These are two typical homes, not a quote. Your own sale price and the home you choose set the real number, and property transfer tax on the purchase, selling costs and moving costs come on top. The move-up guide walks through the order of steps, sell first or buy first? covers the timing, and the cost of selling and buying costs guides cover the rest.

What this means for you

The numbers are the same for everyone. What you do with them isn’t.

If you’re selling

Benchmarks here are lower than a year ago, so last year’s sale on your street is not this year’s price. Buyers check the most recent comparable sales; a price set from them gets seen, a price set from memory tends to sit.

Get my Equity Map →

If you’re buying

With prices below a year ago, you can take time to compare — but the well-priced homes in good locations still go first. Get pre-approved, know your ceiling, and judge each home against recent sales, not its list price.

Ask me a question

If you’re moving up

Selling one home and buying the next is easier to plan than it looks: what matters most is the gap between your sale and your purchase. I’ll map both sides — your likely sale range and what the next home costs — before you commit to either.

Living in Langley vs the Tri-Cities

Schools and transit: what changes if you move.

Schools

Langley is in School District 35 – Langley. Coquitlam, Port Moody and Port Coquitlam are in School District 43 – Coquitlam, so a move between them means a new school district. Catchments are set address by address: check the exact address with the district before you buy.

Getting around

The Surrey–Langley SkyTrain, named the Dave Barrett Extension, will run 16 km on an elevated guideway from King George Station in Surrey to Langley City Centre at 203 Street, with eight stations. The Province’s current anticipated in-service date is late 2029.

How I help

Most of my work is in the Tri-Cities. Here’s how I’d help in Langley.

The benchmark tells you which way Langley is moving. A price for an actual home comes from the sales around it, and that’s the work I do for every client, wherever the home is:

  1. Read the direction

Start with this month’s benchmark and its 12-month change for your home type, so every decision is made against the market as it is now.

  2. Pull the right comparables

Recent sales of homes genuinely like yours, plus what’s listed right now — the homes buyers will compare yours with.

  3. Measure what makes yours different

Paired-sale analysis: comparing sales that differ by one feature to see what that feature is actually worth.

  4. Put it in writing

A one-page Equity Map with a likely sale range and your net after costs, usually within 24 hours, and a 20-minute call if you want to walk through it.

Who’s behind the numbers

Sourced numbers, read by a Tri-Cities local.

I’m Craig Johnston. I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. The question I hear most from homeowners is simple: what’s happening to prices in my neighbourhood? It deserves a straight, sourced answer — not a guess dressed up as an algorithm. That’s why these reports only show what the real estate boards actually published, and why the number for your own address is one I prepare myself.

“We had a fantastic experience working with Craig on the purchase of our first home in Coquitlam. He was incredibly friendly and responsive, always quick to answer our messages and questions. Throughout the process, he took the time to walk us through each step so my partner and I always knew exactly what was going on and what to expect next. Craig also gave us honest, helpful opinions on properties we were considering, which really helped guide us toward a place we love. On top of that, he connected us with a great broker and lawyer, making the whole process feel seamless. We're so happy in our new home and couldn't have done it without him. Highly recommend Craig to anyone buying a home!”

Questions answered straight

Langley market report: your questions, answered.

The questions people ask most about these numbers.

What is the benchmark price of a detached home in Langley?

In September 2026, the detached benchmark was $1,471,100 in Langley (−6.7% over 12 months). The benchmark is the value of a typical detached home, not an average sale price.

Why does Langley use a different source from the Tri-Cities?

Langley belongs to the Fraser Valley Real Estate Board; Coquitlam, Port Moody and Port Coquitlam belong to Greater Vancouver REALTORS®. Each board publishes its own figures, so I label the source and the month on every Langley number and don’t mix the two in one calculation.

Where do these Langley numbers come from?

From the Fraser Valley Real Estate Board’s monthly municipal report for Langley. Every figure is read from the published report and checked automatically against it before the page is updated; nothing is estimated.

How often is the Langley report updated?

Monthly, once the board’s full set of reports for the previous month has been published.

Is the benchmark what my home is worth?

No. It describes a typical home and is designed to track direction consistently. Lot, condition, layout and your exact street can put a real home well above or below it. For your address, request an Equity Map — I prepare it myself from recent comparable sales.

How is Langley’s sales-to-active ratio worked out?

The Fraser Valley board publishes Langley’s sales and active listings for each home type. Sales divided by active listings is the same calculation Greater Vancouver REALTORS® uses for the Tri-Cities. Under 12% leans to buyers, 12–20% is the balanced range and over 20% leans to sellers, for that month only.

Can you help me buy or sell in Langley?

Most of my business is in Coquitlam, Port Moody and Port Coquitlam. If you’re buying or selling in Langley, book a 20-minute call and we’ll talk through your plans.

Know the Langley market. Then know your number.
