The home
This northwest corner home is wrapped in windows, so the living spaces get plenty of natural light and look out over False Creek and the city skyline. The owners had upgraded it with hardwood floors, contemporary finishes and a heat pump with air conditioning.
Storage was a real strength. Custom California Closets run throughout, with built-in features including a custom bed frame and a built-in desk. The second bedroom was set up as a child's room with a Murphy bed that folds away into a desk, so the space can switch between bedroom and home office. The open kitchen, dining and living area flows toward the outdoor space and the views.
The building: JAMES in Olympic Village
JAMES is a concrete building with contemporary glass architecture, landscaped grounds and a waterfront setting. Its standout feature is the rooftop: panoramic views, a rooftop party room, shared seating and gathering areas, garden plots and outdoor space to relax or entertain. Residents also have a concierge, a fitness centre, a yoga studio, a steam room and a bike room. Parking is secure, and the building is professionally managed.
Note what the strata fee covers here: heat and hot water as well as water, management and the amenities. When comparing strata fees between buildings, always compare what's included, not just the monthly number. I walk through how I read the documents in how I review strata documents.
How we presented it
Buyers for a home like this decide quickly from what they see online, so the listing answered their questions before they visited:
- A video tour of the home.
- 2D and 3D floor plans and a full feature sheet, all downloadable from the listing page.
- Interior and exterior photo sets covering both the suite and the building's rooftop and amenities.
- A full published tour of the home and building: inside #1107–288 W 1st Avenue.
That's the standard I build every listing to. You can see the full approach in how I sell homes.
Reading the result
The home sold for $69,000 below its asking price. Not every home sells over asking, and a good result isn't only measured against the list price. The seller's goals, their timing and what else is for sale at the same moment all count. If you own in False Creek or Olympic Village and want to know where your home sits today, the honest answer comes from recent comparable sales, not from asking prices. That's what my home evaluation is built on.
About False Creek and Olympic Village
False Creek offers one of Vancouver's most walkable waterfront lifestyles: the Seawall, parks and the water outside the door, with Olympic Village's cafés, restaurants, breweries, shops and everyday services a short walk away. Groceries, fitness and childcare are nearby, and Canada Line and SkyTrain access, cycling routes and quick connections to downtown and Mount Pleasant make it easy to leave the car at home. A new Olympic Village elementary school is planned for completion in 2029, steps from JAMES.
