The purchase
Three Showings. One Clear Favourite. Ten Days to Secure the Right Home.
Sometimes finding the right home happens quickly. Getting the deal together? That's where strategy, patience, and knowing when to walk away make all the difference.
I recently connected with new buyer clients who knew exactly what they wanted. They had a clear vision of the home, the location, and the lifestyle they were looking for. We narrowed our search and toured three different condos in the same North Coquitlam building. Each had something to offer, but one stood out immediately: 2802 – 3080 Lincoln Avenue.
With its corner layout, mountain views, and incredible outdoor space, this was the one they wanted. Now we just had to make the numbers work.
We prepared an offer, reviewed the entire contract together over Zoom, and stayed in close communication with the listing agent. The sellers had an open house scheduled, and I wasn't interested in giving them an offer they could use to generate urgency with other buyers. So rather than rushing in, we held back, asked more questions, and worked on structuring an offer that would appeal to the sellers.
One advantage we had was flexibility. My clients weren't tied to rigid completion dates, so we included a clause giving the sellers flexibility with their moving timeline. It was a meaningful benefit that didn't cost my buyers anything.
When we finally submitted our offer, we came in aggressively on price. We knew what we believed the property was worth, and we weren't going to overpay simply because it was their favourite. After two days of negotiations, the sellers weren't willing to move enough, so we walked away.
But that didn't mean we stopped paying attention.
Through another conversation with the listing agent, I gained a better understanding of where the sellers needed to be. I shared that information with my buyers, and we talked through our options.
Then something interesting happened.
The sellers reduced their asking price and relaunched the listing on a Friday, with an open house scheduled for the very next day. From a marketing perspective, that's a challenging strategy. An open house needs time to generate exposure, build interest, and give buyers an opportunity to plan. A Friday relaunch doesn't leave much room for that.
Meanwhile, my buyers had been thinking about the property. They knew what else was available, they knew how much they liked this home, and they decided that coming up in price made more sense than continuing their search and potentially compromising on something they really wanted.
We went back to the negotiating table, structured another offer, and secured the home for $5,000 below the sellers' revised asking price.
From there, we got to work on the details. We completed our due diligence, carefully reviewed the strata documents, financials, property disclosures, and other relevant information, and worked through the conditions to ensure my clients understood exactly what they were purchasing.
Just ten days after we first met, my buyers had secured the home they wanted.
What a ride.
This purchase wasn't about simply writing the highest offer. It was about understanding the sellers' motivations, recognizing the weaknesses in their marketing strategy, being patient when negotiations stalled, and knowing when it made sense to return with a stronger offer.
Most importantly, it was about helping my clients make a confident decision on a home they were genuinely excited about.
Congratulations to my buyers on their new home in North Coquitlam!
