Barber Street · Port Moody

Barber Street — Port Moody's small detached pocket on the north side of the inlet.

Barber Street is the Greater Vancouver REALTORS® name for a compact, almost entirely detached area along Ioco Road, above the eastern end of Burrard Inlet. Older family homes, cul-de-sac “Bays”, Pleasantside Elementary in the middle of it, and the road to Anmore and Belcarra at its back door. Here is what the area actually covers, what the numbers say, and how to buy or sell in a market this thin.

Quick answer · What is Barber Street, Port Moody?
Barber Street is a Greater Vancouver REALTORS® (GVR) neighbourhood on Port Moody's north shore, strung along Ioco Road above the eastern end of Burrard Inlet. MLS® listings filed under it include Barber Street itself, stretches of Ioco Road and April Road, Roe Drive and the cul-de-sac “Bays” (Axford, Bignall, Crawford, Elsdon, McNair). Locals often call the core of it Pleasantside. It is almost all single-family detached. The September 2026 detached benchmark is $1,934,600 (−10.4% year over year), based on just 2 sales against 10 active listings — a very small sample. Pleasantside Elementary sits at 195 Barber Street; confirm every address in the SD43 School Locator. Car-oriented, with TransLink buses on Ioco Road to Moody Centre Station.
Where it is

“Barber Street” is a market area, not just one street.

When you see “Barber Street” on an MLS® listing, it is the neighbourhood (sub-area) field Greater Vancouver REALTORS® uses to group sales on this part of Port Moody's north shore. The street called Barber Street is only one piece of it.

The area sits on the north side of the inlet, along Ioco Road — the road that runs from the head of the inlet out toward Anmore, Belcarra and the old Ioco townsite. Homes climb the slope above the road, so many addresses here look south or west back over the water toward Rocky Point and Moody Centre.

Recent listings filed under the Barber Street sub-area include addresses on:

Two naming quirks are worth knowing. First, many sellers and long-time residents call this area Pleasantside, after the school and the historic Pleasantside community along Ioco Road; you will see both names on listings for the same streets. Second, the GVR line between Barber Street and the neighbouring North Shore Port Moody sub-area does not follow a name residents would recognise, and some April Road and Ioco Road addresses sit on either side of it. If you are comparing prices, check which sub-area each sale was actually filed under before you average anything.

A small piece of history explains the road pattern. Ioco Road was for decades the only road into this part of Port Moody, built out to serve the Imperial Oil refinery town at Ioco, and early residents settled along it. The 1928 Pleasantside Grocery at 631 Ioco Road is listed on the Canadian Register of Historic Places as a landmark of that early community outside Moody Centre. Most of today's housing came much later, in the post-war suburban growth that the City's own history describes.

The market read

Barber Street in September 2026.

GVR publishes a detached benchmark for Barber Street. A benchmark is the price of a “typical” home with set features in that area — not an average of what sold — so it smooths out the odd large or small house. It still rests on very few sales here, so read it as a direction, not a quote for your house.

In September 2026, the Barber Street benchmark sat $31,100 above the Port Moody-wide detached benchmark of $1,903,500, and almost level with Heritage Mountain up the hill. Across the whole city, 16 detached homes sold against 148 active listings, with a median of 44 days on market and 9.2 months of supply.

Why the small sample matters. With only 2 sales in the month, one renovated view home or one dated original-owner house can move the area figure noticeably from one month to the next. The same goes for the sales-to-active ratio: 2 sales on 10 listings reads as a balanced market on paper, while the city as a whole is reading as a buyer's market. When I price a home here I lean on the specific comparable sales — street, lot, view, condition — and use the benchmark only as context.

Housing stock

Older detached homes on hillside lots.

Barber Street is a detached-house area: it is almost entirely single-family homes, and GVR reports only a detached benchmark for it. Buyers wanting a townhouse or condo usually look across the inlet in Moody Centre, Suter Brook or Klahanie.

Age. Recent MLS® listings filed under Barber Street were built between 1970 and 1980 — 1970, 1973, 1977, 1979 and 1980 among the ones I checked — mostly two-storey and basement-entry family houses from that era, some fully renovated, some largely original. If you want new construction in this area, it usually means a rebuild on an existing lot.

Lots. The same listings showed lots from roughly 6,500 to 9,300 square feet, many on a grade. A slope can mean a walk-out basement and a view; it can also mean retaining walls, long stairs and drainage to inspect. Treat lot size as listing-by-listing — there is no single “typical” lot here.

Views and greenbelt. Homes higher on the slope and along parts of Ioco Road often advertise inlet views, and several cul-de-sac homes back onto greenbelt and trails. Views are seasonal on some lots (trees fill in in summer), so check sightlines in person and look at how the trees around the lot are owned and protected before paying for a view.

Zoning and extra units

Most of these lots are zoned for single-detached housing (RS1 is the zone shown on Barber Street listings I checked). Since June 2024, Port Moody's Small-Scale Multi-Unit Housing (SSMUH) zoning lets single-detached lots between 280 m² and 4,050 m² hold up to four dwelling units, or up to six within 400 metres of a bus stop with frequent (15-minute-or-better) service. Two cautions apply here specifically:

If extra units are part of your plan, confirm the lot with the City's planning department before you remove subjects. I can pull title and the zoning map for any address you are considering.

Who Barber Street suits

Four buyers who tend to look here.

The young family wanting a school in the neighbourhood

Pleasantside Elementary is on Barber Street itself, so for many addresses the K–5 years are a short walk. Cul-de-sac Bays keep through-traffic off most streets. Confirm the address in the SD43 locator first — catchments split street by street.

The outdoors household

Ioco Road leads straight out to Belcarra Regional Park and Sasamat Lake, Buntzen Lake beyond Anmore, and down to Old Orchard Park — Port Moody's only swimming beach. If your weekends are paddling, trails and dog walks, the location does a lot of work.

The renovate-and-stay buyer

1970s houses on decent-sized lots suit buyers who would rather renovate to their own taste than pay for someone else's finishes. Budget for the usual era items — windows, roof, electrical, drainage — and get a thorough inspection.

The Port Moody owner moving up

Townhouse and condo owners in Port Moody who want a yard without leaving the city. The step is real: the city's townhouse benchmark is $940,900 and the apartment benchmark $676,200, against $1,934,600 for detached here. Run the sell-and-buy math before you shop.

Daily life

Schools, parks, transit & the commute.

SD43 schools

Pleasantside Elementary (K–5, public, 195 Barber Street) is inside the area. When SD43 opened Eagle Mountain Middle, it assigned the Pleasantside elementary catchment to Eagle Mountain Middle (110 Dogwood Drive, just inside Anmore, beside Heritage Woods Secondary), with a small part of the Pleasantside catchment given a dual catchment with Moody Middle. Secondary assignment depends on the address. Run every address through the SD43 School Locator — catchments split street by street.

Parks & trails

The City lists a Barber Street Park in the neighbourhood. Old Orchard Park (630 Alderside Road) has Port Moody's only swimming beach, a playground and picnic shelters, with Old Orchard Hall nearby. Bert Flinn Park, the City's large forested trail park (main trailhead at David Avenue and Heritage Mountain Boulevard), is close by. Further out along Ioco Road: Belcarra Regional Park, Sasamat Lake and, through Anmore, Buntzen Lake.

Transit

TransLink routes 181 and 182 connect Moody Centre Station with the Ioco Road corridor, Anmore and Belcarra; TransLink doubled weekend route 182 service to every 30 minutes for summer 2026 (hourly otherwise), so check current schedules for your stop. Moody Centre Station has both the Millennium Line SkyTrain and the West Coast Express commuter rail; Inlet Centre Station is the other Port Moody SkyTrain stop. Realistically, most households here drive to the station or drive the whole way.

Shops, recreation & the commute

Groceries and restaurants are a short drive down Ioco Road at Newport Village and Suter Brook, at the head of the inlet. The Port Moody Recreation Complex is at 300 Ioco Road. For commuting, Ioco Road meets St. Johns Street at the head of the inlet, which runs east into Coquitlam and west onto the Barnet Highway toward Burnaby and Vancouver. Ioco Road is the main route in and out of the north shore, so peak-hour backups near the head of the inlet are part of the trade-off.

Nearby pockets

Barber Street vs the rest of Port Moody.

Benchmarks below are GVR detached benchmarks for September 2026. Each neighbourhood had only a few sales, so treat the gaps as rough.

AreaDetached benchmarkSales / activeHow it differs
Barber Street$1,934,6002 / 10Older detached on the north-shore slope; Pleasantside Elementary on site.
Heritage Mountain$1,933,8004 / 10Larger planned hillside neighbourhood up Heritage Mountain Boulevard; similar benchmark.
Heritage Woods$2,099,8004 / 18Higher up the mountain, beside Heritage Woods Secondary and Eagle Mountain Middle.
North Shore Port Moody$1,721,0000 / 14The neighbouring GVR sub-area along the inlet toward Ioco and Old Orchard.
Port Moody Centre$1,520,8002 / 19South side of the inlet, close to Moody Centre Station, Rocky Point and Brewers Row.
College Park$1,386,1002 / 16South-side hillside above the Barnet; lower benchmark.
Glenayre$1,217,0001 / 11West end of Port Moody near the Burnaby border; lowest benchmark of the group.
Anmore (village)$3,063,7001 / 34Next stop up Ioco Road; a separate village with much larger lots.

The honest read. Barber Street and Heritage Mountain land at nearly the same benchmark this month, so the choice between them is more about the house and the street than the price tag: older homes and a short drive to the water on Barber Street, against a larger planned neighbourhood on the mountain. If the budget is the main driver, Glenayre and College Park on the south side benchmark lower; if you want acreage, Anmore is the next step up the road. Use the Port Moody detached search to see what is actually available in each.

How to buy or sell here

A thin market rewards preparation.

Buying on Barber Street

Get alerts before you need them. With around 10 detached listings at a time, the right house may come up once a season. I set clients up with daily MLS®-filtered alerts for the exact streets they want, so a new listing reaches you the day it lists.

Inspect for the era and the slope. On 1970s houses, look hard at the roof, windows, electrical, perimeter drainage and any retaining walls. On sloped lots, ask where the water goes in a November storm.

Price from the right comparables. There may be only a couple of recent Barber Street sales, so a fair offer often means widening the search to similar homes on Heritage Mountain and the North Shore sub-area and adjusting for lot, view and condition.

Check schools and zoning before subjects come off. Run the address through the SD43 locator, and if extra units are in the plan, confirm DPA and title issues with the City.

Selling on Barber Street

Don't price off the benchmark. One or two sales a month make the area figure jumpy. I price homes from accurate comparable sales and show you every one, so you can see why the number is the number.

Sell what the area offers. The buyers who shop here are usually after the school on the street, trail and water access, a view or a renovation project — the marketing should lead with whichever of those your house actually has.

Know your buyer pool. Many buyers here come from elsewhere in Port Moody and the Tri-Cities. With the city-wide detached market reading as a buyer's market in September 2026, presentation and the opening price carry more weight than in a rising market.

Start with a number. A 20-minute home-evaluation (Equity Map) call gives you a value range and your equity picture; after a strategy call you get a written one-page plan within 24 hours.

Decision framework

Is Barber Street the right fit?

Barber Street is a strong fit if…

  • You want a detached house with a yard and are happy with an older home you can update.
  • An elementary school on the street matters to you (address confirmed in the SD43 locator).
  • Your weekends point north and east — Old Orchard beach, Belcarra, Sasamat, Buntzen.
  • You are comfortable driving for most errands and to the SkyTrain.
  • You can wait for the right listing in a small market.

Barber Street may be less ideal if…

  • You want to walk to SkyTrain, shops and restaurants — look at Moody Centre instead.
  • You want a new or near-new house without renovating or rebuilding.
  • You need a townhouse or condo — there is little strata housing in the sub-area.
  • One main road in and out (Ioco Road) would wear on your daily commute.

FAQ

Barber Street — the questions buyers and sellers ask.

What streets are in the Barber Street area on MLS®?

Barber Street is a Greater Vancouver REALTORS® sub-area on Port Moody's north shore along Ioco Road. Recent listings filed under it include Barber Street, parts of Ioco Road and April Road, Roe Drive, and the Axford, Bignall, Crawford, Elsdon and McNair Bays. The boundary with the North Shore Port Moody sub-area is not obvious on the ground, so check the neighbourhood field on each listing.

Is Barber Street the same as Pleasantside?

Largely, in everyday use. Many residents and listings call the area Pleasantside, after Pleasantside Elementary on Barber Street and the historic Pleasantside community along Ioco Road. “Barber Street” is the name GVR uses for its statistics, so you will see both names on listings for the same streets.

What is the Barber Street detached benchmark right now?

In September 2026 the Barber Street detached benchmark was $1,934,600, −10.4% year over year and $31,100 above the Port Moody detached benchmark of $1,903,500. A benchmark is the price of a typical home, not an average sale price.

Why do Barber Street prices jump around from month to month?

Because very few homes sell here. In September 2026 there were 2 detached sales against 10 active listings. With a sample that small, one renovated view home or one original-condition house changes the area figures noticeably, so price a specific home from its comparable sales.

Which schools serve Barber Street addresses?

Pleasantside Elementary (K-5) is at 195 Barber Street. SD43 assigned the Pleasantside catchment to Eagle Mountain Middle, with a small dual-catchment area shared with Moody Middle. Secondary depends on the address. Catchments split street by street, so check the exact address in the SD43 School Locator before you write an offer.

Can I build extra units on a Barber Street lot?

Possibly. Port Moody's Small-Scale Multi-Unit Housing zoning (June 2024) allows up to four units on most single-detached lots between 280 and 4,050 square metres, or up to six near frequent transit. On this hillside, the City's steep-slope and environmental development permit areas still apply, and lots under a building-scheme covenant cannot be processed, so confirm with the City first.

How do I get to SkyTrain from Barber Street?

Most residents drive down Ioco Road to Moody Centre or Inlet Centre Station. TransLink routes 181 and 182 also connect the Ioco Road corridor with Moody Centre Station, where you can take the Millennium Line SkyTrain or the West Coast Express. Check current schedules, because frequency varies by day and season.

How does Barber Street compare with Heritage Mountain on price?

Very closely this month. In September 2026 the Barber Street detached benchmark was $1,934,600 and Heritage Mountain's was $1,933,800. Both rest on a handful of sales, so the real difference comes down to the house: older homes near the water on Barber Street versus a larger planned neighbourhood on the mountain.
