#11 915 Fort Fraser Rise is a 4-bedroom, 3-bathroom, 2,601 sq ft end-unit townhome in Brittany Place, a gated 1995 complex in Citadel Heights, Port Coquitlam, listed at $1,074,500. It has separate living and family rooms, a kitchen with an eating nook, three bedrooms up (including a primary with walk-in closet and ensuite), a large recreation room and fourth bedroom down, a double garage, and a heat pump with air conditioning. Fortress Park is about a 3-minute walk, Coutts Park about 6, Castle Park about 13, and the PoCo Climb about 1.3 km. Catchment schools are Castle Park Elementary, École Citadel Middle and École Riverside Secondary. Strata fee is $543.30/month. Open house Saturday, September 19, 2–4 PM.
Why I think this one is a find
Most townhomes in the Tri-Cities ask you to give something up. You get the lower price and the lock-and-leave convenience, and in exchange you give up space — a single-car garage, a third bedroom that fits a crib and not much else, no second living area for when the kids get older. This one doesn’t ask for that trade. Here’s what stands out to me:
- The size is detached-home size. 2,601 sq ft of finished living space across three levels — 1,029 on the main, 946 up and 626 down, per the floor plan. That’s the kind of space you normally associate with a detached house.
- It’s an end unit. One shared wall instead of two, windows on an extra side, and a little more privacy than an interior unit.
- Two living areas on the main floor, plus a rec room. A separate living room and family room upstairs from a 26-foot recreation room downstairs means three places for a family to spread out.
- A real double garage. Two cars side by side, not tandem, plus visitor parking in the complex.
- Air conditioning. A heat pump with A/C — still not a given in 1990s townhomes, and something buyers ask about every summer.
- The location is quiet and green. A gated complex on a residential street in Citadel Heights, with three parks within about a 15-minute walk and the PoCo Climb close by.
None of that is a guarantee of anything, and every buyer weighs a home differently. But if you’ve been looking for four bedrooms, a double garage and room to breathe without paying detached-house prices, this is worth your Saturday afternoon.
Brittany Place from the outside
Brittany Place is a gated townhome community off Fort Fraser Rise. The buildings are finished in stucco and brick with concrete tile roofs, set among mature trees, hedges and established landscaping — the kind of settled, grown-in look that only comes with time. Gardening and snow removal are included in the strata fee, so the grounds stay looked after without you giving up your weekends.
The main floor — two living areas and a kitchen with a nook
You come in through a tiled foyer into the main level, which is laid out the way a lot of families actually live. The living room (about 15′5″ × 13′10″) sits at the front with the dining area beside it — a proper space for a full-size table. Toward the back, the kitchen opens to a breakfast nook and a separate family room (about 16′4″ × 14′3″), which leads out to the covered balcony. There’s also a bathroom on this floor. Hardwood runs through the living spaces, with tile in the kitchen and nook.
Upstairs — three bedrooms and a primary suite
The top floor holds all three main bedrooms, which is what most families with younger kids want: everyone on the same level. The primary bedroom (about 15′5″ × 13′11″) has a walk-in closet and an ensuite with a double vanity and a soaker tub. Two more bedrooms share the second full bathroom, and the laundry is on this floor too — where the laundry actually comes from.
The lower level — a 26-foot rec room and a fourth bedroom
This is the level that separates this home from most townhomes. The recreation room measures roughly 26′11″ × 16′7″ on the floor plan — big enough for a sectional, a TV wall and a play area at the same time. Beside it is the fourth bedroom (about 9′8″ × 14′), currently set up as an office. It works as a teenager’s room with some distance from the rest of the house, a guest room, a home office or space for a parent who lives with you. The double garage is on this level too, so groceries and hockey bags come straight in.

Citadel Heights — parks, schools and the PoCo Climb
Citadel Heights is one of Port Coquitlam’s established family neighbourhoods: hilltop streets above the Fraser River and lots of mature trees. What makes this particular address work is how much is within walking distance.

The PoCo Climb, about 1.3 km away
If you like to get your steps in, the PoCo Climb is one of the best things about this corner of Port Coquitlam. It’s the city’s outdoor timber staircase at 1500 Shaughnessy Street, climbing from Shaughnessy up to Eastern Drive and Skyline Park. The City says it has over 200 stairs, a granite boulder “scramble” route added in the second phase, loop options from 1.1 km to 5 km, and views over ƛ̓éxətəm Regional Park (formerly Colony Farm) from the top. From this home, Google Maps puts it at about 1.3 km — roughly an 18-minute walk or a 5-minute bike ride. That makes it a realistic morning workout rather than a weekend drive.
Schools
The HoodQ address report lists these as the designated catchment schools for 915 Fort Fraser Rise, all in School District 43:
- Castle Park Elementary (K–5), 1144 Confederation Drive — about 1 km, roughly a 14-minute walk
- École Citadel Middle (Grades 6–8), 1265 Citadel Drive — about 1.9 km
- École Riverside Secondary (Grades 9–12), 2215 Reeve Street — about 4.2 km, roughly a 7-minute drive

Getting around
There’s a bus stop about a 2-minute walk away on Citadel Drive at O’Flaherty Gate. Port Coquitlam Station (West Coast Express) is about 3.8 km away, and downtown Port Coquitlam around Leigh Square is roughly a 6-minute drive for groceries, coffee, restaurants and the everyday errands. The wider Traboulay PoCo Trail network is close by as well.
