Pleasantside & the North Shore · Port Moody

Pleasantside & Port Moody's north shore — the Inlet side of Ioco Road, explained.

Pleasantside is the older residential shore of the Port Moody Arm of Burrard Inlet: detached streets above and below Ioco Road, a run of waterfront lots, and Old Orchard Park's beach at the foot of it all. Greater Vancouver REALTORS® folds this shore — plus the Newport Village condos at its west end — into one reporting neighbourhood called “North Shore Pt Moody.” Here is what that label really covers, what you are buying, and how the numbers read right now.

Quick answer · What is Pleasantside / North Shore Pt Moody?
Pleasantside is a low-density residential neighbourhood on the north shore of the Port Moody Arm of Burrard Inlet, strung along Ioco Road. It grew after Ioco Road opened in 1925, when many Imperial Oil refinery workers settled here. Greater Vancouver REALTORS® reports this shore as the neighbourhood North Shore Pt Moody; MLS® records carrying that label include Pleasantside streets such as Alderside Road, waterfront Ioco Road homes, and the Newport Village condos on Newport Drive. September 2026 benchmarks: detached $1,721,000, townhouse $757,600, apartment $722,200. The neighbourhood's namesake school is SD43's Pleasantside Elementary (195 Barber Street, K–5) — confirm any address in the SD43 School Locator. Old Orchard Park, home to Port Moody's only salt-water swimming beach, and the Shoreline Trail to Rocky Point are on this shore.
The market read

North Shore Pt Moody in September 2026.

One reporting neighbourhood, three very different products: Newport Village condos, a thin supply of townhouses, and detached homes that run from 1920s cottages to waterfront rebuilds. Read each benchmark on its own.

A benchmark is the price of a “typical” home with set characteristics in the MLS® Home Price Index — it is not an average of what sold. That distinction matters here, because very little on this shore is typical: a low-bank waterfront lot with a dock and a slope house with no water view share the same detached benchmark.

In September 2026, the north-shore detached benchmark sat $182,500 below the Port Moody-wide figure of $1,903,500. There were 0 detached sales against 14 active detached listings. Townhouses recorded 2 sales against 9 active listings, with the benchmark $183,300 below the city's $940,900. Apartments recorded 5 sales against 31 active listings — a 16.1% sales-to-active ratio, which the usual GVR reading treats as a balanced market — and the apartment benchmark sat $46,000 above Port Moody's $676,200.

Sample sizes this small — a handful of sales in a month — mean these figures can move a lot from one month to the next. For an actual pricing decision I work from the specific comparable sales, not the index. For the whole-city picture, see the Port Moody market report.

Weighing two neighbourhoods, or a presale against a resale? I’ll walk you through the trade-offs on a short call: schools, commute, strata and resale.

Book a strategy callWhat’s my home worth?

The City of Port Moody doesn’t publish neighbourhood boundaries, so each neighbourhood is a pin at its approximate centre, linked to my guide (Greater Vancouver REALTORS® neighbourhood centres where GVR publishes prices); the dashed line is the City boundary (City of Port Moody open data). GVR’s Port Moody area also includes Anmore and Belcarra, which aren’t shown here. Developments are pinned from each project’s civic address with the BC Address Geocoder; 1 Market Square is placed near the Ioco Rd and Barnet Hwy corner the developer gives, and Hue and Chroma at block level. Statuses come from each developer’s own website, checked October 26, 2026, with completion years for resale buildings from MLS® records: “Selling now” means the developer lists homes for sale. Home counts are shown only where the developer publishes them. Rental-only buildings aren’t shown, and projects I couldn’t verify are left off rather than guessed. Prices are MLS® HPI benchmark prices from the Greater Vancouver REALTORS® REALTOR® Report for the latest month on file, updated with my monthly stats run. Address lookups use the Province of B.C.’s geocoder; “closest neighbourhood” means the nearest neighbourhood pin, distances are straight-line, and the nearest school isn’t always the catchment school. School locations come from the Province of B.C.’s K–12 school file (July 2026 update). SD43 doesn’t publish catchment boundaries as a map, so they aren’t drawn: always confirm a catchment with the SD43 School Locator. Groceries and shops are placed from OpenStreetMap (© OpenStreetMap contributors, ODbL) and the BC Address Geocoder. SkyTrain, West Coast Express and bus routes come from TransLink’s GTFS schedule (feed valid to January 3, 2027); trip counts are scheduled weekday trips that stop in Port Moody on Wednesday, October 28, 2026. Route and arrival data used in this product or service is provided by permission of TransLink. Parks, park facilities, playgrounds, pathways and the Trans Canada Trail come from City of Port Moody open data (October 26, 2026); the land-use and creek layers load live from the City’s open-data service. A land-use designation shows what the Official Community Plan allows, not what’s built or approved; rezoning decides each site. Daycares are licensed facilities from the Province of B.C.’s Child Care Map data (Open Government Licence – British Columbia), updated October 26, 2026; check the BC Child Care Map for spaces and fees.

Where it is

What “North Shore Pt Moody” actually covers.

Port Moody wraps around the eastern end of Burrard Inlet. The south shore is Moody Centre, Rocky Point Park and Brewers Row. The north shore is the strip of land between the water and the slopes of Barber Street and Heritage Mountain, threaded by Ioco Road. Pleasantside is the historic name for the residential neighbourhood on that north shore.

In its monthly REALTOR® Report, Greater Vancouver REALTORS® splits Port Moody into eight neighbourhoods: Anmore, Barber Street, College Park PM, Glenayre, Heritage Mountain, Heritage Woods PM, North Shore Pt Moody and Port Moody Centre. The report does not print a boundary map, so I checked how real MLS® listing records are coded:

So the North Shore Pt Moody numbers blend two different worlds: a walkable condo district beside Inlet Centre Station and a quiet shoreline of detached homes. If you are buying or selling in one of them, the other half of the blend is noise — which is why I never price a home off the neighbourhood benchmark alone.

One more clarification, because it trips up out-of-town buyers: “North Shore” here has nothing to do with North or West Vancouver. It simply means the north side of Port Moody's arm of the Inlet. Any time the label matters to you — for a search, a comparable or a school — check the sub-area printed on the specific listing.

Which guide do you need?

Four nearby guides that cover the rest.

This page covers Pleasantside's detached and waterfront streets and how Newport Village fits the GVR numbers. If the home you are looking at is in one of these neighbouring areas, the dedicated guide will serve you better than repeating it here.

Housing stock

What you are actually buying on this shore.

Pleasantside's housing story starts with the refinery. Access was limited until Ioco Road opened in 1925; after that, new residents — many of them Imperial Oil refinery employees — settled here, and the land was subdivided into acreages that stayed semi-rural for years. Two houses from that era are on Port Moody's heritage register: the Miller Residence at 641 Ioco Road, a 1926 Craftsman bungalow described in its heritage listing as one of the earliest surviving houses in Pleasantside, and the Gilfillan Residence at 2 Dowding Road, a 1932 Depression-era bungalow.

Those acreages were divided again over the decades, and the result is a shore where house age, lot shape and orientation can change from one driveway to the next. In practice you will meet four kinds of property here.

Waterfront lots on the Inlet side

Homes on the water side of Ioco Road can back directly onto the Port Moody Arm. Some listings come with a water-lot licence and a dock. Treat the licence as its own due-diligence file: who holds it, its term, whether it can be assigned to you, and what the dock is permitted for.

Slope homes above Ioco Road

North of the road the land rises toward Barber Street and Heritage Mountain. Many homes are built into the hillside with walk-out lower levels, and view lines depend on the trees and the roofline below you — walk the lot and stand in the main living space before you pay for a view.

Older originals and heritage-era houses

Some 1920s and 1930s houses survive alongside mid-century originals and later rebuilds. Older houses here sell partly on land and partly on character. Check the City's heritage register before planning a teardown, and budget for a thorough inspection.

Newport Village condos and a few townhouses

At the west end, Newport Village includes 1990s buildings such as The Elgin at 200 Newport Drive (built 1996, per its listing record). Newport Village listings point to walking access to Inlet Centre Station, the recreation centre, the library and Rocky Point Park. Townhouse supply on the shore is thin — 9 active listings in September 2026.

A note on zoning. Since June 2024, Port Moody's small-scale multi-unit housing (SSMUH) zoning lets eligible lots between 280 m² and 4,050 m² hold up to four units, or up to six within 400 m of frequent bus service; lots under 280 m² can hold three. Transit-Oriented Areas are exempt, a registered building scheme can block it, and the City's guidelines for environmentally sensitive areas and hazardous conditions still apply. On this shore, that last point is often the real filter — see the buying checklist below, and confirm any plan with the City's planning department.

Who the north shore is for

Four households this shore suits.

The water-first buyer

Wants the Inlet in daily life — a dock, a beach walk, or a kayak launch at Old Orchard Park — and will trade shops-on-foot walkability to get it.

The walk-to-SkyTrain condo buyer

Wants a Newport Village condo with Inlet Centre Station, the recreation centre and Rocky Point Park on foot — and a building on the flat rather than up the hill.

The outdoor household

Spends weekends on the Shoreline Trail, at White Pine Beach on Sasamat Lake or in Belcarra Regional Park — all reached along Ioco Road from here.

The long-horizon renovator

Buys an older house on a usable lot to renovate, rebuild or add units, and has the patience for geotechnical reports, permits and a longer timeline.

Daily life

The beach, the trail, the parks beyond — and getting around.

Old Orchard Park & the beach

Old Orchard Park sits on the north shore of the Port Moody Arm. At just under two hectares it has Port Moody's only salt-water swimming beach, a playground, a picnic area with a group shelter, and beach launching for kayaks and paddleboards when the tide allows. With the connected Old Mill Site and Shoreline parks, the waterfront park area totals 12.2 hectares. The City has completed public consultation on master plans for Rocky Point and Old Orchard parks, so watch for changes as those plans move ahead.

The Shoreline Trail

The Shoreline Trail runs about 6 km return from the pier at Rocky Point Park to Old Orchard Park. It has two paths: a paved multi-use path for walking, cycling and scooters, and a gravel walkers-only trail closer to the water. A 440 m raised, wheelchair-accessible boardwalk opened in September 2025, with a viewing platform and a house post carved by artists from the Tsleil-Waututh and Katzie communities. The City counts more than 230,000 visits a year, so expect company on sunny weekends.

Sasamat Lake, Belcarra & Anmore

Ioco Road is the route to the eastern parks. Follow it along the shore, turn onto First Avenue and continue on Bedwell Bay Road to White Pine Beach on Sasamat Lake; Belcarra Regional Park and the Village of Belcarra lie beyond. Summer parking at the lake fills early. More in my guides to Sasamat Lake & White Pine Beach, Belcarra and Anmore.

Transit & the commute

TransLink routes 181 and 182 run from Moody Centre Station through Ioco to Belcarra, and the Village of Belcarra posts the current schedule changes, including extra summer weekend service. Inlet Centre and Moody Centre stations on the Millennium Line bracket the area, and Moody Centre is also a West Coast Express stop. Newport Village condos are within walking distance of Inlet Centre; from Pleasantside's detached streets most people drive or take the bus to a station. Ioco Road is the spine of the whole shore — every street here connects to it.

Buying here

How I'd buy on Port Moody's north shore.

The north shore rewards homework. Most of the risk is in the land, the paperwork and the comparables, not the kitchen.

  1. Confirm the sub-area and the school first. Check the MLS® sub-area on the listing and run the address through the SD43 School Locator. Two homes a few hundred metres apart can sit in different reporting neighbourhoods and different catchments.
  2. Price against the right comparables. With 0 detached sales on this shore in September 2026, I pull comparable sales over a longer window and from neighbouring Barber Street and Heritage Mountain, then adjust for water frontage, view, slope and how much of the lot is usable. Waterfront and non-waterfront homes are different markets.
  3. Read the land, not just the house. Port Moody's Official Community Plan sets development permit areas for environmentally sensitive areas (DPA 4) and for protection of development from hazardous conditions (DPA 5). In DPA 5 a geotechnical engineer's report is required; in DPA 4 a qualified environmental professional's report is. If you plan to renovate, rebuild or add units, find out which applies before your subjects come off.
  4. Treat the waterfront as a separate file. A water-lot licence, a dock, the foreshore and any charges on title all need your lawyer's review alongside the contract of purchase and sale.
  5. Inspect older houses properly. For older homes, ask about heating history (including whether there was ever an oil tank), drainage on sloped lots, and which past renovations were done with permits.
  6. For Newport Village condos, read the strata. Ask for the depreciation report, at least two years of minutes and any building-envelope or repair history, and compare strata fees building to building rather than assuming they are similar.

For clients, I set up daily MLS®-filtered alerts for this shore so new listings reach you the day they list, and I respond promptly when one looks right.

Selling here

Selling a north-shore home.

The north-shore detached benchmark was $1,721,000 in September 2026, but your price comes from comparable sales, not the index. I price homes from accurate comparable sales, and on a shore with 14 detached listings competing and few recent sales, an ambitious list price mostly just joins the pile.

Prepare the documents for anything unusual before you list: the water-lot licence and dock approvals, a survey, any geotechnical or environmental reports, and permits for past work. Buyers on this shore ask about these early; having them ready shortens due diligence and keeps a deal together.

Then sell what a buyer cannot get elsewhere: the water, the light, the trail and beach a short distance away, and — for older houses — the lot and its options. Start with a 20-minute Equity Map call, or see what your Port Moody home is worth.

Decision framework

Is the north shore the right fit?

Pleasantside is a strong fit if…

  • You want to live beside the Inlet, with Old Orchard Park and the Shoreline Trail as your everyday outdoor space.
  • You value quiet residential streets over shops at the end of the block.
  • You use Sasamat Lake, Belcarra or Anmore often — this shore is on the way.
  • You are comfortable doing real due diligence on slope, waterfront or older-house questions.
  • For condos: you want Newport Village's walk to Inlet Centre Station.

It may be less ideal if…

  • You want to walk to groceries and cafés from a detached home — Moody Centre or Inlet Centre serve that better.
  • You need a flat, regular lot with a simple renovation path — many lots here are sloped or irregular.
  • You need a specific school catchment and the address has not been confirmed in the SD43 locator.
  • You want plenty of choice: detached supply on this shore is thin in any given month.

FAQ

Pleasantside & the north shore — the questions buyers actually ask.

Is Pleasantside the same as “North Shore Pt Moody”?

Not exactly. Pleasantside is the historic residential neighbourhood on the north shore of the Port Moody Arm, along Ioco Road. “North Shore Pt Moody” is the Greater Vancouver REALTORS® reporting neighbourhood, and MLS® records carrying it include Pleasantside streets such as Alderside Road, waterfront Ioco Road homes and the Newport Village condos on Newport Drive. Some uphill Ioco Road and April Road homes are coded Barber Street instead, so check the sub-area on each listing.

Does “North Shore” here mean North Vancouver?

No. In Port Moody listings, “North Shore Pt Moody” means the north side of Port Moody's arm of Burrard Inlet — Pleasantside, the Ioco Road shoreline and Newport Village. It has nothing to do with the City or District of North Vancouver or West Vancouver.

What do homes cost on Port Moody's north shore?

In September 2026, the GVR North Shore Pt Moody benchmarks were $1,721,000 for detached (−11.1% year over year), $757,600 for townhouses and $722,200 for apartments. A benchmark is a typical-home price, not an average, and with only a few sales a month it moves a lot. Waterfront and view homes can sit far from the detached benchmark in either direction, so price from comparable sales.

Which school serves Pleasantside?

Pleasantside Elementary (195 Barber Street, Kindergarten to Grade 5) is the SD43 school named for the neighbourhood. When SD43 opened Eagle Mountain Middle in Anmore, the Tri-City News reported that the Pleasantside elementary catchment was assigned to it, with a small number of Pleasantside students in a dual catchment with Moody Middle. Catchments split street by street, and Newport Village condos may fall in a different one, so confirm the exact address with the SD43 School Locator.

How is Pleasantside different from Ioco, April Road and Klahanie?

Ioco is the historic Imperial Oil company townsite further along the shore, and April Road is a residential street that MLS® codes as Barber Street — both are covered in my Ioco & April Road guide. Klahanie is Polygon's condo and townhome village beside Rocky Point, coded Port Moody Centre. Pleasantside is the residential shoreline in between, along Ioco Road.

Is there a beach on the north shore?

Yes. Old Orchard Park, on the north shore of the Port Moody Arm, has Port Moody's only salt-water swimming beach, plus a playground, a picnic shelter and tide-dependent beach launching for kayaks and paddleboards. The Shoreline Trail connects it to Rocky Point Park, about 6 km return.

Can I add units to a Pleasantside lot?

Possibly. Since June 2024, Port Moody's small-scale multi-unit housing zoning allows up to four units on eligible lots of 280 to 4,050 m² (up to six near frequent bus service, three on smaller lots). Building schemes can block it, and on sloped or sensitive lots the development permit guidelines for hazardous conditions and environmentally sensitive areas still apply, which can mean geotechnical or environmental reports. Confirm with the City before you buy for that purpose.

Can I get to Sasamat Lake and Belcarra by bus from here?

Yes. TransLink routes 181 and 182 run from Moody Centre Station through Ioco to Belcarra, with extra weekend and holiday trips in summer. Schedules change seasonally, so check the current timetable; the Village of Belcarra posts updates. By car, Ioco Road leads to First Avenue and Bedwell Bay Road, and summer parking at the lake fills early.

Sources & method

How this guide was put together.

Market figures come from the Greater Vancouver REALTORS® REALTOR® Report neighbourhood table for Port Moody (North Shore Pt Moody) and the Port Moody city figures for September 2026, refreshed October 25, 2026; they update monthly. Sub-area coding was checked against individual MLS® listing records for Newport Drive, Alderside Road, Ioco Road, April Road and Klahanie Drive. History comes from the Canadian Register of Historic Places entries for the Miller and Gilfillan residences and the BC Geographical Names record for Ioco. Parks and trail facts come from the City of Port Moody's Shoreline Trail page and its Rocky Point and Old Orchard parks master-plan background; zoning from the City's SSMUH and development permit pages; transit from the Village of Belcarra's transit page; school details from SD43, the BC Ministry of Education and Child Care's school profile, and Tri-City News reporting on SD43's Eagle Mountain Middle catchment. Where I could not verify something, I left it out.

The north shore, done properly, starts with one conversation.

Twenty minutes is enough to pin down which sub-area and catchment a specific address sits in, what the comparable sales actually say, and whether this shore fits how you live. You'll have a written one-page plan within 24 hours.

Schools on the north shore

Schools that serve Pleasantside.

North-shore addresses are served by School District 43 (SD43). Pleasantside Elementary (195 Barber Street, Kindergarten to Grade 5) is the school that shares the neighbourhood's name. When SD43 opened Eagle Mountain Middle (110 Dogwood Drive, Anmore), the Tri-City News reported that the board assigned the Anmore, Aspenwood, Pleasantside and Heritage Mountain elementary catchments to it, with a small number of Pleasantside students in a dual catchment with Moody Middle.

Catchments split street by street and are reviewed over time, and Newport Village condos may sit in a different catchment altogether. Treat this as a starting point and confirm the exact address — including the secondary school — in the SD43 School Locator before you write an offer.
