What's my home worth in Anmore?

Anmore is a village of large lots, private septic systems and a handful of sales a month. The published benchmark is a starting point, not a price — this page shows the numbers, what they can and cannot tell you, and how an acreage valuation is actually built.

Quick Answer

What’s My Home Worth in Anmore? — September 2026 benchmark + how acreage is valued

The GVR Anmore detached benchmark was $3,063,700 in September 2026 (−3.7% year over year), $1,160,200 above the Port Moody detached benchmark of $1,903,500. It is based on 1 sale that month, so it moves a lot. Your home's value depends on the lot, its usable building area, water source, septic system, condition and privacy. Village read

Why Anmore is valued differently from a city street.

Anmore is a separate municipality — the Village of Anmore — between Port Moody, Belcarra and Buntzen Lake. Most of the village is zoned for large residential lots, so the land, its slope and its services carry far more of the value than they do on a Coquitlam or Port Moody street grid.

That changes how a valuation works. On a city street there are often several recent sales of similar homes within a few blocks. In Anmore there are fewer sales and more differences between them: one property has a flat, sunny building site and a newer home, the next has a steep driveway, a 1980s house and an older septic field. Each comparable has to be adjusted for those differences before it says anything about your home.

The GVR benchmark helps with direction. It was −3.7% year over year in September 2026, meaning the typical Anmore detached home was benchmarked lower than a year earlier. It cannot tell you where your property sits relative to that typical home — that is what the comparable-sales work is for.

What lifts value

Features buyers pay for in Anmore.

These are the features that, in Craig's assessment, most often separate stronger Anmore results from weaker ones. None of them has a fixed dollar value; the comparable sales decide how much each one is worth at the time.

  • A usable, reasonably level building site and yard on a larger lot
  • Connection to Village water, or a private well with good recent test results and records
  • A septic system with paperwork on file, a maintenance history and a clean inspection
  • A newer or substantially updated home — roof, windows, mechanical, kitchen and baths
  • Privacy and a quiet road, with an easy driveway in winter
  • Permitted secondary suite, coach house or outbuildings that are documented
  • Proximity to Anmore Elementary, the Buntzen Lake and Sasamat trail networks, and the Heritage Woods area

What holds value back

Issues to price honestly, not hide.

Buyers in this price range usually bring their own inspectors and their lender's requirements. These are the items that tend to turn into conditions, renegotiation or a smaller buyer pool when they surface late:

  • Septic records missing, an older field, or a system that has not been inspected
  • A private well without recent water-quality and flow testing
  • Steep or difficult access, or a small usable area on a large sloped lot
  • Unpermitted additions, suites or outbuildings
  • A home that needs major renovation, where buyers price in the cost and the time
  • Drainage or tree issues that a buyer's inspector will flag

Most of these are fixable or at least documentable before listing. Knowing about them first lets you decide whether to repair, disclose with a quote, or price for them.

Anmore · who actually buys here

Who buys in Anmore — and the pricing mistakes that cost sellers most.

Anmore buyers have usually chosen the trade-offs before they book a showing: a car for every errand, private systems to manage, and fewer neighbours in exchange for land, trees and quiet. Many are already in the Tri-Cities, often moving up from a detached home in Port Moody or Coquitlam, and others come from elsewhere in Metro Vancouver looking for a larger lot. They compare carefully, and they compare against Westwood Plateau, Heritage Mountain and Burke Mountain as well as against other Anmore listings.

The most common pricing mistake is anchoring to one standout sale or to the benchmark itself. With 1 detached sale in September 2026 and 34 homes for sale, a single result says very little about a different property. The second mistake is pricing the house and ignoring the land and systems — a strong house on a lot with an undocumented septic system will not be read the same way by a buyer's lender or inspector.

The better approach is to price the specific attributes of your property against the closest comparable sales, then decide how to present the items a careful buyer will ask about.

Anmore · what an estimator misses

Why an online estimate struggles with Anmore.

Automated estimates average recent nearby sales. That works best where homes are similar and sales are frequent — the opposite of Anmore.

An algorithm sees the lot size and the floor area. It does not see whether the building site is flat or steep, whether the property is on Village water or a well, how old the septic field is, whether the suite is permitted, or how private the lot feels from the house. In Anmore those are often the items that decide the price.

Thin data makes it worse. When there are only a few sales a month, a model may lean on sales that are older, structurally different or outside the village. That can push an estimate too high or too low, and there is no way to tell which from the number alone.

What this means practically: treat any online figure — including the assessed value on your tax notice — as a starting point for a conversation, not as a number to price against. An assessment is a mass-appraisal estimate set at a fixed date for taxation; market value is what a real buyer will pay for your specific property today. They routinely differ, in both directions.

General information for Anmore homeowners, not an appraisal or a formal valuation. Every property is assessed on its own facts — condition, lot, systems and timing. Market figures are current as at the date shown on this page.

How Craig values your Anmore home

The Anmore valuation method, step by step.

  1. Comparable acreage sales. Recent Anmore detached sales first, widened in time or to similar large-lot properties nearby when there are too few, with each one adjusted for lot, building site, systems, size, age and condition.
  2. The land and its services. Lot size and usable area, slope and access, zone under the Village's zoning bylaw, water source (Village water or well) and septic records.
  3. The home itself. Age, updates, layout, suite or coach house, outbuildings and anything a buyer's inspector is likely to raise.
  4. Active competition. What else is for sale in Anmore and in the comparable large-lot areas buyers are touring, because that sets the buyer's reference point.

The result is a price range with the reasoning behind it, plus a short list of what to fix, document or disclose before listing. It starts with a free 20-minute home-evaluation (Equity Map) call, and you get a same-day response when you reach out.

Frequently asked

Anmore home value — frequently asked

How much is my Anmore home worth right now?

Greater Vancouver REALTORS® published an Anmore detached benchmark of $3,063,700 for September 2026, −3.7% year over year. A benchmark describes a typical home in the neighbourhood, not an average and not your home. In Anmore the gap between one property and the next is wide: lot size and usable area, the water source, the septic system, the home's age and condition, and privacy all move the number. A valuation for your address starts from the closest comparable acreage sales, adjusted for those items.

Why does the Anmore benchmark move so much from month to month?

Because it rests on very few sales. GVR recorded 1 detached sale in Anmore in September 2026 against 34 active listings. With a sample that small, one unusual sale can swing the figure noticeably up or down, so read the benchmark as a direction marker over several months, not a price for any one home.

How does my BC Assessment compare with what my Anmore home would sell for?

Your assessment is a mass-appraisal estimate set at a valuation date of July 1 of the previous year, built for property tax rather than for a sale. It can miss what buyers pay for, or deduct for, on acreage: a failing septic field, a well with low flow, a steep lot with a small building site, or a recently rebuilt home. Treat it as a reference point, not a list price.

Do septic and water affect what an Anmore home sells for?

They affect how confidently a buyer can firm up. The Village of Anmore supplies water to properties on its system (it buys that water from Port Moody), but some homes use private wells, and outside Anmore Green Estates the Village has no role in septic or sewer — most homes are on onsite septic systems regulated through Fraser Health. Buyers and lenders will ask for septic records, an inspection by an Authorized Person, and well test results where there is a well. Having those ready removes guesswork. The Anmore septic, well and building guide lists what to gather.

Which schools serve Anmore homes?

Anmore Elementary is the village's public elementary. Anmore is one of the elementary catchments zoned to Eagle Mountain Middle, which sits just inside the Anmore border next to Heritage Woods Secondary in Port Moody, and Heritage Woods is the usual secondary school for Anmore addresses. Catchments can split street by street, so confirm your exact address with the SD43 School Locator.

What happened with Anmore South, and does it change my home's value?

Anmore South is the roughly 150-acre former IOCO lands owned by icona Properties. icona applied to change the land use from Rural to Urban, but withdrew its application in June 2025 just before the public hearing, and the Village did not proceed. As of the Village's published update there is no approved change, so it should not be priced into a home today. Check the Village's Anmore South page for the current status before you list.

What should I have ready before Craig values my Anmore home?

Your lot size and survey if you have one; building permits for additions, suites or outbuildings; septic records (permit or filing, maintenance plan, pump-out receipts); well records and recent water tests if you have a well; a list of updates with dates (roof, windows, mechanical, kitchen and baths); and your parcel's zone under Anmore Zoning Bylaw 568-2017 if you plan to market suite or coach-house potential.

Sources & methodology

Market figures are GVR MLS® HPI benchmarks and counts for September 2026, kept current through the site's monthly stats update. A benchmark describes a typical home, not any one property. Village and school facts are from the official sources below; anything about an individual property needs confirming for that address.
