Vancouver real estate market: September 2026 benchmark prices

The latest benchmark price for a typical Vancouver detached home, townhouse and condo, how far each has moved in a year, and how it compares with Coquitlam. Written for Vancouver owners thinking about selling or moving up to more space in the Tri-Cities, and buyers weighing Vancouver against Coquitlam, Port Moody and Port Coquitlam.

The short answer · What does a home cost in Vancouver right now?

As of September 2026, the detached benchmark is Vancouver East $1,630,500 (−7.7%), Vancouver West $2,916,100 (−8.7%), each compared with a year earlier. Townhouse and condo benchmarks for both areas are in the table below.

Every figure is the MLS® Home Price Index benchmark: the value of a typical home of that type, tracked the same way every month. Your own home can sit well above or below it, depending on lot, condition, layout and street.

Vancouver benchmark prices by home type.

Greater Vancouver REALTORS® doesn’t publish one benchmark for the City of Vancouver — it reports two areas, Vancouver East and Vancouver West, so this report shows both rather than inventing a citywide average. All six benchmarks are lower than a year ago.

Vancouver or the Tri-Cities?

How Vancouver compares with Coquitlam.

Both figures come from the same Greater Vancouver REALTORS® benchmark table for the same month, so the difference is a fair like-for-like gap for a typical home. “Above” means Vancouver’s benchmark is higher than Coquitlam’s; “below” means it’s lower. For the lifestyle side — commute, schools, lot sizes — read Coquitlam vs Vancouver.

Moving up to the Tri-Cities

From a typical Vancouver home to the next step up in the Tri-Cities.

If you own in Vancouver and you’re weighing more space in Coquitlam, Port Moody or Port Coquitlam, this table compares the typical Vancouver home with the typical next step up in each Tri-Cities city. Both sides come from the same Greater Vancouver REALTORS® benchmark table for the same month, so the gap is like for like. “More” means the Tri-Cities home’s benchmark is higher; “less” means it’s lower.

This is the gap between two typical homes, not a quote. Your own sale price and the home you choose set the real number, and property transfer tax on the purchase, selling costs and moving costs come on top. The move-up guide walks through the order of steps, sell first or buy first? covers the timing, and the cost of selling and buying costs guides cover the rest.

What this means for you

The numbers are the same for everyone. What you do with them isn’t.

If you’re selling

Benchmarks here are lower than a year ago, so last year’s sale on your street is not this year’s price. Buyers check the most recent comparable sales; a price set from them gets seen, a price set from memory tends to sit.

Get my Equity Map →

If you’re buying

With prices below a year ago, you can take time to compare — but the well-priced homes in good locations still go first. Get pre-approved, know your ceiling, and judge each home against recent sales, not its list price.

Ask me a question

If you’re moving up

Selling one home and buying the next is easier to plan than it looks: what matters most is the gap between your sale and your purchase. I’ll map both sides — your likely sale range and what the next home costs — before you commit to either.

Schools and transit: what changes if you move.

Schools

Vancouver is in School District 39 – Vancouver. Coquitlam, Port Moody and Port Coquitlam are in School District 43 – Coquitlam, so a move between them means a new school district. Catchments are set address by address: check the exact address with the district before you buy.

Getting around

The Millennium Line runs from VCC–Clark in Vancouver to Lafarge Lake–Douglas in Coquitlam. The Broadway Subway is a 5.7 km extension of that same line, about 5 km of it underground along Broadway, to an interim terminus at Arbutus Street, with six new underground stations. The Province says it’s scheduled to open for passenger service in fall 2027.

How I help

Most of my work is in the Tri-Cities. Here’s how I’d help in Vancouver.

The benchmark tells you which way Vancouver is moving. A price for an actual home comes from the sales around it, and that’s the work I do for every client, wherever the home is:

  1. Read the direction

Start with this month’s benchmark and its 12-month change for your home type, so every decision is made against the market as it is now.

  2. Pull the right comparables

Recent sales of homes genuinely like yours, plus what’s listed right now — the homes buyers will compare yours with.

  3. Measure what makes yours different

Paired-sale analysis: comparing sales that differ by one feature to see what that feature is actually worth.

  4. Put it in writing

A one-page Equity Map with a likely sale range and your net after costs, usually within 24 hours, and a 20-minute call if you want to walk through it.

Who’s behind the numbers

Sourced numbers, read by a Tri-Cities local.

I’m Craig Johnston. I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. The question I hear most from homeowners is simple: what’s happening to prices in my neighbourhood? It deserves a straight, sourced answer — not a guess dressed up as an algorithm. That’s why these reports only show what the real estate boards actually published, and why the number for your own address is one I prepare myself.

“We had a fantastic experience working with Craig on the purchase of our first home in Coquitlam. He was incredibly friendly and responsive, always quick to answer our messages and questions. Throughout the process, he took the time to walk us through each step so my partner and I always knew exactly what was going on and what to expect next. Craig also gave us honest, helpful opinions on properties we were considering, which really helped guide us toward a place we love. On top of that, he connected us with a great broker and lawyer, making the whole process feel seamless. We're so happy in our new home and couldn't have done it without him. Highly recommend Craig to anyone buying a home!”

Questions answered straight

Vancouver market report: your questions, answered.

The questions people ask most about these numbers.

What is the benchmark price of a detached home in Vancouver?

In September 2026, the detached benchmark was $1,630,500 in Vancouver East (−7.7% over 12 months); $2,916,100 in Vancouver West (−8.7% over 12 months). The benchmark is the value of a typical detached home, not an average sale price.

Why is Vancouver split into East and West?

That’s how Greater Vancouver REALTORS® reports it. There’s no single published City of Vancouver benchmark, so this report shows both areas rather than inventing an average.

Where do these Vancouver numbers come from?

From the MLS® Home Price Index table in Greater Vancouver REALTORS®’ monthly Stats Package. Every figure is read from the published report and checked automatically against it before the page is updated; nothing is estimated.

How often is the Vancouver report updated?

Monthly, once the board’s full set of reports for the previous month has been published.

Is the benchmark what my home is worth?

No. It describes a typical home and is designed to track direction consistently. Lot, condition, layout and your exact street can put a real home well above or below it. For your address, request an Equity Map — I prepare it myself from recent comparable sales.

Why is there no sales-to-active ratio for Vancouver?

The monthly package I use for these areas gives sales against new listings, which is a different measure from the sales-to-active ratio on my Tri-Cities reports. Rather than show two different ratios that look the same, I leave it out here.

Can you help me buy or sell in Vancouver?

Most of my business is in Coquitlam, Port Moody and Port Coquitlam. If you’re buying or selling in Vancouver, book a 20-minute call and we’ll talk through your plans.
