The first-time condo buyer
Glenwood’s apartment benchmark was $487,800 in September 2026, below the Port Coquitlam figure of $550,000. For a buyer who wants to own rather than rent and can live with an older low-rise building, that gap is the point.

Glenwood is the established neighbourhood just north of Lougheed Highway in central Port Coquitlam, running from the Coquitlam River across to Coast Meridian Road. It is one of the few PoCo pockets where Greater Vancouver REALTORS® reports all three home types — detached houses, townhouse complexes and low-rise condos — so it works for a first condo, a first townhouse and a family house without changing neighbourhoods. This guide covers where it is, what the housing actually is, schools, the Traboulay PoCo Trail on its western edge, getting to SkyTrain and the West Coast Express, and what the September 2026 numbers say.

Glenwood is small, so each figure rests on a handful of sales and can move noticeably from one month to the next. Read them alongside the citywide Port Coquitlam numbers, which are steadier.

Most people who live in Port Coquitlam know Glenwood by feel rather than by its lines. It’s the central block of the city that sits north of the highway — close enough to downtown to drive there in a few minutes, but on the residential side of Lougheed.
The edges. Glenwood is generally described as the area north of Lougheed Highway, with the Coquitlam River on its west side and Coast Meridian Road on its east side. Shaughnessy Street runs north–south through the middle of it. Neighbourhood names are a real estate and GVR convention rather than a City of Port Coquitlam boundary, so two websites can draw the northern edge slightly differently. If a listing says “Glenwood PQ”, that’s the GVR sub-area the listing REALTOR® filed it under.
The streets you’ll see. Listings filed as Glenwood PQ come from streets such as Prairie Avenue, Coquitlam Avenue, Westminster Avenue, Fraser Avenue and Shaughnessy Street itself. The Shaughnessy Park townhouse complex at 3655 Shaughnessy Street — where I listed a three-bedroom townhouse in September 2026 — sits right against the Coquitlam River corridor on the west side of the neighbourhood.
What’s around it. Downtown Port Coquitlam, Leigh Square and the Shaughnessy Street shops are just south across Lougheed. The Canadian Pacific rail yard lies south of the highway as well; the Coast Meridian Overpass, opened in 2010, carries traffic over the yard from Coast Meridian Road and Lougheed Highway on the north side to Kingsway Avenue and Broadway Street on the south side. Oxford Heights and the newer Burke Mountain streets are further north and north-east.
Why the location matters. Glenwood’s appeal is mostly about being in the middle of things. From Shaughnessy Park, downtown PoCo and Leigh Square are about a six-minute drive, Coquitlam Centre about ten, and the Coquitlam River section of the Traboulay PoCo Trail is beside the complex (Google Maps estimates, September 2026). That central position is the reason people buy here instead of further up the hill.
Glenwood is an established neighbourhood, not a new subdivision. That cuts both ways: mature trees, finished streets and real yards, but also older buildings that need a proper inspection and, for stratas, a careful read of the documents.
Detached houses. Most of the land is single-family streets of older detached homes on established, mostly flat lots, with mature trees along many of the blocks. Some houses have secondary suites. A suite can be a real help with the mortgage, but whether it’s a permitted suite is something to confirm with the City, not assume from the listing. In September 2026 GVR counted 43 active detached listings in Glenwood and 1 detached sale.
Townhouse complexes. Glenwood has a layer of established townhouse communities. Shaughnessy Park, for example, is a 32-home complex built in 1982, with two-storey homes, single garages and landscaped common grounds. Complexes of that age can be excellent value, but the price of a townhouse is only half the story — the depreciation report, the contingency reserve fund and the roof, window and envelope history matter just as much. GVR counted 9 active townhouse listings in September 2026, so supply at any one time is thin.
Low-rise condos. The apartment supply is mostly low-rise buildings, including some close to Lougheed Highway and Shaughnessy Street. Glenwood’s apartment benchmark sat $62,200 below the citywide Port Coquitlam figure in September 2026, which makes it one of the more accessible places in the Tri-Cities to buy a first home. There were 31 active apartment listings that month.
Room to add a unit. Port Coquitlam now allows a detached laneway home of up to 90 m² (968 sq ft) on most RS-zoned single-family lots, under rules the City publishes on its accessory dwelling units page. If you’re buying a Glenwood house partly for that option, check the zoning, the lot, lane access and the City’s servicing requirements before you write the offer. My multiplex, suite and laneway rules guide walks through the rules and the costs.
Glenwood’s three benchmarks set beside the citywide Port Coquitlam figures for September 2026. The neighbourhood numbers are the more specific read; the city numbers are the steadier one. Neither replaces the recent comparable sales for the specific home you’re looking at.
| Home type | Glenwood benchmark (September 2026) | Port Coquitlam citywide | Glenwood sales · active |

| Townhouse | $818,900 (−5.7% YoY) | $834,300 (−7.8% YoY) | 3 · 9 |

How to read this: with 1 detached sale against 43 listings, GVR’s ratio puts Glenwood detached in a buyer's market this month. With 3 townhouse sales against 9 listings, townhouses read as a seller's market, and apartments as a balanced market. On samples this small, one or two sales flip the label — treat it as a direction, not a verdict. The full monthly picture is in my Port Coquitlam market report; live inventory is on Port Coquitlam homes for sale and Port Coquitlam townhomes.
Glenwood’s trade is location and range over newness and views. Because it has condos, townhouses and houses within a few blocks of each other, it suits people at very different stages — and it’s one of the few places where a family can move up twice without changing neighbourhoods.
Glenwood’s apartment benchmark was $487,800 in September 2026, below the Port Coquitlam figure of $550,000. For a buyer who wants to own rather than rent and can live with an older low-rise building, that gap is the point.
The classic first move up: out of a two-bedroom condo and into a home with stairs, a garage and a patch of yard. Glenwood’s established townhouse complexes are where that move often happens — with the caveat that supply is thin and the strata documents need a careful read.
A buyer who wants a detached house with a yard on flat, established streets, a few minutes from downtown PoCo and Lougheed Highway, and who would rather spend on the house than on newer construction further up the hill. Some will look for a suite or laneway-home potential.
Runners, dog owners and cyclists who want the Traboulay PoCo Trail at the end of the street. The trail follows the Coquitlam River along Glenwood’s western edge and connects into the full loop around the city.
Day to day, Glenwood is a car-and-trail neighbourhood: the river on one side, the city’s main shopping street a short drive south, and the highway at the bottom of the hill for everything else.
The Traboulay PoCo Trail is a 25-kilometre loop around Port Coquitlam on gravel and paved paths, and its Coquitlam River section runs along Glenwood’s western side. Coquitlam River Park is about 700 metres along the trail from Shaughnessy Park — roughly a nine-minute walk.
The everyday run points south along Shaughnessy Street. Shaughnessy Station shopping centre (2850 Shaughnessy Street) has Shoppers Drug Mart, banking and restaurants, with a Safeway beside it, at the edge of downtown PoCo. Coquitlam Centre is about a ten-minute drive west.
McLean Park sits inside the neighbourhood off Fraser Avenue. For bigger facilities, the Port Coquitlam Community Centre (2150 Wilson Avenue) is downtown, Hyde Creek Recreation Centre is about a six-minute drive from Shaughnessy Park, and Gates Park (2300 Reeve Street) is the city’s main field-and-diamond park south of downtown.
Glenwood’s southern edge is Lougheed Highway, and the CP rail yard lies just south of it. Homes on the quieter interior and river-side streets live very differently from those on the arterials. Visit a short-listed home at rush hour and again in the evening before you commit.
Glenwood has no SkyTrain station of its own — Port Coquitlam has none — but it sits on the Lougheed Highway rapid-bus corridor and within a short drive of two West Coast Express stations.
TransLink’s R3 Lougheed Hwy RapidBus, running since January 2020, connects Coquitlam Central Station with Haney Place in Maple Ridge along Lougheed Highway, with a stop at Shaughnessy Street on Glenwood’s southern edge. Coquitlam Central is the transfer point to the Millennium Line SkyTrain.
Route 173 (Cedar / Coquitlam Central Station) runs through and around Glenwood on Shaughnessy Street, Oxford Street, Coquitlam Avenue, Coast Meridian Road and Prairie Avenue. Check TransLink’s trip planner for current schedules — routings and frequencies change.
The weekday West Coast Express commuter train stops at Port Coquitlam Station (about an eight-minute drive from Shaughnessy Park) and at Coquitlam Central Station (about eleven minutes), running to Waterfront Station in downtown Vancouver.
Lougheed Highway is the main east–west route: west to Coquitlam, east over the Pitt River toward Pitt Meadows and Maple Ridge. The Coast Meridian Overpass crosses the rail yard from Coast Meridian Road to Kingsway Avenue and Broadway Street, the quick way to the south side of the city.
Drive times are Google Maps estimates from 3655 Shaughnessy Street, September 2026; actual times vary with traffic. Transit details: TransLink and published route records — confirm current service in TransLink’s trip planner.

The honest read: Glenwood and Oxford Heights landed within a few thousand dollars of each other on detached benchmarks this month, while Citadel sat higher. Central Port Coquitlam’s townhouse benchmark was lower than Glenwood’s, but its condo benchmark was higher. Reading these two columns honestly saves time. Glenwood is a practical neighbourhood — it rewards people who value location and range more than polish.
Glenwood has three markets in one neighbourhood, and in September 2026 they were behaving differently. The strategy follows the home type, not the postal code.
I don’t live in Glenwood, and I won’t pretend to. I’ve lived in the Tri-Cities for more than 47 years, and most of my clients are families moving up — often from a condo to a townhouse, or a townhouse to a house — which is exactly the ladder Glenwood offers. What I bring is the read on the specific home: how it compares with the recent sales around it, what the strata documents are really saying, and how to time a sale and a purchase so you’re not carrying two homes. I respond the same day, and after a 20-minute strategy call you get a written one-page plan within 24 hours.

Quick answer
What is Glenwood, and who is it for?
Glenwood is an established neighbourhood in central Port Coquitlam, generally described as the area north of Lougheed Highway between the Coquitlam River and Coast Meridian Road. It mixes older detached homes, 1980s-era townhouse complexes and low-rise condos, with the Traboulay PoCo Trail along the river on its western edge and downtown PoCo just south across the highway. GVR’s September 2026 Glenwood benchmarks were detached $1,209,100, townhouse $818,900 and apartment $487,800, each on a small number of sales. It suits first-time condo buyers, families moving from a condo to a townhouse, and detached buyers who want a central location over newer construction. Schools are SD43; confirm any address in the SD43 School Locator. Written by Craig Johnston, REALTOR® V99960, Royal LePage Elite West.
Glenwood is in central Port Coquitlam, generally described as the area north of Lougheed Highway between the Coquitlam River on the west and Coast Meridian Road on the east, with Shaughnessy Street running through the middle. Downtown Port Coquitlam is just south across Lougheed. “Glenwood PQ” is a Greater Vancouver REALTORS® sub-area name rather than an official City boundary, so always confirm how a specific listing has been classified.
Greater Vancouver REALTORS® benchmarks for Glenwood in September 2026 were: detached $1,209,100, townhouse $818,900 and apartment $487,800. A benchmark is a typical home, not an average sale, and Glenwood’s figures rest on very few sales each month, so the price of a specific home comes from its recent comparable sales.
All three. Glenwood has older detached homes, established townhouse complexes such as Shaughnessy Park (32 homes, built in 1982) and low-rise condo buildings. In September 2026 GVR counted active listings in the neighbourhood of: detached 43, townhouse 9 and apartment 31.
Glenwood is in School District 43 (Coquitlam). James Park Elementary on Westminster Avenue is in the Glenwood area, and École Kwayhquitlum Middle (3280 Flint Street) and École Coquitlam River Elementary (4250 Shaughnessy Street) are nearby. SD43 sets catchments by street address and lines can split a neighbourhood street by street, so check any address in the SD43 School Locator before relying on a school.
Port Coquitlam has no SkyTrain station. The R3 Lougheed Hwy RapidBus stops at Shaughnessy Street on Glenwood’s southern edge and runs to Coquitlam Central Station, where the Millennium Line and the West Coast Express stop. By car, Port Coquitlam’s West Coast Express station is about eight minutes from Shaughnessy Park and Coquitlam Central about eleven, according to Google Maps.
Yes. The Coquitlam River section of the 25-kilometre Traboulay PoCo Trail runs along Glenwood’s western edge, and Coquitlam River Park is about 700 metres along the trail from Shaughnessy Park at 3655 Shaughnessy Street — roughly a nine-minute walk.
It depends on the home type. In September 2026, GVR’s sales-to-active ratios put Glenwood detached homes in a buyer's market, townhouses in a seller's market and apartments in a balanced market. These are based on a handful of sales, so one or two transactions can change the reading the following month.
Possibly. Port Coquitlam now allows a detached laneway home of up to 90 square metres (968 sq ft) on most RS-zoned single-family lots, subject to the City’s setbacks, permit process and servicing requirements. Whether a particular Glenwood lot qualifies depends on its zoning, size and access, so confirm with the City before you buy for that reason.
Whether it’s a first condo near Lougheed, a townhouse by the river trail, or selling a Glenwood home to move up, the next step is the same: a 20-minute call, a written one-page plan within 24 hours, and pricing built from real comparable sales. If you’re selling first, start with an Equity Map.
