Per the June 2026 Greater Vancouver REALTORS® release, the Port Moody townhouse HPI benchmark is $993,800 (−3.1% YoY, +2.2% MoM). Entry 2-bed townhomes start around $850K–$950K, family 3-bed townhomes typically trade $1.0M–$1.3M, and executive Heritage Woods stock crosses $1.4M.
Suter Brook Village and Klahanie pull the SkyTrain-commuter and brewery-district lifestyle buyer. Heritage Woods is the Heritage Woods Secondary catchment play. Newport Village is the original walkable PM Centre, popular with downsizers who want a flat walk to Rocky Point.
Both sit on the same patch of Suter Brook-side Port Moody and share the Canoe Club amenity. Klahanie was the original master-plan build; Suter Brook Village is the newer urban-village evolution with more concrete, more retail, and the closer walk to Moody Centre SkyTrain. Suter Brook Village generally trades at a premium.
Only if the address sits inside the catchment — primarily executive townhomes in upper Heritage Woods. Lower Heritage Woods and Heritage Mountain townhomes can be split between Heritage Woods Secondary and Port Moody Secondary. Suter Brook Village is a 5–8 minute walk to Moody Centre Station. Klahanie is 10–15 minutes. Newport Village / PM Centre townhomes are 10–12 minutes to Inlet Centre Station. Heritage Woods is car-first — SkyTrain access is a short drive plus park-and-ride.
June 2026 GVR® benchmarks: townhouse $993,800 vs apartment $698,300. The townhome premium is roughly $280K for the extra space, the garage, and (usually) lower density. Different buyers, not really competing inventory. Lifestyle and family-size drive the choice more than price.
The depreciation report, two years of strata council minutes, the contingency reserve (CRF) balance, pending special levies, and any pet/rental bylaws that affect resale.
