Belcarra is a scarcity market, full stop. A finite shoreline, no new supply, and owners who hold for decades mean the village can go months without a single transaction — then post two in a week. Reading monthly trends into that is noise, not analysis.

What actually sets Belcarra prices: waterfront versus view versus forest position, moorage and foreshore rights, lot usability on slope, septic/well condition, and renovation state. Two neighbouring properties can fairly differ by seven figures on those factors alone — which is why individual assessment beats any index here.
