A benchmark describes a typical home, so lot size, age and view move the price of any single house.

How do the school catchments compare?

Depending on the address, Burke Mountain is served by Terry Fox Secondary. A new SD43 secondary school is under construction on Burke Mountain beside Burke Mountain Athletic Park on David Avenue; SD43 is targeting a Fall 2027 opening and will confirm its grades and catchment. Westwood Plateau is served by Pinetree Secondary or Heritage Woods Secondary, depending on the address. Confirm the catchment for any address with the SD43 School Locator.

Which neighbourhood is better for young families?

It depends on what your family needs day to day. Depending on the address, Burke Mountain's elementary catchments are Smiling Creek, Coast Salish and Leigh, and much of its housing is newer. Westwood Plateau is an established neighbourhood with its own schools and parks. Check any address with the SD43 School Locator, and walk the route to school before you buy.

How does the housing stock differ?

Burke Mountain's homes are generally newer, and several developments are still selling. Westwood Plateau is an established neighbourhood with older homes, so roofs, windows and mechanical systems are more likely to be due for replacement. Age varies street by street in both, so I check each home's build year, permits and service records.

Which has better trail and park access?

Burke Mountain sits beside Pinecone Burke Provincial Park; BC Parks lists access at the end of Harper Road, and dogs must be leashed. Westwood Plateau is built around the Westwood Plateau Golf & Country Club and has its own neighbourhood trails. Which suits you depends on whether you want backcountry hiking or shorter walks close to home.

Which has better commute options?

Westwood Plateau sits right above Coquitlam Town Centre and its SkyTrain stations, which helps if you commute by transit. From Burke Mountain, TransLink's route 191 runs between Princeton Avenue and Coquitlam Central Station, and many residents drive. Drive times depend on your street and the hour, so test your own route at rush hour.

Which has better shopping and services?

Westwood Plateau, for now, because it sits above Coquitlam Town Centre and Coquitlam Centre mall. Burke Mountain Village is still being built: the City broke ground on the Burke Mountain Community Centre and Burke Village Park on May 12, 2026, and expects both to open in 2029. Until then, larger shopping trips from Burke mean heading down the hill.

Which neighbourhood holds value better long-term?

Nobody can promise which will rise more. In August 2026, the detached benchmark changed 0.4% over 12 months on Westwood Plateau and −6.8% on Burke Mountain, against −5.9% for Coquitlam overall. I'd buy for fit first, and look at what is being built nearby, because new supply affects resale competition.

Which has more presale/new-construction inventory?

Burke Mountain. As of October 1, 2026, developments selling there included Polygon's Beaumont, Townline's Terrayne, StreetSide's Rocklin, Tangerine's Culmena, Infinity's Versant and Wesbild's Towns at Burke, with Mosaic's Marigold coming soon. Westwood Plateau is an established neighbourhood, so most homes for sale there are resale. Releases change often, so confirm with each developer.

Which is safer for families?

I don't rate neighbourhoods on safety. For crime information, look at the Coquitlam RCMP's public crime dashboards, and talk to neighbours on the street you are considering. For kids walking or biking, check sidewalks, crossings and traffic on the actual route they would take.

Which attracts more Vancouver move-outs?

There is no published data on where buyers in each neighbourhood moved from, so I won't guess. Both areas draw families who want more space than they have now. Note that Westwood Plateau addresses fall in the Pinetree or Heritage Woods secondary catchment, depending on the street.

Which should I choose?

If new construction matters most, Burke Mountain has more of it. If you want a mature streetscape and established homes, look at Westwood Plateau. For schools, check the exact address in the SD43 School Locator rather than choosing by neighbourhood name. Both can work well; the answer depends on your family.
