at Burke Mountain: your questions, answered

Where is Evergreen at Burke Mountain?

Evergreen is a Foxridge Homes single-family community in Coquitlam, near the base of Burke Mountain. Foxridge’s communities page lists it as sold out but does not publish a street list, and the project’s marketing agent described it as a boutique collection close to hiking trails and dog-friendly parks. Because listings rarely use the name, I confirm a house is part of Evergreen by checking the builder on BC Housing’s New Homes Registry before treating it as an Evergreen comparable.

Is Evergreen at Burke Mountain connected to the Evergreen Line?

No. The names are a coincidence. Evergreen at Burke Mountain is a Foxridge Homes housing community. The Evergreen Line is the Evergreen Extension of SkyTrain’s Millennium Line, which opened on December 2, 2016 and runs through Port Moody to Coquitlam Central and Lafarge Lake–Douglas stations. From Burke Mountain, most people reach the line by bus or car, for example on TransLink route 191 between Princeton Avenue and Coquitlam Central Station. Check the stop nearest the specific address.

Who handles a warranty claim on an Evergreen home I bought resale?

The home’s third-party warranty insurer, within the coverage periods. BC Housing says 2-5-10 coverage stays with the home, not the owner, so any time left passes to you. It covers 2 years for materials and labour, 5 years for the building envelope and 10 years for structure. The New Homes Registry names the warranty provider. The seller can also request a claims history from the provider, for a fee capped at $25. Ask for it before you remove subjects.

How do I judge the price of an Evergreen home when so few sell?

Widen the comparison without losing the detail. A small collection may go a year or more without a sale, so I compare an Evergreen listing with recent single-family sales nearby of similar age, size, lot and basement finish, then adjust for condition and remaining warranty. The Greater Vancouver REALTORS® Burke Mountain detached benchmark was $1,867,100 in September 2026 (−3.1% year over year). That is useful context, but it describes a typical Burke home, not this one.

Should I wait for an Evergreen resale or look at Foxridge’s newer Burke homes?

It depends on your timeline and how much you value a new-home warranty. Foxridge lists Timber’s Edge as selling now, with 19 single-family homes, and Harper Peak as down to one move-in-ready home. A new home starts its 2-5-10 coverage from first occupancy, but GST applies to a new home from a builder, while most resales by owner-occupiers are exempt. I would line up both options on total cost before you decide. Book a strategy call and I’ll put the numbers side by side.

Can I tell if an Evergreen home’s basement suite is legal?

Yes, by checking the permit history. The City of Coquitlam says all secondary suites need building permits to be legal. It also charges a 40% utility surcharge on homes with an authorized suite and 100% on homes with an unauthorized one. On an Evergreen listing that advertises a suite, I ask for the permit and final inspection. I also compare the utility bill with those rules. If the paperwork isn’t there, price the suite as unpermitted space.
