The frontier trade-off: view for drive time

Foothills sits on the current frontier of the mountain — the newest, highest band. That buys you the best asset up here: a 180-degree outlook over the valley, larger homes, and the latest construction. What you pay for it is drive time. Buying in Upper Burke means trading roughly fifteen extra minutes each way for that view and that newness. Whether that’s a good trade is genuinely personal — for a family that’s home all day it can be worth everything; for a two-commuter household it’s a real cost to weigh honestly.

Why the build quality stands out

Foothills is Polygon’s flagship Burke master-plan, and the construction shows it — in my opinion it has the strongest envelope system on the mountain, including a double-stud rainscreen on the duplexes. In a coastal-BC rain climate, envelope quality is the difference between a home that ages gracefully and one that develops expensive problems, so this is not a cosmetic point. It’s one of the reasons I’m comfortable pointing buyers here.

One master-plan, three ways in

Because Foothills spans detached, duplex, and townhome, it’s really three buying decisions under one name. The detached homes are the premium play; the duplexes offer much of the house-feel with that strong envelope at a lower entry; the townhomes are the accessible door into the newest, highest part of the mountain. Which one fits depends on your budget and how much house you actually need — that’s exactly the conversation to have before you tour.

Who it fits

Foothills suits buyers who want new construction, the best views on the mountain, and a top-tier build envelope — and who can accept the longest commute to get all three. If daily drive time is your hard constraint, one of the lower-band communities will serve you better; if the view and the newness are what you’re buying Burke for, this is the flagship for a reason.
