The basics: two cities, one corridor

Port Moody is smaller, older, more walkable at the core, and built around the inlet. Coquitlam is larger, newer at the edges, with more housing choice across price bands. Both sit on the Evergreen SkyTrain line. For most families I work with, the decision comes down to three things: schools, commute, and what you want your Saturday to look like.

Port Moody: Rocky Point, Brewers Row, Suter Brook, the inlet. Smaller feel, premium on walkability.
Coquitlam: More neighbourhoods, more price bands, Lafarge Lake, bigger school catchments.
Shared: Evergreen Line, the mountains, the trails, the coffee scene.

Why people move Coquitlam → Port Moody

Walkable life

Suter Brook and Newport Village put dinner, coffee, and groceries on foot.

Inlet access

Rocky Point and the trail network are at the doorstep, not a drive away.

Quieter feel

More contained, smaller-neighbourhood energy than central Coquitlam.

Strong schools

Particularly around Heritage Mountain / Heritage Woods.

Lifestyle move

It's a lifestyle-first decision, not a square-footage one.

Why people move Port Moody → Coquitlam

More house

More square footage and flatter lots for the same money.

Burke Mountain

The newer-build family neighbourhood most Port Moody movers land in.

Westwood Plateau

View homes and top catchments at a Coquitlam price.

Burquitlam

For SkyTrain-first life with rental-income optionality.

Price-band options

From condo to acreage-feel detached, more flexibility.

What I tell clients crossing the border

Pick the lifestyle first, then the house. Port Moody rewards walkability. Coquitlam rewards space and choice. The hardest mistake is buying a Coquitlam house on lifestyle logic that was really about Port Moody.

Spend a weekend in both. Walk from Rocky Point to Suter Brook on Saturday morning. Drive Burke Mountain and Westwood on Saturday afternoon. You'll know.

Common questions crossing the border

Is Port Moody more expensive than Coquitlam?

On a like-for-like basis, yes — especially for walkable, inlet-adjacent product. Coquitlam gives you more square footage for the same dollar.

Is the commute that different?

Not on SkyTrain. Driving to downtown is similar from most pockets. The lifestyle around the commute is what differs.

Are the schools different?

Both are SD43. Catchments differ. Always confirm your specific address.

Where do families usually land?

Heritage Mountain, Westwood Plateau, and Burke Mountain are the three most common family landing spots crossing from Port Moody.

Verify everything — the sources behind this page

Heritage Mountain sits inside Port Moody's boundary, so municipal services, parks, and zoning run through Port Moody City Hall — not Coquitlam. Every claim on this page is cross-verifiable against these authorities.

“Craig sold my property in just 6 days. After receiving one offer, he quickly reconnected with all the other REALTORS® who had viewed the property, and before I knew it, we had multiple offers — all over asking price. Craig didn’t stop there; he negotiated even better terms for me.”

“We worked with Craig on three real estate transactions. In all cases he was extremely professional and efficient. “We were referred to Craig by a friend and knew from day one we were in great hands. The marketing was outstanding — we received seven offers, and Craig held firm on our priorities. When we re-listed in January, it sold in three days at the price we wanted, and he went on to find us an off-market buy in Vernon.”
