Coquitlam condos by building

Pick a specific building in the Town Centre, along the Burquitlam SkyTrain corridor, in Port Moody Centre or at Burke Mountain Village, and see every unit currently for sale with its building details. It’s the right search for buyers who care as much about where they live as what they buy.

The short answer · Why search Coquitlam condos by building?

In a condo, the building is half of what you buy. Its age, the health of the strata corporation, its bylaws and its upcoming repairs shape your monthly costs and your resale as much as the unit does. The search below groups Tri-Cities condos by building across the Town Centre, the Burquitlam SkyTrain corridor, Port Moody Centre and Burke Mountain Village. Before you write an offer, I review the strata documents for the specific building with you.

See homes for sale in Coquitlam

Weighing two neighbourhoods, or a presale against a resale? I’ll walk you through the trade-offs on a short call: schools, commute, strata and resale.

Book a strategy callWhat’s my home worth?

Neighbourhood outlines are the City of Coquitlam’s 13 community profile areas (City open data, retrieved October 25, 2026); the names buyers and MLS® listings use don’t always follow these lines, so each outline links to my guides for the streets inside it. Developments outside Burke Mountain are pinned from each project’s civic address with the BC Address Geocoder; Goldfinch, Stirling Block, Burquitlam Park District, Ironwood, Sundays on Grant and Dwell are placed at block level, and Coronation Heights and the two Fraser Mills buildings at street level from OpenStreetMap. Statuses come from each developer’s own website, checked October 25, 2026: “Selling now” means the developer lists homes for sale, including completed buildings with homes left. Home counts are shown only where the developer publishes them. Rental-only buildings aren’t shown, and projects I couldn’t verify on the developer’s own site are left off rather than guessed. Burke Mountain’s developments are on their own map. Prices are MLS® HPI benchmark prices from the Greater Vancouver REALTORS® REALTOR® Report for the latest month on file, updated with my monthly stats run; price pins mark approximate GVR neighbourhood centres, because GVR doesn’t publish neighbourhood boundaries. Address lookups use the Province of B.C.’s geocoder, distances are straight-line, and the nearest school isn’t always the catchment school. School locations come from the Province of B.C.’s K–12 school file (July 2026 update); Coast Salish Elementary and the Burke Mountain Middle-Secondary site are placed with the BC Address Geocoder. SD43 doesn’t publish catchment boundaries as a map, so they aren’t drawn: always confirm a catchment with the SD43 School Locator. Groceries and shops are placed from OpenStreetMap (© OpenStreetMap contributors, ODbL) and the BC Address Geocoder; community centres, libraries and City Hall from City open data. SkyTrain, West Coast Express and bus routes come from TransLink’s GTFS schedule (feed valid to January 3, 2027); trip counts are scheduled weekday trips for Wednesday, October 28, 2026. Route and arrival data used in this product or service is provided by permission of TransLink. The land-use and creek layers load live from the City of Coquitlam’s open-data map service. A land-use designation shows what the Official Community Plan allows, not what’s built or approved; rezoning decides each site. The City says its watercourse mapping may not show every watercourse exactly, and streamside setbacks are confirmed site by site: check the City’s Watercourse Setbacks map before relying on any lot. Parks, dog off-leash areas, spray parks and walking routes come from City open data (October 25, 2026). Daycares are licensed facilities from the Province of B.C.’s Child Care Map data (Open Government Licence – British Columbia), updated October 25, 2026; check the BC Child Care Map for spaces and fees.

Where the buildings are

Four condo corridors in and around Coquitlam.

Most Tri-Cities condo buildings sit in a few clusters, largely along the Millennium Line. Each has its own guide and its own live search.

Coquitlam Town Centre

Towers and mid-rise buildings around Coquitlam Centre, Lafarge Lake and Town Centre Park, served by the Coquitlam Central and Lafarge Lake–Douglas stations. See the Town Centre guide and homes near Lafarge Lake–Douglas station.

Burquitlam SkyTrain corridor

Port Moody Centre

Port Moody is a separate city next door, with condo buildings near the Moody Centre and Inlet Centre stations. See Port Moody condos and homes near Moody Centre station.

Burke Mountain Village

Why building first

Two identical floor plans can be very different purchases.

For condos, the age and quality of the building dominate price, and the health of the strata corporation is the single biggest lever. Two units with the same layout can sit far apart if one building is newer and well funded and the other faces major repairs. Searching by building lets you compare like with like.

01

You pay for the building every month

Strata fees, the contingency reserve fund and any special levy come with the unit. Two similar units can carry very different monthly costs. See what strata fees cover.

02

Bylaws decide how you live

Rental, pet, age and short-term-rental rules are set building by building. Check them before you fall for a unit.

03

Resale follows the building

When you sell, buyers will read the same documents you did. A building with a sound reserve and a clear repair plan is easier to sell from.

Before you write an offer

What to check in any condo building.

The listing tells you the year built and the amenities. The strata documents tell you how the building is actually run. These are the documents I go through with clients on every condo purchase.

DocumentWhat to look for
Form B (Information Certificate)Monthly strata fee, the contingency reserve fund balance, any approved or proposed special levies, and parking and storage assigned to the unit.
Depreciation reportThe building’s major components, their expected remaining life and the projected cost to replace them.
Strata council and AGM minutesRepairs under discussion, leaks, insurance claims, disputes and anything that could turn into a special levy.
Bylaws and rulesRental, pet and age restrictions, plus renovation and move-in rules.
Insurance certificateThe building’s deductibles, which can affect the coverage you need on your own unit.
Financial statements and budgetWhether fees cover operating costs and how the reserve is being funded.

More detail: how I review strata documents, the BC strata document checklist and special levies explained.

How I work

How I help you choose the building, then the unit.

  1. Step 1

    Shortlist the buildings

On a short call we match your budget, commute and lifestyle to the corridors and buildings that fit, and set alerts for those buildings.

  2. Step 2

Read the building before the unit

I request and review the strata documents for buildings you’re serious about, so you know the fees, reserve and repair outlook before you tour.

  3. Step 3

    Price from comparables

We price an offer from recent sales in the same building and in similar buildings nearby: accurate comparables, not the citywide average.

  4. Step 4

    Subjects through to keys

Financing, strata document review and inspection subjects, then completion and move-in, with every deadline tracked.

Seen a building you like? Send it to me and I’ll tell you what units there have actually sold for and what to ask the strata.

Questions condo buyers ask

Coquitlam condos by building: your questions, answered.

Why should I search Coquitlam condos by building instead of by price?

Because the building shapes the purchase as much as the unit does. Its age, strata fees, reserve fund, bylaws and upcoming repairs affect your monthly cost and your resale. Searching by building lets you compare units in buildings you’ve already decided you’d live in.

Which areas does the building search cover?

The Tri-Cities condo clusters: Coquitlam Town Centre, the Burquitlam SkyTrain corridor, Port Moody Centre and Burke Mountain Village. For every Coquitlam condo regardless of building, use the Coquitlam condos for sale search.

Is Port Moody part of this search?

Yes. Port Moody is a separate city, but its condo buildings near the Millennium Line are part of the same Tri-Cities market, so they are included. See Port Moody condos for that city on its own.

Is the building information in the search reliable?

Year built, amenities and strata details come from the MLS® listing data, which is believed accurate but not warranted. Confirm anything that matters to your decision in the strata documents, which are the authoritative source for fees, levies and bylaws.

What strata documents should I review before buying a condo?

At minimum the Form B Information Certificate, the depreciation report, recent council and AGM minutes, the bylaws and rules, the insurance certificate and the financial statements. Make your offer subject to reviewing them. My strata document review guide covers what to look for in each.

Can I get alerts when a unit comes up in a specific building?

Yes. Save a search on the building in the listings above, or ask me to set an alert for the buildings on your shortlist so you see new units as they list.

How do I know what a unit in a particular building is worth?

From recent sales in the same building and in similar buildings nearby, adjusted for floor, exposure, size and updates. I pull those comparables for any building you’re considering. If you own a condo now, start with a home evaluation.

Have a question about a specific home or street? Book a 20-minute call or see what your current home is worth.

Who’s writing this

A buyer’s agent who reads the building, not just the listing.

Craig Johnston, REALTOR®

I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. On condo purchases, much of my work happens before a showing: reading the Form B, the depreciation report and the minutes so my clients know what a building costs to live in, and what it may cost later, before they fall for a unit.
