Two things stand out. First, supply: 300 condos and 85 detached homes were listed against a small number of sales, which gives buyers room to compare and negotiate. Second, the samples: 2 detached and 4 townhome sales are too few for the benchmark to be precise, so watch the direction over several months rather than any single reading.

Neighbourhood read

What GVR's Coquitlam West covers — and why it is changing.

Coquitlam West is the GVR neighbourhood for the Burquitlam and Austin Heights side of southwest Coquitlam, on the Burnaby border. It mixes older detached streets, townhome complexes and a growing number of condo towers around the Millennium Line. Maillardville, to the south, is reported by GVR as its own neighbourhood.

Much of the area's value story is land use. The City's Burquitlam-Lougheed Neighbourhood Plan guides growth near North and Clarke Roads, the Austin Heights Neighbourhood Plan covers the Austin Avenue area, and land within 800 metres of Burquitlam and Lougheed Town Centre stations is a provincially designated Transit-Oriented Area. On May 27, 2026, Council adopted the Southwest Shoulders and Corridors amendments, allowing new medium-density housing and townhousing near the two stations and along Austin Avenue.

For a detached owner, that means two separate questions: what your home is worth to someone who wants to live in it, and whether your lot is worth more to a builder under the new rules. For condo and townhome owners, the neighbourhood matters less than the specific building or complex. Local detail lives in the Burquitlam guide and the Austin Heights guide.

What lifts value

Features buyers pay for in Coquitlam West.

None of these has a fixed dollar value — recent comparable sales decide what each is worth at the time.

  • Walking distance to Burquitlam or Lougheed Town Centre SkyTrain
  • For detached homes: a lot whose size, shape and designation suit the City's adopted land-use plans
  • For condos and townhomes: healthy strata finances, a current depreciation report and no surprise levies
  • Newer construction, or an older home with documented updates (roof, windows, mechanical, kitchen and baths)
  • Parking, storage and a layout that works for the buyer most likely to purchase
  • A quieter street or exposure away from busy arterials and construction

What holds value back

Issues to price honestly.

  • Upcoming special levies, a thin contingency reserve fund or building-envelope work noted in strata documents
  • Rental or pet restrictions that shrink the buyer pool for a strata unit
  • Construction nearby and the traffic and noise that come with it
  • Detached homes that need major work, where the buyer prices in the renovation or rebuild
  • Unpermitted suites or additions
  • Pricing a lot as a development site when its size, shape or designation do not support it

Coquitlam West · who actually buys here

Who buys in Coquitlam West — and the pricing mistakes that cost sellers most.

Coquitlam West has more than one buyer pool. Condo buyers are often first-time buyers and downsizers who want SkyTrain and shops within walking distance. Townhome buyers are usually young families who want more space without a detached price. Detached buyers include families who want a yard close to transit — and, on some lots, builders looking at what the new land-use rules allow.

The costly mistake is marketing to the wrong pool. A detached lot with genuine redevelopment potential, marketed only as a family home, can leave money on the table. The reverse is just as common: a lot with no realistic redevelopment path, priced as though a builder will pay land value, sits while the market moves on.

On the strata side, the mistake is pricing off the neighbourhood benchmark instead of the building. Two condos of the same size in Coquitlam West can be far apart in value because of strata health, age, exposure and parking.

Coquitlam West · what an estimator misses

Why an online estimate struggles with Coquitlam West.

Automated estimates average recent nearby sales. In Coquitlam West, recent nearby sales can be very different products: a 1970s bungalow, a new tower suite and a 1990s townhome may sit within a few blocks.

A model cannot see the land-use designation on your lot, the depreciation report for your building, or whether a suite is permitted. Those are often the items that decide the price here.

Land-use changes also run ahead of the data. When rules change, as they did in spring 2026, it takes time for sales that reflect the new rules to appear — and a model only knows the sales that have already closed.

What this means practically: treat any online figure — including the assessed value on your tax notice — as a starting point for a conversation, not as a number to price against. An assessment is a mass-appraisal estimate set at a fixed date for taxation; market value is what a real buyer will pay for your specific property today. They routinely differ, in both directions.

General information for Coquitlam West homeowners, not an appraisal or a formal valuation. Every property is assessed on its own facts — condition, lot or building, land use and timing. Market figures are current as at the date shown on this page.

How Craig values your home

The Coquitlam West valuation method, step by step.

  1. Comparable sales. Recent sales of the same property type in Coquitlam West — in your own building or complex first for strata homes — adjusted for size, age, condition, exposure and parking.
  2. Land use. For detached homes and larger lots, the City's adopted designation for your site, distance to the nearest SkyTrain station and what neighbouring lots are doing.
  3. Strata review. For condos and townhomes, the depreciation report, contingency reserve fund, recent minutes and bylaws, because buyers and lenders will read them.
  4. Active competition. What else is listed now at your price and size, since that is what buyers will compare you with.

The result is a price range with the reasoning behind it and a short list of what to fix, document or disclose before listing. It starts with a free 20-minute home-evaluation (Equity Map) call, with a same-day response when you reach out.

Frequently asked

Coquitlam West home value — frequently asked

How much is my Coquitlam West home worth right now?

For September 2026, Greater Vancouver REALTORS® benchmarked a typical Coquitlam West detached home at $1,634,400, a townhome at $1,029,900 and a condo at $664,800. A benchmark describes a typical home, not an average and not your home. Your value depends on the lot or the building, age, condition, layout, and — increasingly in this area — what the City's land-use plans allow on your site.

Are Burquitlam and Austin Heights part of Coquitlam West in GVR's numbers?

Yes. Coquitlam West is the GVR neighbourhood that takes in the Burquitlam and Austin Heights area of southwest Coquitlam. Maillardville is reported separately, with its own benchmark — see the Maillardville guide. The exact boundaries follow GVR's map, so ask which sub-area your address is coded to on MLS® before comparing.

Does being near Burquitlam or Lougheed Town Centre SkyTrain change my land value?

It can. Areas within 800 metres of SkyTrain stations, including Burquitlam and Lougheed Town Centre, are designated Transit-Oriented Areas under provincial rules: the Province sets minimum allowable heights and densities, and minimum residential parking requirements have been removed (except accessible parking). Whether that adds value to your property depends on lot size, shape, the City's land-use designation and what neighbouring owners do, so it is assessed site by site.

What did Coquitlam's Southwest Shoulders and Corridors changes do?

On May 27, 2026, Coquitlam Council adopted amendments that complete the City-led Southwest Shoulders and Corridors review for the neighbourhoods near Burquitlam and Lougheed Town Centre stations and along Austin Avenue. They allow new medium-density housing, townhousing and local-serving commercial space, and the City expects about 2,300 additional homes. Some small-scale residential areas were kept as they were, so check your own address against the adopted plan.

How do I price a Coquitlam West condo when so many are listed?

Compare inside your own building and against the closest similar buildings. In September 2026 GVR counted 31 condo sales against 300 active listings in Coquitlam West, so buyers have choice. What separates one unit from another: the strata's finances and depreciation report, upcoming levies, building age and any remaining new-home warranty, exposure and floor, parking and storage, and the bylaws on rentals and pets.

Why is my BC Assessment different from what my home would sell for?

Your assessment is a mass-appraisal estimate set at a valuation date of July 1 of the previous year, built for property tax. It values the property as it stands and can lag both the market and land-use changes. In a market that has moved since that date, or where redevelopment potential matters, the gap between assessment and sale price can be wide in either direction.

Is Coquitlam West a buyer's or seller's market right now?

In September 2026 all three property types read as a buyer's market on GVR's rule of thumb, which treats a sales-to-active ratio under 12% as buyer's and over 20% as seller's. The ratios were 2.4% for detached, 8.0% for townhomes and 10.3% for condos. The detached figure rests on 2 sales, so it moves a lot month to month.
