How these reports work

Verified data only. Every number is taken directly from the monthly Greater Vancouver REALTORS® statistics release — benchmark (HPI) prices, sales, new listings and ratios. Where GVR doesn't publish data for a community (neighbourhoods like Burke Mountain, or tiny municipalities like Belcarra), the report says so plainly and separates verified figures from local qualitative commentary. No invented sub-area statistics, ever.

Directly from the Greater Vancouver REALTORS® monthly statistics release — the same source agents use. The current reports reflect the July 2026 release published August 4, 2026. Benchmark prices are MLS® Home Price Index values.

Do Burke Mountain, Anmore and Belcarra have their own benchmark numbers?

Burke Mountain does have its own numbers \u2014 the monthly REALTOR\u00ae Report breaks Coquitlam down by neighbourhood; July 2026 is $1,907,000 detached and $1,052,400 townhouse. Anmore and Belcarra are a different case: they are small enough that a single month's sales can't support a reliable index, so those reports pair verified parent-market data with clearly-labelled local commentary rather than inventing a number.

Which Tri-Cities market is strongest right now?

By segment, not by city: townhomes are the firmest product across the Tri-Cities (Coquitlam ran a 19.7% sales-to-active ratio in July 2026), while condos are the softest. Port Moody detached currently has the loosest supply-demand balance — see each city's report for specifics.
