Birchland Manor, Port Coquitlam — a small north-side pocket of established family homes, explained straight.
Birchland Manor is one of the smallest neighbourhoods Greater Vancouver REALTORS® tracks in Port Coquitlam: a small set of mostly older detached streets on the city’s north side, around Prairie Avenue and two SD43 elementary schools. It rarely gets its own write-up, so most buyers only meet it through a listing. This guide covers what is actually here, who it suits, how the bus and train connections work, what the September 2026 numbers say, and how to buy or sell in a pocket where a month can bring a single sale.

Greater Vancouver REALTORS® (GVR) publishes a detached benchmark for Birchland Manor in its monthly REALTOR® Report neighbourhood tables — and only a detached one, which tells you what the pocket mostly is. A benchmark is the modelled price of a “typical” home, not an average of what sold. In September 2026 it rested on 1 sale, so it can swing noticeably from one month to the next. The citywide Port Coquitlam figures beside it are the steadier reference.

Where Birchland Manor is, and what you’re actually buying.
Birchland Manor is a name you mostly see on MLS® listings. It is one of the neighbourhood sub-areas GVR uses to report Port Coquitlam prices, not a strata or a branded development, and there is no sign at the edge of it.
Location. It sits on the north side of Port Coquitlam, north of the Lougheed Highway and downtown. The easiest way to place it is by its two schools: Birchland Elementary at 1331 Fraser Avenue and Cedar Drive Elementary at 3150 Cedar Drive. Prairie Avenue is the main east–west road through the area, and Coast Meridian Road — the north–south arterial up toward Burke Mountain — runs along its edge. Homes recently listed under the Birchland Manor sub-area include addresses on Prairie Avenue, Barberry Drive, Larch Way, Laburnum Avenue, Glade Court and Rosewood Street. Its neighbours in GVR’s map are other north-side sub-areas such as Lincoln Park, Riverwood and Glenwood.
One practical warning about the boundary. Local brokerage write-ups describe Birchland Manor’s edges differently, and GVR’s sub-area lines do not match school catchments or the City’s planning areas. Before you lean on the name, check two things for any specific address: the sub-area on the MLS® listing itself (which drives which comparable sales get used) and the SD43 catchment (which drives where the kids go to school). They are not the same map.
The housing. This is a detached-home pocket first. Neighbourhood profiles from local brokerages describe it as mostly established single-family homes from the 1970s and 1980s, with newer rebuilds and some townhouses mixed in — and the listing records bear that out at both ends: a 1973 house on Glade Court, and a 2007 two-storey on a 33-foot-wide lot on Prairie Avenue.
What that means for a buyer: you are mostly choosing between an original home you will update, an original home someone has already updated, and an occasional newer rebuild. Condition matters more than the address here. Two houses on the same street can be a full renovation apart, which is exactly why a single benchmark number is a weak guide in this pocket.
Who Birchland Manor suits
Four buyers who tend to look here.
Every neighbourhood is a trade. Birchland Manor’s trade is an older, settled detached street with schools close by, in exchange for newer finishes, views or a walkable downtown. If one of these four sounds like you, keep reading.
01
The first detached buyer
Moving up from a townhouse or condo and wanting a yard. In September 2026 Birchland Manor’s detached benchmark was $1,126,700 against $1,240,600 citywide — on 1 sale, so treat the gap as a direction, not a discount you can count on.
02
The walk-to-school family
Two SD43 elementary schools — Birchland and Cedar Drive — sit inside the area. Cedar Drive also hosts a StrongStart BC drop-in, the Province’s free early-learning program for children up to age five with a parent or caregiver. Which school your address feeds is set by SD43, street by street.
03
The long-hold renovator
Someone who would rather buy an original 1970s or 1980s house and update it over time than pay for someone else’s renovation. Port Coquitlam’s small-scale housing rules now allow a laneway home or garden suite on most single-family lots, which can change the math on the right lot.
04
The transit-reliant household
A family with one car, or a teenager who needs to get around. The 173 bus runs along Cedar Drive, Prairie Avenue and Coast Meridian Road to both Port Coquitlam Station and Coquitlam Central Station, where the West Coast Express and SkyTrain’s Millennium Line connect.
The price ladder
What each home type in Birchland Manor is measured against.
Birchland Manor is overwhelmingly detached, with a small amount of townhouse supply. GVR publishes a Birchland Manor benchmark for detached homes only, so the townhouse row uses the citywide Port Coquitlam figure.

What it typically is here
What to check first
Detached homes
Birchland Manor $1,126,700 (1 sale) · PoCo citywide $1,240,600
The bulk of the pocket — family homes from the subdivision’s original era, some updated, plus the occasional newer rebuild on a narrower lot.
Age of roof, windows, electrical and plumbing; whether any suite is permitted; lane access and lot size if you’re thinking about a laneway home.
Townhomes
No Birchland Manor figure · PoCo citywide $834,300
Limited supply. When one comes up it is often the only way into the pocket below detached pricing.
Strata minutes, the depreciation report and the contingency reserve fund — older complexes can face special levies for major repairs.
The four things Birchland Manor buyers ask about in the first week, with only what can be checked. Distances are left out on purpose — they depend entirely on which street you are on.
SD43 schools
Birchland Manor is in School District 43 (Coquitlam). Two public K–5 schools are in the area: Birchland Elementary (1331 Fraser Ave) and Cedar Drive Elementary (3150 Cedar Dr). Middle and secondary assignment depends on the exact address. Catchments split street by street, so confirm every address in the SD43 School Locator.
Transit & commute
TransLink’s 173 Coquitlam Central Station/Cedar runs along Cedar Drive, Prairie Avenue and Coast Meridian Road to Port Coquitlam Station and Coquitlam Central Station. The West Coast Express stops at both on weekdays — trains to Waterfront in the morning, back in the late afternoon and evening. Coquitlam Central is also on the SkyTrain Millennium Line.
Recreation
The City’s Hyde Creek Recreation Centre (1379 Laurier Ave) has a lap pool, leisure pool, river run and water slide, a gym, racquetball and squash courts, a fitness room and a youth centre. The 25 km Traboulay PoCo Trail loops the city, and Minnekhada Regional Park is a short drive for marsh and forest walks.
Errands & shopping
Daily life here is mostly by car. Coast Meridian Road and Prairie Avenue are where the nearest everyday shops and services are, there are more shops along the Lougheed Highway, and Coquitlam Centre and downtown Port Coquitlam are both a short drive for anything else.
Parks are worth a watch too. The City’s October 2025 draft parks development-cost-charge project list includes Cedar Drive Park improvements and a Prairie Avenue passive park with a washroom and expanded trail connections. A draft list is a funding plan, not a construction schedule — ask the City for current status before you factor it into a purchase.
Schools in the area
The SD43 schools inside Birchland Manor.
Birchland Manor is in SD43 Coquitlam, with two public elementary schools inside the area. Being near a school is not the same as being in its catchment. SD43 sets catchments by address and they split street by street, so the locator below is the only answer that counts — for the elementary, middle and secondary school alike.

How I read this table: in September 2026 Birchland Manor and Lincoln Park sat at the lower end of these north-side detached benchmarks and Riverwood at the upper end. Each benchmark is modelled on a “typical” home for its own sub-area, so the gaps partly reflect what kind of house is typical in each place — and one or two sales a month is not enough to call a trend. If you are choosing between two of these, compare the actual houses, not the benchmarks.
Read the sibling guides to compare directly: Oxford Heights (the north-side pocket toward Burke Mountain), River Springs, Downtown Port Coquitlam for a walkable, station-close alternative, and Citadel Heights for the hillside pocket on the south side of the city.
Buying in Birchland Manor
How to buy well in a pocket this small.
Small pockets reward preparation. When only a few homes are listed at once, the buyer who already knows what they want — and has their financing and checks lined up — is the one who gets the good house.
01 · Widen the comparables
Don’t price off one sale.
With 1 Birchland Manor detached sale in September 2026, a fair price has to come from a wider set: recent sales in Birchland Manor over several months, plus matched homes in Lincoln Park, Glenwood and Oxford Heights, adjusted for age, condition and lot. That is how I build a price for any offer in a pocket like this.
02 · Check the catchment
Address first, school second.
If a school matters, run the exact address through the SD43 locator before you write an offer — not after. Birchland and Cedar Drive are both in the area, but which one you get, and which middle and secondary schools follow, is set address by address.
03 · Inspect for age
Price the house you’re actually buying.
On a house from the original era, the inspection is where the real price gets set: roof, windows, drainage, electrical, plumbing and any past renovations done without permits. Ask the City for the permit history on anything that looks like an added suite or an enclosed space.
04 · Know the lot’s options
Zoning before you fall in love.
Port Coquitlam now permits a laneway home of up to 90 m² on most RS-zoned lots, and up to four homes on lots over 280 m², with exceptions. If that is part of your plan, confirm the specific lot with the City’s Planning division during your subject period. My multiplex, suite and laneway rules guide walks through the rules.
When we work together, you get daily MLS®-filtered alerts set to your exact criteria, so a new Birchland Manor listing reaches you the day it lists. Start with a free 20-minute strategy call and I’ll send you a written one-page plan within 24 hours.
Selling in Birchland Manor
How to sell a Birchland Manor home for what it’s worth.
In a pocket with few sales, the risk for a seller is a price anchored on the wrong number — usually the one headline benchmark, or the one neighbour’s sale. Both can be off by a renovation’s worth.
Price from the right comparables. I price homes from accurate comparable sales: the closest matches by age, size, condition and lot, from Birchland Manor and the adjoining sub-areas when Birchland Manor alone doesn’t have enough. The neighbourhood benchmark is useful context. It is not your price.
Show buyers what they can’t see in photos. In an older-home pocket, the updates are the story: a newer roof, replaced windows, an upgraded electrical panel, a permitted suite. Have the receipts and permits ready, because a buyer’s inspector will ask anyway.
Know your lot. If your lot has lane access or the size for a laneway home under the City’s small-scale housing rules, that is worth stating accurately in the listing — as a permitted option for the buyer to verify, never as an approved project.
Time it with the market, not the calendar. In September 2026 Port Coquitlam detached listings carried a sales-to-active ratio of 15.3% citywide, which GVR’s bands call a balanced market. That ratio moves month to month; I’ll show you the current one before we set a list date.
A wide choice of listings at any one time — a pocket this small rarely offers that.

Why 47+ years living in the Tri-Cities matters in Birchland Manor.
I don’t live in Birchland Manor, and I won’t pretend to. I’ve lived in the Tri-Cities for 47+ years and work across all of Port Coquitlam’s north side. What that gives you in a pocket this small is judgement on the comparables: which nearby sales actually match your house, how much an original-era home needs to be adjusted against an updated one, and when a single month’s benchmark is telling you something real versus noise.

“Craig was patient throughout the entire process. He never pushed us to buy something we weren't sure about, and when we decided to wait six months and save more, he just said ‘good call’ and stayed in touch. When we did finally buy, the math was so much cleaner.”

FAQ
Birchland Manor — the questions buyers and sellers actually ask.
Where exactly is Birchland Manor in Port Coquitlam?+
On the north side of Port Coquitlam, around Prairie Avenue, with Coast Meridian Road along its edge. The simplest landmarks are its two SD43 elementary schools: Birchland Elementary at 1331 Fraser Avenue and Cedar Drive Elementary at 3150 Cedar Drive. Birchland Manor is a Greater Vancouver REALTORS® sub-area, so the most reliable way to know whether a home is “in” it is the sub-area shown on the MLS® listing.
What does a detached home in Birchland Manor cost right now?+
GVR’s Birchland Manor detached benchmark was $1,126,700 in September 2026, −12.9% year over year. That figure rested on 1 sale, so it can move sharply from month to month; the citywide Port Coquitlam detached benchmark was $1,240,600. Actual prices depend heavily on condition, because the pocket mixes original-era houses with updated and rebuilt ones. See current listings on Port Coquitlam homes for sale.
Why is the Birchland Manor benchmark below the Port Coquitlam figure?+
In September 2026 it sat $113,900 below the citywide detached benchmark. A benchmark models a typical home for that sub-area, so part of the gap reflects the kind of house that is typical here — mostly established homes rather than new construction. With 1 sale behind it, though, I would treat the gap as indicative only and price any specific home from matched comparable sales.
Which schools serve Birchland Manor addresses?+
Birchland Manor is in SD43 (Coquitlam). Two public K–5 schools are inside the area, Birchland Elementary and Cedar Drive Elementary, but which one a home is assigned to — and which middle and secondary schools follow — is set by address. Catchments split street by street, so check every address in the SD43 School Locator. The Port Coquitlam schools guide compares the options.
Can I get from Birchland Manor to downtown Vancouver by transit?+
Yes. TransLink route 173 runs along Cedar Drive, Prairie Avenue and Coast Meridian Road to Port Coquitlam Station and Coquitlam Central Station. The West Coast Express stops at both on weekdays, with trains to Waterfront in the morning and back in the afternoon and evening, and Coquitlam Central is also on the SkyTrain Millennium Line for all-day service.
Can I add a laneway home or suite to a Birchland Manor lot?+
Often, yes. Port Coquitlam’s small-scale multi-unit housing rules permit an accessory dwelling unit — a laneway home, coach house or garden suite of up to 90 m² — on most RS1 to RS4 lots, and up to four homes on lots over 280 m². There are exceptions, every project needs a development permit, and new units can trigger offsite servicing costs. Confirm the specific lot with the City; my multiplex, suite and laneway rules guide has the details.
Is Birchland Manor a buyer’s or seller’s market right now?+
In September 2026 Birchland Manor’s detached sales-to-active ratio was 14.3%, which GVR’s usual bands read as a balanced market. But that came from 1 sale against 7 active listings, so the citywide Port Coquitlam detached ratio of 15.3% (balanced market) is the steadier read. Check the Port Coquitlam market report for the latest month.
How do you price a Birchland Manor home when there are so few sales?+
By widening the comparable set rather than leaning on one number. I look at Birchland Manor sales over several months, then add closely matched homes from adjoining sub-areas such as Lincoln Park, Glenwood and Oxford Heights, and adjust for age, condition, size and lot. Sellers can start with a 20-minute Equity Map call.
Sources & methodology
Market figures are from the Greater Vancouver REALTORS® (GVR) REALTOR® Report neighbourhood tables and the GVR MLS® Home Price Index for Port Coquitlam, September 2026, released October 2, 2026. A benchmark is the modelled price of a typical home, not an average sale price. Birchland Manor figures rest on very few sales, so they can move sharply month to month. Port Coquitlam’s sales-to-active ratios come from the same GVR REALTOR® Report, each shown for one home type.
School names, addresses and grades are from School District 43 school pages and the B.C.
