Below ~12% sustained, prices tend to face downward pressure; 12–20% is balanced; above 20% favours sellers.

Port Moody is a small, lumpy market — read it carefully. Sixteen detached sales in a month means one waterfront-adjacent sale can move averages; that's why the benchmark (HPI) is the number to watch. At $1,967,700, detached Port Moody carries a premium over Coquitlam ($1,627,600) and always has — inlet, trails and the Moody Centre lifestyle price in.

Townhomes are the quiet strength: -3.0% YoY is the smallest decline of any segment in the city, and prices eased 1.0% on the month. Supply of family-sized townhomes near SkyTrain stays structurally short.
