Port Coquitlam, BC · The City Master Guide

Port Coquitlam real estate — the value city of the Tri-Cities, explained straight.

Port Coquitlam is where Tri-Cities families still buy a detached home under $1.4M. September 2026 GVR® detached benchmark: $1,240,600 (-8.5% YoY) — roughly $344K below Coquitlam and $663K below Port Moody. What you trade for that gap is SkyTrain proximity; what you get is the West Coast Express, the 25.3 km Traboulay PoCo Trail, a real small-city downtown on Shaughnessy Street, and neighbourhoods from Citadel Heights to Mary Hill that each work for a different kind of buyer. This is the parent guide; every PoCo page on the site hangs off it. Built by Craig Johnston, REALTOR® V99960.

Market snapshot · September 2026

The numbers, before the story.

PoCo is the affordability door into the Tri-Cities. Detached sat in GVR’s balanced range in September 2026: 170 active listings against 26 sales, so buyers have homes to compare and well-priced listings still sell. Townhomes are the busiest segment in the city, at 20.6% sales-to-active. Condos are the softest (-9.0% YoY, the deepest apartment decline in the Tri-Cities), which is hard on sellers and an opening for buyers priced out a year ago. Weighing two neighbourhoods, or a presale against a resale? I’ll walk you through the trade-offs on a short call: schools, commute, strata and resale.

The City of Port Coquitlam doesn’t publish neighbourhood boundaries, so each neighbourhood is a pin at the approximate centre of its Greater Vancouver REALTORS® neighbourhood, linked to my guide; the dashed line is the City boundary (City of Port Coquitlam open data). Developments are pinned from each project’s civic address with the BC Address Geocoder (Lexford at its sales-centre address). Statuses come from each developer’s own website, checked October 26, 2026: “Selling now” means the developer lists homes for sale, including completed buildings with homes left. Home counts are shown only where the developer publishes them. Rental-only buildings aren’t shown, and projects I couldn’t verify on the developer’s own site are left off rather than guessed. Prices are MLS® HPI benchmark prices from the Greater Vancouver REALTORS® REALTOR® Report for the latest month on file, updated with my monthly stats run. Address lookups use the Province of B.C.’s geocoder; “closest neighbourhood” means the nearest neighbourhood pin, distances are straight-line, and the nearest school isn’t always the catchment school. School locations come from the Province of B.C.’s K–12 school file (July 2026 update). SD43 doesn’t publish catchment boundaries as a map, so they aren’t drawn: always confirm a catchment with the SD43 School Locator. Groceries and shops are placed from OpenStreetMap (© OpenStreetMap contributors, ODbL) and the BC Address Geocoder. West Coast Express, SkyTrain and bus routes come from TransLink’s GTFS schedule (feed valid to January 3, 2027); trip counts are scheduled weekday trips that stop in Port Coquitlam on Wednesday, October 28, 2026. Route and arrival data used in this product or service is provided by permission of TransLink. Parks, park facilities and trails come from City of Port Coquitlam open data (October 26, 2026); the land-use and creek layers load live from the City’s open-data service. A land-use designation shows what the Official Community Plan allows, not what’s built or approved; rezoning decides each site. Daycares are licensed facilities from the Province of B.C.’s Child Care Map data (Open Government Licence – British Columbia), updated October 26, 2026; check the BC Child Care Map for spaces and fees.

Who Port Coquitlam is actually built for.

Four buyers keep landing in PoCo, and one buyer keeps regretting it. The relocation guide goes through each in depth; here is the short version.

Who should look elsewhere: if your daily commute runs to Surrey, Langley or further east, or if you need SkyTrain at your door, a different Tri-Cities submarket — usually Coquitlam near an Evergreen station — is the better answer. The honest side-by-side is on Coquitlam vs Port Coquitlam.

FAQ

Port Coquitlam — the questions buyers actually ask.

What is the benchmark price of a house in Port Coquitlam?

As of the September 2026 Greater Vancouver REALTORS® release, the detached benchmark in Port Coquitlam is $1,240,600 (-8.5% year-over-year) — the lowest of the three Tri-Cities. Townhouses benchmark at $834,300 and apartments at $550,000.

Is Port Coquitlam cheaper than Coquitlam?

Yes. PoCo's September 2026 detached benchmark ($1,240,600) sits roughly $344K below Coquitlam's ($1,584,400) and about $663K below Port Moody's. You trade SkyTrain proximity for value, larger lots and a strong small-city downtown.

How do you commute from Port Coquitlam to downtown Vancouver?

Two real options: the West Coast Express from the PoCo station (peak hours only, weekdays, five trains each way — check TransLink for current times) or driving 8–12 minutes to Coquitlam Central for the Millennium/Expo SkyTrain (about 45 minutes onward). Driving at peak can take well over an hour; check Google Maps or the TransLink Trip Planner for your route.

Which Port Coquitlam neighbourhoods are best for families?

Citadel Heights for larger detached homes and the Castle Park / Citadel Middle catchments; Oxford Heights and Lincoln Park for 1970s–90s detached with suites; Mary Hill for quieter streets near the trails along the Fraser; Riverwood for townhomes and detached homes toward the Pitt River; Downtown for walkable access to the West Coast Express and Shaughnessy Street.

Which high schools serve Port Coquitlam?

Terry Fox Secondary and Riverside Secondary serve Port Coquitlam; which one depends on the address, so check the SD43 School Locator. École Irvine is a French Immersion entry point.

Is now a good time to buy a detached home in Port Coquitlam?

September 2026 GVR data shows 170 active detached listings against 26 sales — a 15.3% sales-to-active ratio, which GVR’s scale reads as a balanced market. Detached buyers have time to compare; townhomes are the opposite story at 20.6% sales-to-active.

“One of the sales was my Mom’s home. She is 97 and so this was a very emotional issue to be leaving her beloved home of so many years… Craig was extremely patient in explaining the market and was very sensitive to her concerns. We can’t thank him enough for his empathy and understanding in working with an elderly person through a difficult time in a very caring manor!”
