The Tri-Cities market, neighbourhood by neighbourhood.

Coquitlam, Port Moody and Port Coquitlam don’t move as one market. This map puts every Tri-Cities neighbourhood with a published GVR benchmark side by side — benchmark price, 12-month change and how fast homes are selling — for detached homes, townhouses and condos. Tap any neighbourhood to see its numbers and its trend.

The short answer · Which Tri-Cities neighbourhoods are up or down this year?

In September 2026, 36 of the 38 Tri-Cities neighbourhoods on this map had a published detached benchmark, and none of them were higher than a year earlier. The smallest decline was Hockaday (−2.3%); the largest decline was Glenayre (−20.6%). The highest detached benchmark was Anmore at $3,063,700.

City-wide detached sales-to-active ratios were 9.8% in Coquitlam (buyer-leaning), 10.8% in Port Moody (buyer-leaning) and 15.3% in Port Coquitlam (balanced range) for the month. GVR notes downward price pressure when the ratio stays below 12% for a sustained period and upward pressure when it stays above 20% over several months.

How to read it

Three things to know before you draw conclusions.

Colour is the story

Switch between 12-month change, market pace and price. A neighbourhood can be expensive and still be losing value, or be cheaper and selling fast — flipping the colour shows you which.

Tap for the full read

Each label shows the measure you picked. Tap one for the benchmark, the monthly trend, sales against active listings, and how it compares with the city. Zoom in to see neighbourhood names.

Faded means thin

In the “Market pace” view, a faded label had fewer than 5 sales or 10 listings that month, so one sale can swing its ratio. Read it beside the city figure, and over several months rather than one.

Learn the basics

Turn the map into a good decision.

The map shows where each neighbourhood stands. These guides explain what the numbers mean for a sale, a purchase or a move up.

No question too basic

Your address, priced by a person

Want the number for your actual home? Get your Equity Map.

The benchmark tells you where your neighbourhood stands. Your Equity Map tells you where your home stands: a one-page, written read built from recent comparable sales and the active competition around your address, and what you’d walk away with after costs. I prepare every one myself — not an algorithm — and usually send it within 24 hours (business days).

  • A likely sale range from recent comparable sales near your address
  • What’s listed against you right now — the homes buyers will compare yours with
  • Estimated net proceeds after selling costs
  • An optional 20-minute call to walk through it — usually a same-day reply to book

Who’s behind the numbers

Sourced numbers, read by someone who lives here.

I’m Craig Johnston. I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. The question I hear most from homeowners is simple: what’s happening to prices in my neighbourhood? It deserves a straight, sourced answer — not a guess dressed up as an algorithm. That’s why these tools only show what Greater Vancouver REALTORS® actually published, and why the number for your own address is one I prepare myself.

“We had a fantastic experience working with Craig on the purchase of our first home in Coquitlam. He was incredibly friendly and responsive, always quick to answer our messages and questions. Throughout the process, he took the time to walk us through each step so my partner and I always knew exactly what was going on and what to expect next. Craig also gave us honest, helpful opinions on properties we were considering, which really helped guide us toward a place we love. On top of that, he connected us with a great broker and lawyer, making the whole process feel seamless. We're so happy in our new home and couldn't have done it without him. Highly recommend Craig to anyone buying a home!”

Questions answered straight

Tri-Cities Market Map: your questions, answered.

What people ask once they’ve explored the map.

What do the colours on the map mean?

You choose. “12-month change” colours each neighbourhood by how far its GVR benchmark moved over the year (blues are declines, gold is flat or up). “Market pace” colours by the month’s sales-to-active ratio: buyer-leaning under 12%, balanced range 12–20%, seller-leaning over 20%. “Price” splits neighbourhoods into four bands by benchmark. GVR notes that home prices tend to come under downward pressure when the sales-to-active ratio stays below 12% for a sustained period, and upward pressure when it stays above 20% over several months. The labels here (buyer-leaning under 12%, balanced range 12–20%, seller-leaning over 20%) describe a single month only — one month, especially in a small neighbourhood, isn’t a trend.

Why do some neighbourhoods show a dash instead of a number?

GVR published no benchmark for that home type in that neighbourhood this month — usually because there were no reportable sales of that type. I show that as a gap rather than estimating a figure.

Are the neighbourhood boundaries on the map exact?

No. GVR doesn’t publish its neighbourhood boundaries as a map layer, so each label sits at the approximate heart of the neighbourhood. If your street is near an edge, it may report under the neighbourhood next door — ask me and I’ll confirm it.

Which Tri-Cities neighbourhood has the highest detached benchmark?

In September 2026 it was Anmore at $3,063,700. Anmore is reported inside GVR’s Port Moody table, so it appears on this map with Port Moody’s neighbourhoods.

Is it a buyer’s or seller’s market in the Tri-Cities right now?

It depends on the city and the home type, and one month isn’t a trend. For September 2026, the sales-to-active ratios were: Coquitlam detached 9.8%, townhouse 13.3%, condo 10.5%; Port Moody detached 10.8%, townhouse 19.0%, condo 14.8%; Port Coquitlam detached 15.3%, townhouse 20.6%, condo 8.6%. Switch the map to “Market pace” to see it neighbourhood by neighbourhood.

Can this map tell me what my home is worth?

No — and I don’t publish an automated number for any address, because without seeing the home and the comparable sales around it, that would be a guess. The map shows published neighbourhood benchmarks. For your address, request an Equity Map; I prepare it myself, usually within 24 hours (business days).

How often does the map update?

Every month, after GVR publishes its REALTOR® Reports and the figures pass this site’s automated checks. The current data is September 2026; each neighbourhood’s trend line gains a point every month.
