SOLD ABOVE ASKING | 102E – 3655 Shaughnessy Street, Port Coquitlam
40 Groups. 5 Offers. Sold Above Asking. One Very Happy Family.
Selling a home is about so much more than putting a sign on the lawn and waiting for buyers. It's about having a strategy, understanding the market, creating demand and making sure every decision supports your clients' goals. This is a great example of how the right preparation, timing and negotiation can make a significant difference.
I first connected with my clients in early September. They were preparing to sell their townhome at Shaughnessy Park in Port Coquitlam, and we wanted to make sure we approached the sale with a clear plan. After discussing their goals and reviewing the market, we developed a strategy to launch during the third week of September, positioning the property to take advantage of what we anticipated would be a stronger period in the fall market.
Preparation was an important part of our strategy. We professionally staged the home, making use of the family's existing furniture while introducing carefully selected accents, simplifying the spaces and depersonalizing where needed. The goal was to create a warm, inviting home that would appeal to buyers without unnecessarily disrupting the family's everyday life.
With two young children at home, managing the showing schedule was just as important as getting buyers through the door. We installed the signs on Monday, and they immediately started generating attention. The listing went live on Tuesday, but rather than allowing showings throughout the week, we made the decision to concentrate all buyer activity into two open houses on Saturday and Sunday from 2:00 to 4:00 PM. Professional cleaners were scheduled for Friday, giving the family time to prepare once rather than constantly keeping the home showing-ready.
The strategy worked exceptionally well. Over those two afternoons, we welcomed 40 groups of buyers through the property. By bringing everyone through during a concentrated period, we created a great atmosphere, strong buyer interest and a sense of competition. With offer presentations scheduled for Tuesday at 6:00 PM, buyers had time to review the property, consider their position and prepare their strongest offers.
When Tuesday evening arrived, we had five offers on the table. After carefully reviewing each one, we successfully negotiated and accepted an offer above our asking price. Just as importantly, we negotiated favourable completion and possession dates that worked well for my sellers. While price is always important, the terms of an offer can be just as valuable, and I wanted to make sure we were looking at the entire picture rather than simply choosing the highest number.
However, I wasn't prepared to leave anything to chance. The day after accepting the offer, I continued conversations with other interested buyers and successfully secured a strong backup offer. We also negotiated flexibility into that agreement to help protect my sellers and keep their options open. It was an additional layer of protection that I felt was important, particularly in a market where financing conditions can still create uncertainty.
Four days later, that preparation paid off. Our first accepted offer collapsed due to financing. In many situations, this would mean going back to market, arranging new showings and potentially losing valuable momentum. Fortunately, we already had a backup buyer in place. We were able to move forward with that offer and keep the sale on track without starting the entire process over again.
With subjects successfully removed, the property was officially sold, and my clients could move forward with confidence.
Looking back, what makes this sale particularly rewarding isn't just the numbers, although 40 buyer groups, five offers and a sale above asking are fantastic results. It's the fact that we were able to achieve a great outcome for a young family while minimizing disruptions, protecting their interests and making the entire experience as smooth as possible.
Real estate transactions don't always go exactly as planned. Buyers can lose financing, markets can change and unexpected challenges can arise. What matters is having a strategy that anticipates those possibilities and puts you in the strongest position to navigate them.
For my clients, that meant preparing their home properly, creating strong buyer demand, managing showings around their family, negotiating favourable terms and securing a backup offer before it was needed.
40 buyer groups. Five competing offers. Two accepted offers. One successful sale.
This is what I love about real estate. It's not just about selling properties. It's about understanding what matters to the people you're representing, thinking a few steps ahead and working hard to deliver the best possible outcome.
Sell Smart. Move Up. Live Better.
