Why this penthouse stands out
Most of my clients are families moving up to a bigger home, and a fair number of them are the parents of those families — people leaving a house they have owned for twenty or thirty years and asking whether a condo can actually feel like home. This is the unit I show them, because it answers the three objections I hear most: no outdoor space, no separation, no ceiling height.
- A 484 sq ft rooftop terrace. The floor plan gives its overall extent as 27’4” × 24’3” and its measured area as 484 sq ft; it is private to this home and reached by your own staircase. The photos show it set up with a dining table, a lounge and sun loungers, with room to spare.
- Two more balconies. The two bedroom balconies measure 82 and 83 sq ft. That gives the home three separate outdoor spaces, each opening off a different room.
- A proper second storey. The upper floor is a 10’9” × 14’ office/den with its own ceiling height, a door to the terrace and a staircase between you and the rest of the home. Work from home without working from the dining table.
- Ten-foot ceilings and full-height glass. The main floor ceiling height is 10’0”, and the windows run floor to ceiling around the living space. The view takes in Westwood Plateau, the Burrard Inlet and the city skyline.

Put those together with an address where the mall, the library, two SkyTrain stations, the aquatic centre and the cultural centre are all within about an 11-minute walk, and you have a home that lets a downsizer keep the parts of house living they actually liked and hand off the parts they didn’t.

The main floor — living, dining and a kitchen built for hosting
You come in through a foyer with a closet and the staircase to the upper floor on your right. The living room (13’5” × 13’5”) sits in the corner of the glass, with the dining room (12’8” × 7’) beside it along the window wall and a 9’2” × 4’10” flex area beyond that — the staging uses it as a reading nook, but it would take a desk or a sideboard just as easily. The kitchen (8’10” × 15’2”) runs along the inside wall so the island faces the view. Hardwood floors run throughout the main living areas, and the ceiling height is 10 feet.
What the wide shots don’t show is the corner. Two walls of glass meet at the living room, and at dusk the view runs from the Westwood Plateau hillside across the Town Centre towers to the Inlet. It is the reason the sofa faces the window and not the television.
Two bedrooms, two bathrooms — and they’re on opposite sides of the home
The primary bedroom (11’10” × 13’5”) is at one end of the main floor, with a 4’3” × 6’7” walk-in closet, built-in closets, blackout blinds and a sliding door to its own balcony. The ensuite (8’3” × 7’11”) has been fully renovated. The second bedroom (10’9” × 10’4”) is at the other end, past the kitchen, with a closet, a window wall, its own balcony and the main bathroom (5’ × 7’8”) beside it. The in-suite laundry is tucked behind the staircase between the two.
The upper floor and the rooftop terrace
Up the stairs is an office/den measuring 10’9” × 14’ with 8’3” ceilings, on a 216 sq ft upper floor, with its own windows, a spot for a wet bar or a coffee station, and a door onto the terrace. It works as an office, a media room, a guest space or a studio — the point is that it is a separate floor, and the terrace belongs to it. The terrace itself is 484 sq ft, open to the sky, with sightlines to the mountains on one side and the tower cluster on the other. The aerial photos show it clearly: a private roof deck above the top floor of the building.

The MLS® listing shows 1,990 sq ft. The measured floor plan prepared for this listing breaks down as 1,125 sq ft on the main floor and 216 sq ft on the upper floor — 1,341 sq ft of interior area — plus a 484 sq ft rooftop terrace and two balconies of 82 and 83 sq ft, or 649 sq ft of outdoor space. Those add to 1,990. I’m setting both numbers out so you can see exactly what you’re comparing when you put this beside another listing, and I’d encourage any buyer to measure independently if the figure matters to the decision. What I’d point out on the plan: the bedrooms are at the two ends of the main floor with the living space between them, every principal room is on the glass, and the upper floor is entirely yours — office inside, terrace outside.

The view from the top of Grand Central 2
Grand Central 2 is the Intergulf concrete tower at 2968 Glen Drive, completed in 2012, one of the Grand Central group of towers on Glen Drive one block west of Pinetree Way. From the top floor the sightlines run north to Westwood Plateau and the mountains behind it, west over the Town Centre towers, and out toward the Burrard Inlet.
