Buying? Start with your budget

Which neighbourhoods fit my budget?

Enter roughly what you can spend. You’ll see every neighbourhood and home type whose typical price (the GVR benchmark) is at or under it. Benchmarks describe a typical home — real homes sell above and below them — so treat this as a starting shortlist, not a guarantee. Property transfer tax, legal fees and other closing costs come on top of the purchase price, so leave room for them.

Your shortlist appears here. Figures are GVR benchmarks for September 2026.

Read this before you rely on any number

A benchmark isn’t your home’s value. Here’s the difference.

The MLS® Home Price Index benchmark describes a typical home in an area — built from features like size, age and lot, and tracked the same way every month. That consistency makes it the best way to see which direction a neighbourhood is moving. It also means a real home can sit well above or below it.

Lot, layout and view

Two houses on one street can be hundreds of thousands apart because of lot size, a walk-out basement, a legal suite or the view. The benchmark smooths all of that out.

Condition and updates

A renovated kitchen, a newer roof or an original interior moves the price of an actual sale. The benchmark doesn’t know what’s inside your home.

Your exact street

GVR neighbourhoods are big. Backing onto a greenbelt, a busy road or a school changes what buyers pay — which is why I price from the specific comparable sales around your address.

Thin months

When a neighbourhood has three sales in a month, one unusual sale can move its numbers. The tracker flags small samples and shows the city figure beside them.

Want the number for your actual home? Get your Equity Map.

The benchmark tells you where your neighbourhood stands. Your Equity Map tells you where your home stands: a one-page, written read built from recent comparable sales and the active competition around your address, and what you’d walk away with after costs. I prepare every one myself — not an algorithm — and usually send it within 24 hours (business days).

  • A likely sale range from recent comparable sales near your address
  • What’s listed against you right now — the homes buyers will compare yours with
  • Estimated net proceeds after selling costs
  • An optional 20-minute call to walk through it — a reply within 24 hours, often sooner, to book

City snapshot · September 2026

Coquitlam, Port Moody and Port Coquitlam at a glance.

The city-wide figures your neighbourhood is measured against. GVR notes that home prices tend to come under downward pressure when the sales-to-active ratio stays below 12% for a sustained period, and upward pressure when it stays above 20% over several months. The labels here (buyer-leaning under 12%, balanced range 12–20%, seller-leaning over 20%) describe a single month only — one month, especially in a small neighbourhood, isn’t a trend.

How I work

How I turn a neighbourhood benchmark into a price for your home.

The tracker is step one. This is the order I work through the rest with homeowners.

  1. Start with direction

Your neighbourhood’s benchmark, its trend and its sales-to-active ratio tell us which way the area is moving and how quickly homes are selling. That frames every decision after it.

  2. Pull the comparables that match

Recent sales of homes genuinely like yours — type, size, lot and street character — plus what’s listed right now, because that is what buyers will compare you with.

  3. Measure what makes yours different

I run paired-sale analyses: comparing sales that differ by one feature to see what that feature is actually worth here, instead of guessing at it.

  4. Put it in writing

A one-page Equity Map with a likely sale range and your net after costs, usually within 24 hours (business days) — and a 20-minute call if you want to walk through it.

Learn the basics

Understand what you’re looking at before you decide.

Short, plain-English guides to the questions homeowners ask once they’ve seen their neighbourhood’s numbers.

Who’s behind the numbers

Sourced numbers, read by someone who lives here.

I’m Craig Johnston. I’ve lived in the Tri-Cities for more than 47 years and on Burke Mountain for more than nine. The question I hear most from homeowners is simple: what’s happening to prices in my neighbourhood? It deserves a straight, sourced answer — not a guess dressed up as an algorithm. That’s why these tools only show what Greater Vancouver REALTORS® actually published, and why the number for your own address is one I prepare myself.

“Craig worked with my wife and me for over 3 years to find the perfect home. He was endlessly patient with us through the process. Eventually, we found our perfect home and he moved fast to execute on our behalf. He negotiated fairly and thoroughly with the sellers and was our advocate all throughout our first home purchase.”

“Craig kept me informed of the local market for a couple of years before I asked him to handle my Coquitlam sale. He laid out the strategy upfront, the listing generated a lot of interest, and we had an acceptable offer in under a month. I was stressed going in — Craig helped me overcome a lot of my anxiety. I’ve already introduced him to my sister, who plans to sell soon.”

Questions answered straight

Home Value Tracker: your questions, answered.

The questions homeowners ask most once they’ve looked up their neighbourhood.

How often is the Home Value Tracker updated?

Monthly. Greater Vancouver REALTORS® publishes its REALTOR® Reports early each month for the month before. Once the new reports are in, they go through the same automated checks as every market figure on this site, and the tracker updates. The current data is for September 2026.

Is the benchmark price what my home is worth?

No. The benchmark (MLS® Home Price Index) describes a typical home in the area and is designed to track direction consistently. Your home’s lot, condition, layout and exact street can put it well above or below. For a figure on your address, request an Equity Map — I prepare it myself from recent comparable sales.

Why is there no townhouse or condo figure for my neighbourhood?

GVR only publishes a neighbourhood benchmark for a home type when that type had reportable sales that month. If it didn’t, there’s no published figure — so the tracker shows that and points you to the types that are available, instead of estimating a number.

What does the sales-to-active ratio tell me?

It’s the month’s sales divided by the active listings. The tracker flags months with fewer than 5 sales or 10 listings, holds back its selling and buying notes for them, and shows the city figure beside them.

Where do the numbers come from?

The city and neighbourhood tables in GVR’s monthly REALTOR® Reports for Coquitlam, Port Moody and Port Coquitlam. Each figure is read directly from the reports by software, and the city figures are cross-checked against GVR’s own printed sales-to-active ratios — nothing is typed in by hand and nothing is estimated. The only calculated figures are simple arithmetic on GVR’s numbers: the sales-to-active ratio, month-to-month change, the gap to the city benchmark, and the approximate dollar change implied by GVR’s published one-year percentage.

Do I have to give my address to use the tracker?

No. The tracker never asks for your address. The only information that reaches me personally is what you choose to put in the Equity Map form.

Which neighbourhoods are covered?

The 38 Tri-Cities neighbourhoods with a published GVR benchmark for at least one home type in the months shown: 20 in Coquitlam, 8 in GVR’s Port Moody table (which includes Anmore, Heritage Mountain and Heritage Woods) and 10 in Port Coquitlam. GVR’s tables also list Park Ridge Estates, Summitt View, Westwood Summit, Belcarra, Ioco and Mountain Meadows, which had no published benchmark in those months; they’ll be added once GVR publishes one.

Know your neighbourhood. Then know your number.

The tracker tells you which way your area is moving. A 20-minute call tells you what that means for your move — selling, buying, or both.
