Cross-catchment enrolment

SD43 does allow cross-catchment registration when space permits, but it is not guaranteed. Buying inside the catchment is the only way to lock in placement.

Buying into the Rochester catchment — what I tell clients.

  1. Confirm the catchment FIRST. Pull the address through the SD43 catchment finder before you write an offer. Verbal assurances from sellers or other agents do not count.
  2. Understand boundary risk. Catchment lines can be redrawn. If your purchase rationale is 100% the catchment, ask your REALTOR® whether the school is currently at, near, or under capacity — schools at capacity face boundary review pressure.
  3. Don't pay double the catchment premium. Inventory just outside the boundary frequently trades 5–10% lower for the same physical product. If the school is your only reason for the higher price, make sure you actually need this catchment specifically.
  4. Match the school to the kid. Programs vary across SD43 — some schools have French Immersion, some have Montessori, some have specialty academic streams. Make sure the catchment you're paying for is the one that fits your specific child's needs.
